I would give zero stars if that were possible. Very disappointed with the accommodations, the room was shabby and not clean. Upon entering the first thing you noticed was a stained and dirty looking rug. There were multiple stains throughout the room and it didn’t appear to have been vacuumed well. Also, the tile floor in front of the sink was “sticky”. My wife and I would not walk barefoot anywhere in the room. Second thing you noticed was a large (5’ x 5’) patched area in the ceiling from obvious water damage that looked like it had been repaired by a 10-year old. Several other smaller sloppy patches. When we first tried to use the sink there was no hot water. We also found the shower controls difficult to use. I spoke to the person at the front desk and he said he would have to notify maintenance in the morning, but there was nothing he could do that night. The clerk advised how to adjust the shower controls which my wife continued to have difficulty with. The controls were very hard to turn and the fixture seemed loose in the wall. Maybe a previous guest had problems as well. While we did have hot water in the shower, we only got hot water in the sink by running it for 4 to 5 minutes before it was hot enough to use. There was also a urine odor on the bathroom area. The A/C unit didn’t work well, it was very loud and had to be set down to 66 degrees to cool. The air felt damp. The brochure states that all rooms have a sitting area. The sitting area in this room consisted of a single chair stuck in the corner in front of the A/C unit. The arm of the chair looked like it had been scratched by a cat. I guess only one person gets to sit at a time. No side table or coffee table to put anything down on and no reading lamp. If we had not been so tired from a long drive or if we had any chance of finding other accommodations we would have left immediately, but had to stay the night. Upon opening the drapes in the morning sun we noted that they were as stained and dirty looking as the rug. In the morning we went to the front desk and told them of our dissatisfaction and that we wanted to cancel the second night we had planned. The desk clerks seemed surprised when we described the issues with the room. They gave a refund for the second night we had booked but offered no adjustment for the one night we stayed and did not offer to contact...

Having never visited this area before we were initially drawn to this inn based on the pictures and what seemed to be proximity vs price. But after our visit I feel this place isn't worth it and you can get better/closer to main attractions for less/same. We stayed in one of the lower villas. This one was at ground floor and faced the water. The room was VERY damp. Yes it had rained a few days and yes it's by the ocean but even with this in consideration...it was damp. Damp to the point where furniture and need sheets seemed wet. We actually requested a different room but they couldn't accommodate. I feel part of the reason for dampness is the all tile floors...no rugs at all. In order to get "down" to the villas, and because there is no direct access to the rooms from the main entrance, you have to carry all your stuff down some stairs and down some aquardly crooked/pitched concrete steps that are a little difficult to maneuver. The free breakfast was "ok". Yes it's free so what do you expect but I've had far better complimentary ones before. The view is nice but further from the ocean than we thought. No ocean can be seen at all from the rooms (lower ones at least). There also isn't any access to the water from the hotel. It's all grown in areas. There are kayaks and canoes but you have to pay for the use of them. Seems like something they could include with the room fee. (Update. Found out that they are owned 3rd party and you get a discount if you stay with the hotel) A stay at this hotel requires transportation/drive to the main shops and restaurants in downtown. The traffic (as expected in August) was really heavy and a few miles trip could take 15-20 minutes. Read moreSadly disappointed. We annually travel to Ogunquit and thought we'd spend this year at the River Inn (based on the online reviews and photos). While a little more expensive we felt we couldn't miss out on this hotel. We arrived and were immediately impressed with the lobby. Wonderfully kept and remodeled. We were disappointed in the room. The shower had an awkward way of keeping water pressure and the sink drained very slowly. Also, when the hair dryer broke and we reported it, the attendant made it seem like this was unheard of and my wife reassured them that these were pretty low end hair dryers with a pretty short life span. They did provide a spare but it was of extremely poor quality and my wife spent the last couple days not even bothering to dry her hair as it took an extremely long time. Additionally, there were a number of wasps/hornets that had taken up residence in the siding outside of our room. We reported it and a day later maintenance arrived to take a look and let us know they would address it after we had checked out (so as to not disturb them). This is all well and good but we had been dodging them for a couple days already and racing to shut the door so they wouldn't get in (less than relaxing). Perhaps the biggest disappointment was the pool. It needs much repair, there is missing plaster and it is not well kept. I questioned whether we should use it at all but ultimately did. Lastly, the hot tub should be best described as a luke warm bath. There was not enough jet pressure to make it relaxing and felt more like tepid bath water.
