Still a bit of a dated Embassy suites. Both of our rooms had tubs with slow drains that would end up with you standing in some shallow water by the end of your shower. But it did provide good water pressure and temperature.
We also enjoyed having connecting rooms. It creates much more room for our family. Thick doors between rooms and the front and back of each suite helps cut down the sound, as well.
The breakfast served up pretty good made-to-order omelets, but the rest of the food still had the commercially produced feel to it (like the French toast and waffles - no waffle irons here). Breakfast offerings also included bacon, sausage patties and links, donuts, muffins, croissants, bread and a toaster, English muffins with various spreads, various fruit, yogurts, juices, sodas, milk, coffee, and hot chocolate. There was a decent amount of available space for seating during breakfast. Tables were turned over and cleaned pretty quickly once someone was done. Staff we ran across were friendly.
As per now seemingly post-pandemic procedures, they did not automatically provide daily housekeeping, which was only done upon request. This is neither a con or a pro to us, just something to be aware of and to plan ahead if you need new towels or want the room refreshed while you're out for the day.
The road that goes to WDW and the highway you'd use to get to Universal has a number of frequent stoplights that can get backed up during morning rush, so plan accordingly. It was about 10 minutes to Disney Springs for us outside of that traffic, which was nice.
They charge for parking, and the lot is gated with access given via a ticket or with your hotel key. We checked in online and the Hilton app provided access to the parking lot with just our phone. That was a nice touch, and very nice when it was raining and didn't have to roll down our window to scan a key.
There is also a gift store/small market available during afternoons/into the evening for incidentals and various Orlando "touristy" merchandise. There was a pool of decent size, but we didn't use it. There were also an ice machine, vending machine (sodas, water) that took credit, and a guest laundry room on our floor.
We stayed a handful of days, and checked out just before Hurricane Ian hit Florida's west coast. They had provided each room a full page letter going over emergency procedures and availability of amenities at the hotel during the storm. We were impressed with their communication. Interestingly, they extended breakfast hours during those days, which seemed like a good customer-focused decision. While we didn't stay through the hurricane, it felt like management was trying to stay ahead of any issues and was working to take care of their guests.
We'll keep this location in consideration next time we're...
Read moreThis was our second stay at this location. Lets begin with the good, The location in relation to the Disney parks is wonderful, only a 10-15 minute ride and after a long day at the parks, a short drive is very much needed! The service in the hotel was also phenomenal, any issue or request we had was addressed immediately. The Hilton Honors app on my phone was perfect, I used it to open doors and also to lift the gate in the parking lot - it worked flawlessly and I highly recommend it to anyone staying here.
The breakfast was toned down a bit from what I remember 3 years ago but still, it was great, lots to choose from, and they even provide gloves to use while grabbing your food. There was also lots of staff on hand to assist and the guy making the omelettes was great!!
My reason for 3 stars? I honestly believe that more could be done as far as cleaning in the rooms and everything is starting to look very dated. After my kids spent our first evening running around in the room, I noticed that the bottom of their feet were dirty I then noticed the bottom of my socks were also very dirty - the carpet in the room must've not been cleaned in quite a while. We spent the remainder of our time there making sure to wear flip flops while in the room so we weren't dragging dirt into our beds at night. Very unsettling.
The shower - every time we turned on the water, a strange musty smell came from the water for 5-10 seconds then disappeared, in fact the entire room seemed a bit musty smelling. Also i'm perplexed as to why there is no vent fan in the bathroom.
The carpet - In addition to it needing a good deep cleaning, there were areas which needed a good vacuuming. The furniture in the main room sitting area seemed dirty at the bottom where it meets the carpet.
Not to mention the swivel chair by the phone had stains on it and the couch had a large stain on the armrest.
The rest of the hotel outside the room was immaculate, the service/staff was great, the breakfast left our tummies full, and my parents really enjoyed the evening service during the week.
However, the rooms really need attention - Again, this was our only and biggest issue and I hope it will be looked into. We went on vacation to relax, destress and enjoy ourselves. Having to worry about the cleanliness of our room during our stay is something no one should have to worry about. I would love to have our 3rd stay here whenever we are back in town on vacation however, I think I will be looking elsewhere within the Hilton brand for...
Read moreWe have stayed at this hotel multiple times since 2013, and the staff consistently goes out of their way to make our stays pleasurable and memorable. This stay was no different. I have said many great things about this hotel over the years, and those reviews are still up on this site for others to read. ||Let me give them a few more accolades to add to all the others. This particular visit had to be arranged at the last minute, as I unexpectedly received an invitation for a job interview with a major healthcare system in the area. I needed a place to stay on short notice, and this hotel was happy to accommodate my last-minute reservation. I got the rest I needed before the interview, which made the process enjoyable and allowed it to flow smoothly.||I was greeted at the door by Ronald. We have come to know him over the past several visits, and he is a remarkable individual. Ronald remembered me and greeted me by name as soon as he saw me. Excellent service at the front door! ||I was also greeted professionally and kindly by Melani (I may be mistaken about her spelling of her name) upon my arrival on April 3, 2025. At any rate, she was exceptional in offering excellent service at check-in. The front desk staff always greeted me with a bright smile and a friendly hello whenever I came or went during my stay. ||The breakfast staff was very friendly and diligently kept the dining area neat and clean. On the last night of my stay, I treated myself to a fantastic Mahi Mahi dinner in the Kyng's Grille. I forgot the names of the staff members working on the evening of April 5, 2025, but they were all exceptional. ||Because of my hectic schedule, I didn't get to meet with Warren like I usually do. I even missed him by a few minutes when I dropped by the office. But I left him an email and this review as my token of gratitude for his kindness over the years. ||The only thing I didn't like about this stay is that, due to closing on a home in Davenport, Florida, in May of this year, this may be the last time I stay here unless unforeseen circumstances allow another visit. Thank you to all the staff at Embassy Suites Lake Buena Vista South for the exceptional service you have provided to my wife and me since 2013. This is the best hotel in Kissimmee! There is no two...
