I chose this hotel because of its proximity to the War Memorial Opera House and the symphony, which I was in town to see. Both places are within walking distance of the hotel - about 10 minutes by foot. Unfortunately, there aren't many choices when it comes to hotels within walking distance of SF's performing arts spaces. However, I suggest paying a little more to stay elsewhere and using public transit to get to these places. This "hotel" is definitely not worth over $150 a night, which it easily turns into with SF's high lodging taxes. You will be disappointed.||||The "hotel" is not located in a great neighborhood. The front door to the hotel was kept locked 24/7 during my stay but guests are given a key for it. This appears to be a boarding house that rents some rooms as hotel rooms. So, it doesn't feel particularly safe and it's not particularly comfortable.||||No real issues with check-in. The guy was friendly enough although he was in the middle of calling some of the property's tenants to pay their rent when I checked in (on a Saturday evening).||||The elevator for this property does not work. It's a persistent complaint in the other Tripadvisor reviews but the front desk guy is going to tell you that the elevator is to the left of the desk anyway. Just bet on having to drag your luggage up several flights of stairs when staying here.||||The rooms are clean but the decor is truly 1-star. Old office carpeting with ripples. 5 watt light bulbs max in the room. No fridge, microwave oven, or safe. There was a TV but I didn't use it.||||The best part of the room was the bathroom. The windows had graffiti all over them on the outside. So, there was this poorly done Parisian theme in the main part of the room and a bathroom that looked like it belonged in the Tenderloin.||||A cable car line is right outside the hotel so if you have a street facing room, you have to listen to that and then the street noise from the homeless later at night.||||There was a tapas place near the hotel and also a pizza carry out place and a late night liquor store nearby. The subway is a couple of blocks away with Union Square being a short ride.||||I would just avoid this place. Read moreThis is a small hotel, five stories high (elevator available) and about 30 small rooms that are individually decorated. The rooms all have cable TV and complementary WIFI. As the WIFI was too weak in my room, I was offered to switch rooms the next day with no additional charge. The rooms were clean and maintenanced daily, fresh towels and amenities every day.
A big letdown was, that I booked the room including breakfast, but the hotel doesn't offer any. In fact it doesn't even have a dining room at all. But this mixup with the booking is clearly not only the Edwardian's fault. The staff apologized for the mixup and pointed out, that if you show your roomkey at the "Pastry Cupboard", you'll get a discount. If that doesn't suffice, I'll recommend the "Munch Haven" just down the road with an excellent choice of breakfast.
The staff is exceptionally friendly, helping out with whatever they can far beyond the hotel concerned topics. I really have to stress that point as this was a very pleasent experience, really good job for someone that doesn't know his/her way around the city.
The hotel is not in the best area of the city, the native american AIDS shelter is only a few blocks away. There are a lot (really a lot!) of homeless people living in this area of the city and I wouldn't recommend walking though "Tenderloin" at night. It looks too much like a movie scene where people got lost in the wrong side of town. You get bugged every few steps and really shouldn't engage in too much contact with people. Again, nice warning by the staff, this was pointed out on the first day. "Tenderloin is very colourful at night, but some people wallets were taken lately, so you should probably keep out of there"
Transportation is available directly in front of the hotel, city wide passes can be bought at the Civic center only two blocks away.

If the owner spent half as much time cleaning or replacing this horrible mattress and windows - as he does claiming all his bad reviews were from someone who never stayed at his “hostel” - it may be a 2 star hotel.
If you want to know what it’s like to stay in a rundown, neglected building masquerading as a hotel, this is your place. But if you expect basic comforts like heating, hot water at the sink, a TV that actually works, or maintenance that doesn’t seem decades overdue—do yourself a favor and stay far away. As a woman traveling alone, I felt completely unsafe and uncomfortable here. The noise outside was relentless—streetcar announcements blaring, random people shouting at all hours. And the windows? They might as well be amplifiers. I don’t sleep at all. Bathroom was across the hall - no mention of that at all in the booking. Mold, leaks, rust—this stuff has clearly been festering for years.
