My flight arrived very early, and front desk staff accommodated me and let me check in several hours earlier than the stated time. They were just finishing up cleaning the room when I arrived, and it seemed fine. They showed me all of the room's amenities in detail so I had a chance to raise any concerns beforehand, and I didn't have any. The linens in my room looked like they'd been recently replaced.
Some of the reviews on here state that there are no private bathrooms, but this isn't true: most of the rooms don't have a private bathroom, but some of them do, so you need to make sure you've selected it when you're booking. The shower in my private bathroom was huge with strong water pressure, which was a big plus.
I rated 3 for the room mostly because the walls aren't very sound-proof, so you're going to hear the people next to you if they're overly loud. There were a few nights where people got aggressively loud in the hallway and in the room next to me in the middle of the night. It's kind of a crapshoot what noise level you get. Most of this being an issue is just due to the building being pretty old. If you're a heavy sleeper, you'll be fine. The lock on the door also seemed pretty strong, so I didn't feel unsafe or anything despite whatever nonsense was going on in the hall.
I did frequently have to reconnect to the wifi due to a weak signal, but my room was near the end of the hallway on the 2nd floor, so you might not have this experience elsewhere in the building.
The location for this hotel is great, though. It's right next to a MUNI metro station that can easily take you to the BART. It's also steps away from the bus line that takes you straight down Mission St, so if you like incredible food you're going to have easy access to a lot of that.
For full disclosure, the opposite side of Fell St had a small encampment, which I guess could make some visitors uncomfortable, but the people occupying tents just kept to themselves and are just trying to live their lives. You can easily stick to the other side of the street if you're super worried about it, but the area didn't feel unsafe.
Overall I was satisfied with the room. It was cozy, and I just needed a roof over my head for a week and wasn't looking for anything super fancy. It's under 100 bucks a night, so don't go in expecting the Ritz Carlton or whatever.

Read moreThe rooms are all right for the price, I love the place if your local and stay here cause the employees and owners are down to earth with the reality of the poverty issues of San Francisco and they are usually willing to work with you on room prices not being way too expensive and are laced about pets and visitors which is hard to find nowadays. And even better no ridiculously way to high deposits here. Most rooms are equipped with tv, microwave and fridge and a sink and mirror but the bathrooms are shared, they do have a few rooms with private bathrooms which have been renovated recently and are much more spacious than the other rooms. Best to book those rooms online and early. And I feel the best part of this hotel is location, location, location it is right on the boarder of Hayes valley neighborhood , the civic center , and market St. It's like a two or three minute walk to city hall, and the Opera House as well as a one minute walk to most bus, muni trains, market St. trolly cars and bart. And it used to be conveniently situated between two Walgreens stores less than a block away on either cross street that fell st intersects with but due to the insanely extreme shoplifting and theft issues our city is dealing with both of them have recently closed down. But you still have a Starbucks less than a two minute walk away also a Safeway and Walgreens still just a few minutes commute from the hotel as well as the whole amazing neighborhood of Hayes valley which has great shopping and local eats most are small businesses and family owned with amazing and exotic and healthy eats as well as shops and a cool little park which features different art installations from various artists local to the city and Northern CA. The rooms I stayed in (a smaller room on the first night before I was transferred to my actual, and larger, room for the rest of my stay) were each comfortable and exactly what I needed, regardless of the price per night I paid for each. Nevertheless, I was glad not to be majorly disturbed by my neighbors through the thin walls and cleaning staff moving furniture, midday.||I make my own comfort, usually, so the hotel's surrounding area (near Van Ness and Market), the worn condition of the building (the stairs and floors always creaked), and my neighbors' dispositions didn't really bother me. ||But just a tiny nitpick (and maybe advice to other guests until this changes?): to my knowledge, all the water taps will give the opposite temperature. Both of my rooms' sinks and both showers on the second floor, when turned on "cold" or "hot," will always give the opposite temperature of water.
