UPDATE: I received a breach of contract notice today. I moved out mid-month in June due to a mouse infestation in my apartment. I reported it to the office staff 10 days previously and received no response. The night before I moved, I counted 7 mice in my bedroom. Now the manager is suing me for moving out. Yes, I left my furniture, clothing and all of my personal belongings as they were soaked in mouse pee, with piles of droppings. As stated previously, I enjoyed 7 years at Encino Terrace but it came to a screeching halt within two weeks of the new managerās arrival. If I moved out, she could replace me with a higher-rent-paying tenant. I was given a 7 day notice to remove clutter which I guess was the pile of clothes on the couch that I was sorting for give away. This cost me thousands of dollars, considering the loss of everything I owned as well as the expenses of moving into a new apartment. I will be contacting a local investigative reporter so that people will know whatās going on at Encino Terrace.
The new manager, June 2025, Francesca, is not suited for this position. In 50 years of renting, in 5 states, I have never experienced anyone like her. I had clothes on my couch that were there so I could sort them for keeping or giving away. She wrote me up with a 7 day notice for āclutterā (this was a check up prior to a HUD inspection, Iām not a HUD renter, I paid full price). She didnāt mention the mouse infestation, where they destroyed everything I owned. I moved out and left all my belongings there. I had called the office 10 days previously, stating I needed mice extermination. I was told sheād pass the message on to the manager. I never heard back from anyone. The manager comes off at first like a nice person but quickly morphs into an angry, unreasonable person. I donāt think she heard a word I said. Rent somewhere else, this manager is too erratic. I heard that sheās going to get rid of 67 residents (out of 150). Only reason I or my friends can think of is to raise the rent. Beware of Encino Terrace. It used to be a great place to live. It was terrible to be forced out of my home of 7...
Ā Ā Ā Read moreI have a family member here. This place is infested with bed bugs and roaches, mouse infestations, Rick Navarro maintenance never knows what's he's doing. Claudia is always gossiping. They never take time to talk with anybody about anything. Rick is living there for free he's in his early 40's. I his aunt is the regional manager there. Conflict of interest if you ask me. Why does the other maintenance man who is also living there having to pay his rent? This place is terrible! Only one elevator works and when asked the front desk tells us that they don't know and they are at the mercy of the vendors. Nothing is being done here to maintain infestation issues and nothing gets fixed around here. Thinking about moving my relative out of here! The living conditions...

(The only problem is getting management to enforce the NO cigarette smoking in the apartment policy. I can smell cigarette smoke coming through my fan vents in the kitchen and bathroom almost daily.) Great view of the City of Albuquerque, especially the balloons rising up in the morning. The city bus stop outside the building is very convenient. Lots of amenities here once this pandemic is over.
