Update I renewed my lease in 2025 and today I had my carpet switched out without having to switch units. Thank you to management for revising the rule that prohibited a carpet switch for current residents. For this I've added another star. There are still some additional changes that could be made to make living at the Elle of Buckhead an even more pleasurable experience but I understand Rome wasn't build in a day. I've also have had very positive interactions with the staff member referenced in my original review and that's always a plus! I've chosen to live here because of the affordable price, but it comes with a few challenges. We've had constant issues with fire alarms, elevator and pool unavailability, and occasional robberies with little information provided when they occur. The cyber cafe is inaccessible on weekends, there's been occasional attitude from one member of your staff, the hallway floors are rarely cleaned, and the appliances (dishwasher, washing machine, refrigerator) are subpar. My bedroom carpet is certainly a decade old and can’t be replaced unless I move to a new unit. Additionally, there's constant tailgating because the arm that allows one car at a time is too expensive to fix.
I've been a resident here for three years and always paid my rent on time, typically on the very first day your system allows. It would be great if the new management company (which has changed twice during my stay) valued tenants who pay their rent promptly.
Starting to charge for parking when there's inadequate security for our vehicles or the property feels unfair. Installing cameras and having a 24-hour security team would be a step in the right direction.

Read moreAs someone who has lived here for a number of years I would recommend looking elsewhere. This apartment markets itself as luxury but is far from it. The property does not hire an adequate amount of stuff to properly maintain it. What this results in is dirty floors, trash rooms you can smell from the end of the hallway, carpets that smell like wet dog, packages left scattered throughout the package locker room, and overall a subpar living experience. You will go to the package room and have to lift 20 different packages before getting to yours. This is an expensive area and an expensive property. What you expect compared to what you get here are vastly different. They continue to let random people without permits park throughout their garages preventing actual tenants with permits from finding spaces. If you bring up any issue with them the rent-a-managers respond with attitudes. I was actually asked by their lead manager “if you have issues with the apartment, why are you still living here?” Instead of taking feedback to improve the living experience, you respond with the equivalent of “if you don’t like it, then leave”. Unprofessional is a kind word to use to describe them. They will cut you off mid-sentence and good luck getting anyone on the phone. Even if you leave a vm they will not return it or return it a week afterwards. I actually came to the office to speak to the manager and she remained on a personal call throughout and didn’t end it when I got there. She didn’t even acknowledge me there and I had to be tended to by the assistant. The only stars go to the maintenance staff because they do try their best to respond to issues and maintain the property as best as they can, despite not having enough hands to do so. There’s too many nice places in Buckhead around the same price range to put up with this place tbh. I would recommend literally anywhere else. The property is poorly maintained (gym is a mess, dog feces and urine everywhere, hallways rarely- if ever cleaned), multiple break-ins during the 6 months I've lived there. The manager of the property, laughably, sent out an email last week stating: "As you can appreciate, no one can ensure your safety. The management and owner of this apartment community do not provide security measures intended to prevent, detect, or report criminal activity."
What type of property does not intend to "prevent, detect, or report criminal activity"?
These are all issues, that I can live with; however, my biggest issue with the Elle is the management team. I've had multiple issues with appliances, packages, billing, and even the signing of my lease (should have been telling) - I understand mistakes happen, and am okay with that; but the management team at the Elle's refusal to accept any of the blame and unapologetic commitment to being a mediocre organization is absolutely unacceptable.
I will not recommend any Lincoln managed properties until this team at the Elle has been trained on how to properly run a property, at the minimum, or better yet, removed.
