TLDR: dirty sheets in first room, dirty sheets in replacement room. Mold/poor air quality. I really wanted to like this place—great location and friendly staff, all at a reasonable price. We arrived late pm and were pleased with our room. It had a nice kitchenette, a comfortable sitting area, and at first glance, everything looked clean. But the bed was another story. When we pulled back the sheets, there was a sizable crusty stain. These weren’t stained-from-the-wash sheets—they were dirty, with caked-on material. The staff was apologetic and provided a second room. Unfortunately, that room had its own issues: it smelled dank and moldy, likely from the visible water damage that was mostly painted over (see pics). When we checked the bed, the sheets were also dirty with hair and other clear signs of previous inhabitants. At this point it was 12:30am and we didn’t have the energy to move all our things to yet another room. We requested clean sheets and changed them ourselves. We had booked for two nights but ended up leaving after one. The staff were apologetic and didn’t charge us for the second night and offered a small discount on the first. Aside from the dirty sheets and water damage in the second room, the hotel was perfectly adequate—clean towels, good amenities (coffee, oatmeal, toiletries), and kind staff. But imho, clean sheets are the most basic ask of any hotel, and they did not deliver on this front. If it had only been an issue in the first room, I might have chalked it up to a rare oversight. But two rooms in a row with obviously dirty bedding makes me think this is a pattern.

Self-service coin laundry is available for use, so it came very handy for my 11-night stay in America (of which I booked 6 nights at the inn here). No fridge in my room (at the inn), but an ice machine in the building was a good compromise and in some ways better. There is also a vending machine on the suites side of the property (where reception is located). WiFi worked well; no complaints here. Due to fatigue or otherwise, I didn't realise until my second night that the window's curtain did, in fact have a blind "hidden" behind it to actually block out external light - someone else's previous review perhaps had me not looking for it - so fortunately, I saved myself the embarrassment of complaining or asking for a thicker curtain by figuring it out by the next afternoon. Location is right next to Washington Park (International Rose Test Garden & Japanese Garden) and is actually quite close to downtown and the river by bike share (Portland is indeed one of the best places in the English-speaking world to explore by bike). The location also has quite a few restaurants as well as a Walgreens pharmacy and Fred Meyer superstore. Shampoo, soap and slippers for the timber floors are provided as is complimentary bottled water. Price for my stay was a little bit higher than I had initially hoped for, so I'm not sure if that was to do with dwindling supply due to the 2017 eclipse or if it was the usual rate. I enjoyed my stay here and in Portland.

I've stayed here twice as of the time of this writing. The first time, a couple of years ago, I stayed in one of the rooms at the Inn, which is their motel unit across the street from the hotel. The room was adequate--I honestly don't remember much about it.

On my latest trip, I stayed in a King Suite. This was a very spacious suite with a kitchen that included a full-size refrigerator, 2-burner electric stove, full-size microwave oven, coffee pot, and small round dining table. They provided 2 containers of flavored oatmeal from a local Portland company, and 2 bottles of orange juice in the fridge. There is no continental breakfast, so the oatmeal is all that's available for breakfast unless you eat in one of the many fine restaurants in the neighborhood.

The living room was an undivided extension of the kitchen area, and included a couch, a desk, a couple of chairs, and end table and coffee table, and a moderately-sized flat-screen TV.

The bathroom and bedroom area was separated from the living room by a door. The bathroom was unremarkable, with a full-size bathtub. The bedroom was just big enough for the king-size bed with 2 end tables, and a dresser drawers unit with a second TV. There was a closet with plenty of hanging space, though I could have used more hangers. There was a standard hotel safe in the closet.

There was no view through the bedroom or living room windows except to look into an adjacent apartment building, so I kept the shades closed for privacy. There is a nice view of downtown Portland from one end of the long shared balcony/walkway outside of the suite's front door.

I was very happy with the spaciousness of the suite. My only real complaint about it is that it needed renovation--there were big stains on the living room carpet, the walls needed repainting and/or cleaning, and the bathroom floor tiles could use an update. It was clean though.

I chose this place, on both of my stays, for the value for the location. It's relatively inexpensive for a Portland hotel, due to its location quite a few blocks away from downtown. I walked to and from the park on the Willamette Riverfront every day, which is about a mile each way--a pleasant walk if you choose the right street (such as SW Yamhill St., SW Morrison St., or SW Alder St., the latter with a glorious pod of excellent food trucks; W Burnside St. isn't as nice of a walk). If walking isn't your thing, you can board a Tri-Met MAX light-rail train a 5-minute walk from the hotel, or catch a bus even closer by.

