The only three positives:good location,the staff are friendly, the front desk hut and the outside of the hotel look nice. Here comes the negatives:When we checked in at the regular check-in time, the front desk staff told us that our room was not ready yet so we had to wait one more hour to get the room key; When we took all the luggages and two little kids to the 3rd floor, opened the door, cables on the ground everywhere, the beds are untidy, there is also a shopping cart full of stuffs,freak us out; When we finally enter our room, the room smells moldy like a homeless shelter, old furnitures,stained bathtub.I saw three times the bugs crawling from the outflow of bathtub, such a gross room does not worth half of the price. This is the worst place I have ever lived in Hawaii and North America. I strongly do NOT recommend to live here, with this price, you can live in a much decent room.g

Friendly staff, GREAT location, beautiful landscape, pool area is nice, rooms are a bit outdated. The bathroom... hmm functional but far from fancy. Some drawers and cabinets are painted shut. Not sure what's stuck on the tile but it's not appealing. We literally laughed out loud at the water pressure, or lack there of. The air conditioning has 4 settings: off, high, medium, and low. Don't except to actually control the temperature because it's not happening. We're not picky people so yes, we would absolutely stay here again.

I’ve stayed at dated/old motels and inns before, but this one tops all of them. Everything was dirty/dusty in the rooms, the blow dryer has been collecting dust for years and never even wiped down. There is NO hot water, only luke warm water, showered as fast as I could. Stepping into the tub felt like you’re standing on a water mattress... just how is that possible?? Worst experience I’ve had at any inn/motel. The only positive is the location!

We arrived for check-in and we are informed that there is a break and that there will be no water for the next two hours. The water returned after 5 hours. The A / C in our room did not work, so very hot and very humid, they came to check and unable to resolve the situation, we were told that he would make the message with the front desk. No news for the next 2 hours, I will see at the front desk what is happening, I am told that they can not do anything tonight, it will be tomorrow. The next day at the end of the day, still without news, I return to the front desk to ask what is happening, we pretend that no one is aware of the situation ... and finally I am given a new room. We change our personal effects / room luggage, without help (family with a child, a baby and a pregnant woman), we turn on the A / C to realize 2 hours later that it does not work either. So I go back to the front desk where I am told that they can do nothing and that there is no other room available. We spend our second night in the heat and humidity, with a baby who is too hot and who wakes up every hour ... the next day always without news I go back to the front desk, I am told that we are sending a technician to fix. He just repairs and leaves. 2 hours later it's still as hot so I go back to the front desk, the manager is there, give me a new room. We change places, without help, with our personal effects / luggage, I turn on the A / C and miracle it seems to work. We leave the room for some activities, we come back in the evening, the room temperature is relatively comfortable. My wife decides to go shower, a few moments later I hear her screaming in disgust, I will see, the shower is gross, twenty long black hair on the walls of the showers, pubic hair everywhere. .. We wash the shower. The next day I go back to the front desk, the manager is there, I explain the situation, tells him that after all that I would like compensation (We paid US $ 185 per night with parking), he replies that as I reserve the room with HotWire he can do nothing ... Tired of all that I say...

Despite it's location, okay rooms, and so-so price, I would not stay here again due to the absolutely terrible hospitality. The front counter was rude from the start, mostly the manager on-duty... the girl at the counter was fine. The internet did not work the entire two days I was there. I inquired about this multiple times. The manager said internet service was out on the whole island. Yet it worked great at the coffeeshop across the street. I was having trouble with my keys my entire stay. They treated me like I was an idiot that didn't know how to use hotel keys. I spend 100 plus nights a year in hotels etc. and I don't remember having key problems ever before. On the last day as I was trying to check out, I was forced to go back and forth to my room on the top floor 3 times due to the card keys they kept making me not working. I insisted on the fourth time at the front desk that they send someone to my room. Sure enough, I couldn't get in because the lock battery was dead. Did I get an apology? Nope! I was treated like an idiot and that I should have known the lock's battery was dead. All of this incompetence and bad hospitality cost me two hours of hassle. By the time it was resolved, I had to go straight to the airport. I did not have time to go snorkelling just down the street... the main reason why I stayed in Kona. With friendly staff, I would consider staying here again and might even recommend it depending on price. I do not go on vacation to deal with rude people that depend on tourism but don't...
