Pro tip: Do not let any hotel take your passport, It is illegal in Vietnam, they only need to take a picture to avoid the headache we had to go through with this hotel. Our passport was held hostage while being over charged the signed rate. The staff was rude and unwilling to work with us ending in agressive and physical reaction (grabbing shoving) and shouting from the staff for a small amount of money. Dont trust the booking reviews, we suspect they are paid based on our experience. Check Google's reviews for a more accurate rating of this hotel. Our visit ended arguing with the hotel receptionist in a police station with us on Christmas for their unwillingness to work with their customers in a civil manner because they wouldn't give us the passport . This could have not happened if the staff acted like a basic human especially working in the hospitality industry.
They were rude from the beginning regardless of any issues.
Also physical abuse (grabbing and shoving) should not be tolerated at any place of business.
We have stayed at many hotels and are very easy going people but this instance cannot be forgotten.

Read moreI was lucky enough to find this place and am glad I did. Very clean, close to town, and very very friendly and accommodating staff and family.
Though not right in the heart of Hoi An it is a very short bike ride, or walk, into town and offers more serenity from the loud car honks on the banks of a river.
Complimentary bike was offered which made accessing town easy and there was no complaints when I needed to have the gates unlocked (locked overnight) for very early cycling trips.
Air-con, food and drinks available for purchase (no water supplied unfortunately) and perfect if you don't want the madness of a hostel or noisy Accom. Private car available (at a small cost) for airport pickup/dropoff.

This place is highly over-rated by people who fell for personal attention and ignore the actual slum.
Don't be fool by the photos, they don't show the filthy garbage dumped right next to the hotel.
There are better places to stay nearby for same prices. "Friendly" staffs can't compensate for disgusting filthy surrounding area which leaves a bad memory.
There are many decent private homestays and guesthouses run by private home owners in the area, some of them are new houses with clean environment,...
