After a bad one night stay in Pigeon Forge, we hoped this would be better. We booked with a group for a number of rooms a months before the stay, not knowing there would be a car event the weekend we were there. The member who booked on behalf of the group was called the day of check in to confirm the rooms, which were already paid for, because they were going to resell the rooms. They got checked in with all of the rooms for the group after fighting traffic, told us which room were we in, AND that the front desk would have a key waiting for us. We had gotten split up and weren't available to get a key with them. When we go to the front desk of the hotel later on, with the name the room was under, the room number (302), and instructions that the key was available for us, and we were told... they couldn't help us. No key was waiting. Only the person who booked the room could get a new key and we'd have to wait for them to arrive OR they would have to call the hotel. Cell signal and traffic was still garbage because of the car event. We were not even allowed to wait in the lobby, and there wasn't a bathroom for us to use while we waited either. Luckily after 15 minutes or so the person who booked the room got ahold of the front desk so we finally got a key. Apparently, only one key can function at a time??? We were in room 302, which is a jacuzzi room. The key let us in the room, but did not work at all after the first time. When 3/4 of us left the room to get our things, the key didn't work the second time. At the front desk, the key still showed the correct room, so oh well, there's nothing they could do! Luckily the one person still in the room finished showering and let us back in but the key never worked again. The front desk called to said maintenance would be notified about the door lock not working but didn't know when it would be fixed. "You guys don't plan on going back out tonight anyway, right?" said the person at the front desk. Things just got worse from there as we really checked out the room. -There were not enough towels for 4 adults. -There were used qtips on the floor. -There was something brown (maybe poop?) on the toilet cover. -The mattresses were in zipped covers, but the sheets looked like they had been thrown back on after a previous occupant used them. The comforter on one bed had a yellow stain. -The jacuzzi tub was visibly dirty. -There were large crumbs of mystery food next to the jacuzzi. -One of the towels, placed by the jacuzzi, had multiple long black hairs on, in, and near it. None of us have hair like that. -The outlet the fridge was plugged into had a ground prong broken off in the outlet. -The toilet screamed when flushed about half the time. I have a video, but video in reviews do not include sound. -The shower head was basically a high power, unadjustable hose at maybe 5ft high. It wasn't pleasant for our taller friends to shower. -There was no clock. -When we checked out in the morning, it looked like a pair of children were working to clean the rooms. And the kicker to all of this? Had we not booked ahead of time for the usual rate, this room would've cost $372 for one night. I don't know how many issues we had were due to overbooking during the car event, but needless to say we don't plan on staying here again, even at the normal much cheaper rate. The only reason I'm giving 2 stars is because the location is convenient and quiet enough.

My first visit 25 June 2025, room 304: This is a great hotel. Low rates, Clean rooms, CLEAN BED LINENS, Friendly staff and a beautiful view of the river. Very satisfied. Second visit 29 July 2025, room 204: Clean room, clean linens, clean bathroom and a stock of clean towels. Great up to date HVAC system. Beautiful river sunset views with an abundance of wildlife from the balcony. Plenty of ducks and geese along with many bird species. I watched two beaver's swimming and working one night while sitting on the balcony. Third visit 31 October 2025, room 421: Same satisfactory and clean hotel. Good parking. The room is very clean. Clean bathroom, clean linens, plenty of towels, up to date HVAC system. Great balcony view of the West Prong Little Pigeon River with great sunset views. Note: The staff here including the housekeeping staff do an amazing job. The rates are very fair and yes the rooms may be a bit outdated but they're (in my opinion) always clean as well as comfy. The river sunset views are the best.

This was a very nice reasonably priced inn. We received 5 star customer service from a gentleman whose name escapes me. We stayed on the 3rd floor where we had a view of the Smoky Mountains on our left from a back balcony. In the morning, we enjoyed standing on the balcony and watching the ducks both young and old wade around near a pond in the back. With your room receipt, you can enjoy an $8 breakfast buffet at the Shoney's Restaurant next door but we still had food from dinner elsewhere from the previous night. Our room included a king size bed with a great Serta Beautyrest, flat screen TV, fridge, and A/C. The sign on the outside advertised jacuzzis which we thought was located near the pool area but it really meant there were rooms with jacuzzis! If we were staying longer than a night, it may have been harder to decide between the view and balcony or the jacuzzi. Highly recommended.

This was a very nice reasonably priced inn. We received 5 star customer service from a gentleman whose name escapes me. We stayed on the 3rd floor where we had a view of the Smoky Mountains on our left from a back balcony. In the morning, we enjoyed standing on the balcony and watching the ducks both young and old wade around near a pond in the back. Customer service is great . Rooms are redone . Beds are comfortable , has a balcony and river out back , the rooms don’t look like what you’d expect from the outside especially being the motel it’s beside . I expected it to be bad . The owner was nice and wasn’t afraid to show the room and clean beds .. the beds were clean and I didn’t have any fears to sleep on the beds under the covers . The room smelled good. Yes the tub is a bit discolored , they have lawn chairs in the rooms instead of wood ones , the outside looks its age and appears to be as bad as next door but it’s completely different once you step in other then little things but if you’re that picky go spend way more at a resort . I didn’t see a single but other than a furrow orb as I was getting in shower which would have sucked if I’d gotten bit but who doesn’t have spiders ? If you’re to good to Think you don’t good luck with that .

Now the things I was not a fan of my curtains looked like they had blood on them or something that looked like it but who knows things do get missed even though it grossed me out and I panicked I’d already been there two nights why freak out and I’m not quite sure what is is . I Forgot to mention it as I checked out , the water coming out of the A/C are dangerous on the walk way especially at the elevator where I came off of it slipped on water slammed into the trash can and almost face planted the wall. There is a rug down but it was the water running under it from the room to the left coming out of elevator A/C . So They have tried to make it less hazardous. The parking is a bit full but it’s a tourist town they are providing what they have and unfortunately parking is a pain every where . Need extra pillows .

I love mom and pops places and supporting locals . You should try it and they were super friendly and eagerly to assist and answer any questions . I’ll be back if...

for goodness sakes don't leave anything in your room by mistake. because you want get it back. my husband and I rented a room here to celebrate our Valentine's. he put my gift of gift cards and Valentine day card in the dresser drawer . we ended up forgetting it there. when we got home later that day we remember it. so I called and was told that I would have to wait until the next morning to talk with the manager to find out if the maid had found it. we did not want to worry about the 150 dollar gift card's until the next morning. so we drove back to the landmark to see if we could go in and look to see if maybe the maid had missed it. we where informed that the room was closed do to spring cleaning . so I asked to speak to the manager so the guy behind the counter called her and she told me that the only way I was getting in that room was to rent it for another night. I told her I just wanted to see if my gift was still in there. And again she refused to let me go look. at the same time aneather couple came in with the same problem they had forgotten some kind of special pillow for one of there neck problems. And they where told the same thing . I called the police and they told the police the samething he was not going into the rooms. they said we would have to wait until the next morning. we had been staying at this place for months now. But never again I refuse to rent a room from a place like this again. something's wrong with a place that would not even give a police officer the ok to check for us. i know we will never see this things again. the thing is we really enjoyed staying here it was fairly clean and the price was ok. but still until something like this happens you never know what people are like. truly truly very unhappy. how sad is this place. there shouldn't have been a problem for the police to escort us up...
