Beware! If you want respiratory issues this is the place for you! Filter the reviews to recent before staying here as so many others have also suffered. I have stayed here 4x and this last time was for my wedding. I told all of my family and friends to stay here also because it’s so great previously and it was FAR FROM IT this time! I arrived late on Friday so my best friend checked in earlier that day. She was texting me that the hotel was gross but I didn't know how bad until I arrived. I got there and the floors were black, the filter and the furnace closet were FULL of dust, the doors were black from hand prints, blinds were broken and bathtubs were coated in mold. We proceeded to go down to the office the next morning and spoke to Dana about our issues and while we were talking he took 3 phone calls and said “yup ill let my manager know & you still owe $200 in resort fees” EXCUSE ME WHAT?! Asked what for and he wouldn’t make eye contact, asked for payment, and the machine wasn’t taking our payment so proceeded to say “since you look like you’re in a hurry just come back tomorrow”. I’m a Property Manager and know damn well that “resort fees” are the cleaning and admin fees and could have EASILY been waived with the complications we were having. We decided to run to the store and we bought a mop, lysol wipes, a duster and trash bags. Who wants to deep clean the day before their wedding?! I walked back down the next day and spoke with a woman who I explained my frustrations to and she said “well why did you clean it yourself instead of telling us when you arrived”? First off, I did tell someone. Second off, no one cared and I wasn’t going to stay another night in filth. I asked if we’re supposed to have soap for the sink or a dust pan and she said yes… cool well we don’t and we got 4 towels for a 6 person hotel room & never got more along with toilet paper so we washed towels all week and bought toilet paper. I still got charged $200 for “extra fees” while standing there. Remind you they emailed us 3 days before arrival saying beach access was closed along with the tiki bar. Understandable due to the hurricane, but you knew you were going to be renovating so why are you telling me 3 days before I arrive? Probably so we didn't have time to stay elsewhere. Do to this closure I had to walk all the way to the road and around to get to my wedding (talk about a sweaty bride). Half of my family developed respiratory issues during the stay as my parents had mold all underneath of their bed. The health department needs to walk this property it’s a standing lawsuit. They need better cleaners! The night before we left we cleaned the entire unit, took extra food to a family member and piled all the towels and blankets so they were ready for cleaners to easily pick up. The only things I left in the unit were my cleaning supplies I BOUGHT and a brand new pack of mountain dew that I thought they would possibly want because we didn't want the whole case to go to waste and guess what… they added ANOTHER charge. Some of the other guests stayed at The Beach House next door and the Sea Jay down the road and their units were perfect. I felt so bad telling my family to stay at this property because they also had their own issues. Will not stay again nor tell anyone to stay here. The epitome of misleading marketing, at the highest level! Stay away and spend your hard earned money elsewhere! You can thank me later! I am 49 years old, have stayed along the crystal coast for the past 20 years. I’m not naive to the fact beach properties have more wear and tear given the use and elements around them. I get it, my expectations were/are fair and reasonable! But this property is by far the most misleading property I have ever stayed at. You’ll see pictures online of this place of some cozy well kept condo, with a pretty view of the gulf, and then you check into your room and quickly realize you’ve been dooped and you’ll want your money back. But you won’t get it! I tried! I had better furniture in my college dorm room, which was received from the Salvation Army, than what was/is in room 207S. Appear to be blood stains on pull out sofa mattress (we went and bought a blow up mattress and new linens), I do not believe there is a reader of this review that would allow their loved one to sleep on that bed. In fact while there’s a lot of thrill seekers in this world, I don’t think you could pay someone $500 to sleep on that bed. Sheets on the bedroom beds were torn, pillows spilling out of pillow cases, kitchen cabinets falling apart, unknown soiled stains on fridge, mold/mildew in shower, pipes exposed in bathroom, soiled kitchen furniture, a view of the gulf that you’d have to break your neck to see the water, a mechanical closet that was beyond filthy, a front desk (lady with blue hair and watched ticktock as I checked in) beyond rude, uninformative, and unhelpful. Check out the pictures from our stay last week, and run as fast as you can to another property. That said, if you want to wear a hazmat suit, it’s a great location and of course the gulf / that stretch of the beach is some of the best in the world. Too bad you can’t give negative stars. 1 star is too many!

We went to the front desk and shared with the lady with Blue Hair (apologies, only way to describe her) our concerns of the cleanliness of the room, and to ask for a blanket, pillow and replacement linens. She complained she was the only person on staff (maintenance and maid service were “gone for the day”…we checked in shortly after 5pm) and we’re told because the property was completely sold out; they had had no extra linens to provide. We then had to go to Target and spend $600 on sheets, pillows, blankets, air mattress, toiletries (soap, shampoo, conditioner, toilet paper, paper towels, and trash bags) as no one even gave any inclination whatsoever any of these items would be provided. Our travel to the greater Tampa area was via an airplane, so we had to discard these the items the day we left.

Read moreWe’ve stayed at Sunset Vistas many times and have always loved the beautiful beach views, clean and relaxing pool and hot tub, and the overall family-friendly vibe. During our Mother’s Day weekend stay, we were especially impressed with the daytime management staff at check-in—they were warm, professional, and welcoming. We also absolutely loved the bartender, who brought such great energy and made our time by the pool extra enjoyable.
Unfortunately, our experience was overshadowed by repeated negative interactions with the on-site security guard in the evenings.
While we understand the need for safety and rule enforcement, her behavior toward guests—including us—was aggressive and unprofessional. She frequently yelled at both children and adults. I was personally reprimanded for holding the gate open while my children exited behind me. When I asked if I was supposed to close and reopen it for each child, she was rude and dismissive.
The following day, my husband returned from grilling with his father (evidenced by still-hot coals and food trays) and picked up a cigarette from our table before walking toward the pool gate to smoke outside. A couple with a baby and their hands full approached, so he courteously held the gate open. This triggered an immediate confrontation from the security guard, who became irate that he didn’t shut the gate and force the family to open it themselves—even though it would’ve been rude and impractical.
It’s worth noting: there is no surrounding fence due to hurricane damage—only a taped-off boundary and the gate itself, making the strict enforcement of “gate always closed” confusing and excessive.
She falsely claimed my husband had been smoking by the pool 15 minutes earlier (he hadn’t been there at all) and threatened to report him to management and have him removed.When I tried to calmly explain he had been grilling for our family, I was told to “shut up” and not to “listen to this man,” referring to my husband.
Later when he asked to see the security footage to clear up the misunderstanding, she laughed and said, “The cameras are broken—good luck.” . Her behavior was confrontational, demeaning, and, quite frankly, bordered on harassment.
We’ve always loved Sunset Vistas and would like to continue staying here, but this experience left us and other guests feeling uncomfortable. We hope management seriously considers addressing this issue so future visits can reflect the welcoming, family-friendly environment we’ve come...