The fabulous Washington Park, with its Japanese Gardens, Rose Gardens, Arboretum, and the Oregon Zoo, is an easy 4-block walk (uphill) from the hotel. If you're going to be spending time in that park and don't want to drive there, then the hotel's location is about as good as you can get.

I'd definitely stay here again, unless I was going to an event that merited faster access to downtown and was willing to pay a big premium for...

SERVICE & CHECKIN The charming receptionist provided us with a free early checkin & good vibes ✊🏾. Duration of late checkout offered: 1 hour (also free). Uncovered self-parking available onsite. Tap pay is accepted & deposit is $100/night. Housekeeping is available upon request.

LOBBY, ELEVATOR, CORRIDORS Very high cleaning standards on display here! Transitions are a bit tight, especially the elevator. 2 people (max) can ride at once, give or take luggage. FWIW it's in great condition, just small.

ROOM (suite) https://youtu.be/FqjQJptNi-Q The dimensions of the interior construction reveal the age of this building but it's been maintained perfectly. Our suite was clean and spacious (for 2+), featuring great lighting, functional windows, & a tranquil bridge view. Furnishings were top notch; comfortable seating, storage, & tabletop space were abundant. The dedicated workspace was very productive & one of my favorites; it reminded me of my university days. Cons: Terminal AC is a bit of a chore w/o a wall thermostat.

BED "Good-enough" sleep in our single queen. Sheets were breathable with average softness. Skimpy pillow count & wrong size, but the build was comfy. Supportive mattress, more soft than firm. Baseboard heater thermostat is conveniently located next to the bed.

BATH Small space & small fixtures with just enough room to function. Redeeming features were the aesthetic tile mosaic & (combination) tub width. Pharmacopeia Toiletries are provided but the mashup is both a little & a lot...BYOB just to be safe. Cons: limited counter space; small towels; LOUD exhaust; low toilet Slippers provided but no bath robe 🤔.

TV & ENTERTAINMENT Various (Samsung, Panasonic) early 2000's ~30" Standard Definition flat panel TVs. Functional & well-maintained, just not competitive.

WI-FI & CELL RECEPTION Carrier (Verizon) coverage wasn't great here & Wi-Fi is unencrypted 💔 -- but it's blazingly fast! --Performance-- Video streaming - GREAT Online gaming - GREAT Video chatting - GREAT --Nerd Stats-- 88-93 Mbps download 93-84 Mbps upload 0% packet loss 7 ms latency 2 ms jitter

FOOD & DRINK Contactless Doordash delivery is supported, but if you're only here for a short while you won't need it! A generous amount of juices, water, & oatmeal are provided with the room-- very clutch! The Full kitchenette is fitted with a double-burner stove, full-size microwave, dishwasher, and fridge. Dishes & glassware was fully stocked and impeccably clean.

NOISE It's a peaceful environment on the surface but the surrounding environment proved to be VERY noisy, and for reasons I didn't anticipate (thin walls). Skateboards, power tools / construction, leaf blowers-- you name it, they brought it! Better bring your NC headphones for this one...

VERDICT Older architecture & a noisier environment but in great condition and a good value for the price. I would definitely stay here again and highly...

We stayed 3 nights here and had booked the basic room. We got 221 on the upper floor across the road in the inn.

The room was simple and small and a bit old.

You are basically paying for the fantastic location and the included parking ( most hotels don’t include this and it can be a nightmare to park anywhere in Portland - coz of theft).

They charge you a damage deposit (I was made aware of this after I had paid for my booking)

The 2nd morning, I put a housekeeping sign outside my door and walked across to get coffee 30 mins later I came back to see the sign on the ground with the housekeeping staff around. I put the sign back and left coming back in the evening to see the sign had been removed al together and my room had not been cleaned or towels replaced. That was disappointing.

The walls are thin and I could hear the neighbours talking about various plans at 12.30 am.

Pillows were too soft and square. Had to Improvise to sleep comfortably.

There was no room safe … and I felt a bit uneasy about leaving valuables in the room vs. carrying them with me in Portland. There were room safes in the main building across the road. —————— Basically, I regret the fact I hadn’t booked the suite in the main hotel across the road. That building felt like a completely different experience (for not that much more money. )

Save yourself the hassle and book rooms in the main hotel.

Here are some positives:

The staff were extremely friendly - especially Cheryl / Sheryl, who immediately refilled the coffee pot when they ran out and was super nice to me. As was the guy (whose name I didn’t get) who told me about the Saturday market and gave me other recommendations.

Complimentary coffee, fruit and cookies in the main lobby

Parking (this can be a nightmare in Portland) if you are driving owing to all the break-inns and broken car...
