The hotel is old and is not properly maintened.- a far cry from the photos shown on their website. The first room they put us in has a leaky roof and has no hot water. The carpet was old and tired. Upon our complaint, they put us up on another room on the second floor. The conditions of this second room are not much better - old carpet, rusty faucets, barely working air conditioner, and still no hot water. Additionally, the carpet of the stairs leading to our 2nd floor room was not only old but wet most of the time. We were constantly afraid that we might trip or fall going up and down the stairs. ||||We were told that road repair work was going on although we did not see any construction crew during our stay there. The access road is unpaved and is uneven with large deep holes all over the entire road. It was flooded with several inches of water after even a light rain event, and when this occurred the road became accessible to both by foot or by car. It rained frequently during our stay and we got stranded in the hotel most of the time during our stay there - frustrated and agonized to say the least.||||We were to stay in the hotel for nine nights and we paid for the entire nine nights on booking. The conditions were so bad and unbearable that we decided to check out early after staying the first three nights there. To our amaze, we were not refunded for a single penny for the unspent nights. This is despite the fact that we were told during check in by the front desk clerk that a minimum three-day notice would be needed for a cancellation with refunds on unused nights. It is a shame that the hotel management refuse to honor the words of their front desk staff and without a written cancellation policy on display in the hotel or at the front desk. A subsequent anonymous call to the hotel confirmed that the hotel does not maintain a well defined cancellation policy; it varies depends on the time of the day and how they choose to implement it when a cancellation is made!!|| ||Bottom line - Stay away from this hotel, beware of the cancellation nightmare we went through. Read moreI stayed here for the last night of my 10-day vacation in the Mariana Islands. Because I needed to catch a early flight to Japan, I chose the Holiday Resort as the last over night stay. The staff helped me to book the taxi pick-up and drop-off to the airport, which made my travel much easier. ||||The interior of the hotel was pretty old and there was no elevators in the hotel. This was not convenient for me when I had the big luggage with me. The cornor rooms are spacier than the other rooms. If you are not comfortable with maroon color old hotel towels, it might be a good idea to bring your own bath towel.||||The hotel is located in walking distance to the DFS and I-Love-Saipan shop, so shopping is very easy. However, the neighborhood didn't look nice especially with the large trash can nearby.||||I would recommend this hotel for a short stay, but not for a REAL...

Bathroom had new floor and wall tile; fixtures were not new, but were not terrible old either.
