Tropicana has demonstrated a lack of competence as a property developer. For a duration of five (5) years, 114 units in Tropicana Aman have been experiencing significant issues related to major land sinking. This persistent problem has resulted in various adverse effects, including:

Severe cracks are visible for some units, resembling damage from an earthquake. Wall is tilted due to soil movement. The land sinking which puts pressure on the underground, causing constant water pipe bursts. The land sinking is also applying pressure to the underground electrical cable, resulting in its detachment from the TNB electrical box and subsequent power outages.

In 2019, Tropicana was set to address major issues for 114 units; however, the process was halted and delayed due to Covid in 2020.

In 2024, it was finally decided to proceed with the rectification, with the condition that all residents of the 114 units must move out of their homes for six (6) months. We were provided with monetary compensation to temporarily rent a place to stay during this six-month rectification period, which will take place from July 2024 to December 2024.

Tropicana has now updated that they require an extension of the rectification period for another three (3) months, until March 2025, without further compensation. These additional three months will solely be our own expense for renting.

(i) The decision to transfer ownership of the property to us in 2019 was concerning, particularly given the awareness of the potential long-term implications for the owner resulting from land sinking. (ii) The extension of the rectification period by an additional three (3) months reflects a lack of professionalism on the part of a property developer who is typically regarded as reputable. (iii) It is unwise to request that the property owner cover their own rental expenses during the three-month rectification extension.

I am owner of Bayan Residences at Bandar Tropicana Aman at Rimbayu. Thought is a new area and the environment is good BUT after move in the NIGHTMARE START !! The backyard, fencing wall, pipe undergrown and the main road in front of the house starting sinking !! Pipe burst happens every week !! 🤬🤬🤬🤬 Most of us complained about it but they never did anything meaningful until few months ago they decided to do rectification work which requires us to move out for 6 months Although they offered us some compensation to do so but which hardly covers the cost of renting and all other inconvenience of having to live in a temporary home for 6 months. Cleverly they added a clause to say that this is a one off compensation and we cannot ask for anything more going forward. For god sake, they now just told us they need to extend this rectification period for another 3 MONTHS !! 🤯🤯🤯 Can u imagine this ?! 6 + 3 = 9 MONTHS you got to move out from your sweet home and stay in temporarily rented house because of their rubbish turtle work speed !! 😤😤😤😤 Ask why no compensation?! I am owner of bayan. We bought 7 units among our family members. And we were facing land sinking problem since the first day of hand over the houses. After 5 years of being in the pain , they started to repair it for us. They promised will hand over our houses to us end of this year. But they can’t finished the repair works after 6 months. They gave official letter for extension of another 3 months without compensation. They tried to push it from the project manager to vp team . Vp team will told us our bosses did not gave any reply .
