I think you have to take Six 11’s quality in the context of Ann Arbor, where apartments are being built in about a year, so the quality doesn’t match what you are paying for rent. This was also the first year that Six 11 was open, so hopefully they’re able to work out some of the issues.
Pros: -Location -Nice outdoor rooftop and indoor study/lounge space with a recently updated free coffee maker that has a variety of beverage options -Gym has the basics of what you need -Josh always does his best to be responsive and helpful. I can’t say for sure, but I think there are higher level management issues that are out of his control. The other student staff are helpful too. I didn’t have the best experience with Becky regarding parking issues (no email response and rude in person) -Fast maintenance staff -I had no issues with furniture/appliance wear and tear, but then again there was only 2 people in my apartment -Large living space and kitchen -Spacious bathrooms, but the bedrooms are very small, and I would recommend getting a bedroom with a bathroom connected, as they are bigger bedrooms. I was pretty shocked when I moved in, the model unit they showed me looked nothing like my room, probably because the apartments weren’t even built yet when I signed my lease. They have a new model unit now so hopefully more true to size -Staff sometimes had free grab and go breakfast and there was a taco bar night (more of these would be nice)
Cons: -My first issue was the parking garage. The spaces are incredibly small and the parking garage was designed so poorly that you can’t fully make a turn because it’s not wide enough. Early on, I raised concerns about my parking spot because I knew my car would be damaged by other cars opening their doors and I did not think it was fair to be paying $200 for a spot that was not safe for my car. When I raised this issue, Josh was told by higher ups: “We don’t care, park in your spot” Of course I wasn’t going to settle for that, so I parked in the electric car charging spots that aren’t assigned to anyone until they gave me a new spot, which was slightly larger. I have a Honda Civic, which isn’t even a large vehicle for reference. I think this is going to continue to be an issue until six 11 re-paints the lines for spots to make them larger. It’s also extremely upsetting to hear that type of answer from management. -Utilties are extremely expensive. I lived in a 4 bedroom but only lived with one other person and we still paid between $60-100 each every pay period. I was told it was based on our usage, which seems extremely unlikely since we only had 2 people, never ran the dishwasher, and were conservative with lights -Neighbors. This is something that isn’t six 11’s fault, but something to be aware of. People unfortunately leave garbage in shared spaces, like the rooftop, elevators, and hallways. I wish six 11 would make more of an effort to find ways to prevent this (even though to me it’s common sense to clean up after yourself). I’m also in grad school for reference, but I would say the neighbors/noise was tolerable. -Thin walls. Again, likely because this building was built in about a year, the walls are thin. There are 2 other high rises close to six 11, so I could hear loud parties from other apartment complexes. Walls are thin within six 11 as well, can hear neighbors above at times. I’d make use of the 10pm noise ordinance of Ann Arbor, where are you can call the nonemergency police and make a complaint. -Heating/cooling- It’s inconsistent throughout. The shared living space is ok, but my bedroom only had one air vent near the ceiling so it would be too cold/hot, and my roommates room was a more comfortable temperature. -Kitchen cabinets are narrow/tall, so it’s not optimal for storage space. You’ll probably need an additional pantry -When I signed my lease, I was told printing would be free, it’s not. -They only had two carts available for move out. -Only 12 mo leases, doesn’t align with my grad program so...

The elevators regularly break down; people have been trapped in them multiple times. (There are 14 floors of the building) with the firefighters having trouble getting them out The furniture and flooring is low quality and has disintegrated with normal use (flooring coming apart, cabinets needing replacement because of warping within 3 months of use) The bedrooms are half the size of a dorm room and are claustrophobically small. My monthly utilities run $60-$110/per person. In the winter I set the heat to 64 degrees AND put up plastic insulation over all the windows. We ran the dishwasher 1-2x/week and washing machine 2x/month. The building "wasn't built to handle Michigan's extreme weather" (Six11's words) -- during the "snowpocalypse" of January 2019 where it got down to -40 degrees, the building LOST POWER because it couldn't handle keeping everyone's apartment at 66 degrees. We were the only building in Ann Arbor that lost power during that time. The main water pipe burst in the middle of the night right after this, causing the fire alarm to go off and all residents standing outside in the cold while firefighters figured out how to enter the building, because they were locked out The rooftop terrace has collapsed at least 2 times due to "high winds" The fire escape is not clearly marked in the main stairwell across from the elevators. This stairwell requires a key to exit to the lobby but not to enter. Six11 ran a promotion advertising $1,000 gift card (plus $200/person referred) at the time of leasing, and took ~6 weeks of constant, near-daily badgering to get me the gift cards...which couldn't even be used in full towards rent because the fee associated with applying the gift cards online (only option as they were virtual) were $50 per card. Further, the $200 owed took another several weeks to get. Josh, the manager, said that he wouldn't give to people unless specifically asked to. The management is unresponsive and do not follow through. They do rarely respond to emails, and rarely answer the phone. When I would request unclear policies in writing, they refused. They advertise free printing and free coffee. . Printing is not free (not even bring-your-own-paper) and there are never k-cups/pods available to make coffee in the lounge. There are frequently piles of delivered packages left unsecured in the lobby.

Read moreI moved in when it first opened and I was excited to get fresh amenities and to live in such a unique place. When I first moved in I was surprised on how small the room was and how my bed was pressed oddly against the window. After living there for some time I came to enjoy the fully decked out gym and lounge area. However things started to fall apart. I couldn’t sleep due to construction of the next building that would occur every morning. Then during the weekends the nightlife from the bars would not stop until 2am. Needless to say I slept terrible here. On top of that management made my experience terrible. I put in a service request for my tv on the first day I moved in, they came in looked at it left and then never came back to fix it. Also whenever I asked a question about something they never had an answer. It also didn’t help that they hired students to work front desk instead of actual trained apartment rental people. They were always stuck up and you could tell they didn’t care about the residents well being. Not to mention well after I moved out, I got a call that a letter I sent to my little brother got returned to sender at that apartment after I moved to California. They called me just to say hey we are throwing this letter away and we can’t pay to send it to you (then why do you have me fill out an edit form with my new address if you’re not going to send me my old mail???). I was upset because they were rude about it and the contents of the letter were expensive. All in all don’t live here unless someone else is paying for you (rent is hella expensive) and you don’t care about sleep/doing well in school (I swear 90% of the residents cared about the bars than how close they were to campus)
