The day I moved in I saw the dishwasher was broken. Over the course of 4 months there was always an excuse as to why it wasn't fixed/replaced. Management consistently said "sometime this week" or " sometime next week ". Then when the summer months came it was "AC issues are a priority" Finally I got a dishwasher after months of living here.
Then my AC kept breaking starting July . Temporary "fixes" were made. Then it continued to flood (I had bowls to catch the water and towels lined on the floor) and not function leading up to July 29th. This was not treated as a priority, with several of the work orders being closed out without addressing any issues. Temporary fixes were made at my insistent calling and even flagging maintenance in the hall. During this time I had to keep placing inquiries about updates, and even the offsite center said it showed that it had been fixed and resolved when it wasn't. All maintenance did was turn off the unit, I had to request for a temporary AC unit to be put in. Not only was the lack of care and communication frustrating but the fact that for four months I couldn't get a dishwasher because "AC issues are a priority" yet my AC issue was not treated as such just reinforced that my work orders are not a priority at all.
At one point two maintenance workers were in my apartment to "fix" the AC (I came home for lunch then left) when I returned I saw they used my bathroom because the toilet seat was still up, and the toilet was unflushed. My white bathroom rugs were stepped on and stained. I did not place a complaint at the time even though I was angry and felt disgusted because I was just relieved people were actually coming to work on the AC. Finally got a new Unit August 15, after 2 weeks with no AC.
I was out of town on August 15th when they fixed the air and removed the temporary unit from the window. Monday when I was back home I noticed maintenance broke the window frame when removing the temporary unit without notifying me and placed random screws to keep it from falling. It is bolted but it is open. Debris and bugs have been flying in. The open window has been causing the new AC to overwork. When I was working from home today I heard a bang and water started spraying and dripping. I opened the door to see the wires sticking out, water everywhere, debris everywhere. I quickly shut off the AC. So now I am again with no air.
At this time no one has come to fix the window, a worker glanced at the AC in the morning but has not returned, and I know the property closes in a few hours.
When the dishwasher ordeal was going on I requested rent credit/compensation but my emails by management/the property were not answered. I am kindly requesting that 1. My work orders are addressed with care and urgency. 2. That some compensation be retroacted to me for the constant inconvenience and discomfort, and 3. That someone other than the onsite property manager contact me.
No one has contacted me to actually discuss the issues. But the owner of the property responded here LYING saying maintenance cleaned their mess in my bathroom. I just told them yesterday so this isn't even possible. I also had to ask them to pick up their trash yesterday in person from inside the AC unit area from a week ago. The maintenance team and managment did not give me a a clear repair status the same day as they claimed, all they said was that they would need to come back tomrorow to reassess. Its just CONSISTENT lies and lack of care.

*DISCLAIMER: A lot of the staff seems very nice after their recent turnover, and I think most of them genuinely did what they could to help. I know it isn't inherently their fault, but the company practices overall need work! The only purpose of posting this is to save the next person the trouble that we went through for a year and some change.
We lived in Unit 1156, and during our time living there, we had a total of 5 different leaks throughout our unit, 2 consecutive weeks with a non-functioning shower in our one bathroom apartment, and 2 different nearly week long occasions without AC.
The first three were related to an issue in the bathroom with the water heater. They did a makeshift fix that gave us about 2-3 months in between each leak until it happened again. The third time, we had to beg them to implement a permanent fix. They finally put in a new water heater after a lot of back and forth.
The next two leaks were much worse. We had BROWN water dripping down from the smoke detector, as well as several other spots (including the ELECTRICAL BREAKER BOX, fire alarms, sprinklers, etc) at 1am.Turns out the leak originated in one of the units above us and was trickling all the way down through the walls to our units below. Throughout the night, we could hear what sounded like the fire alarm trying to go off, but it sounded as if it was warbled underwater.
I called maintenance the next day, as we hadn't heard anything despite us putting in an emergency maintenance request the night prior, and they told us that the leak above was repaired, so we should be good to go. I told them we had significant water damage, and expressed concerns about mold and mildew, as well as safety concerns about the fire and smoke alarms. He laughed in my face, and told me at the most that they would paint over it. They sent out a water extraction guy to dry out the carpets with a large fan, and that was it.
The same leak occurred AGAIN a month later. Same flooding, same spots. They actually sent out the same water extraction guy again (after pretty much telling us this was all they were going to do for the unit). He recognized our unit and told me that in his honest opinion, all four units in that "XX56" line needed to be "gutted."
Another common theme living here was putting in maintenance requests that the staff did not address in any sort of timely fashion. Once you put in the request, expect to have to call or sometimes even walk down and speak to them about an issue, as communication was severely lacking here - not only between leasing and residents, but between maintenance and leasing as well. IF something was going to be repaired, there was no sense of urgency exercised, no matter how big or small the issue was.
Without detailing the rest of the maintenance issues we had, the whole lease term was just one thing after another. I know the staff can only do what they are told by higher ups, and again, most of them were generally kind and did their best to be helpful. However, the company overall does not seem to act in good faith, and I would recommend against renting from them.

Read moreI lived at this apartment community 2 weeks shy of 5 years, moving 3 months ago. I also worked in the leasing office for 2 years & 3 months as the leasing agent. Despite minor hiccups many of us called this community home & enjoyed living here until its turn for the complete worse beginning 9/27/17. Foreseeing the train wreck that was moving fast to this once awesome community I resigned. The integrity of Tribridge Residential & the current property manager was definitely in question for the worst. In less than a years time the new manager has turned this apartment community into a hostel & over priced dump. Residents went from knowing their neighbors by a friendly hello or casual hangouts in the common areas to complete chaotic disruptions of loud partying, rat infestation, fire alarms being pulled, gun shots in the garage, arrest being made in the garage, etc. After the take over of 20 plus Airbnb units & multiple corporate leases plaguing the community that we once called home, many of us begin to move out. This past summer it was almost impossible to enjoy a quiet or social moment by the pool due to the unbelievable rat infestation. Even walking my dogs around the community was impossible due to the rats lurking in the high grass & pine straw. The property was always dirty around the entire perimeter. The inside of the building was equally disgusting especially in building 2 where CVS is located. Pet fees were spiked but the amenity of the pet spa was out from January 2018 until my departure on 9/23/18. This was a matter that was to be rectified by 5/2018 stated by management to the residents via email. Parking fees were spiked as well. A $25 parking fee was applied to the apartment for any number of resident on the lease. Many of us were charged per person while in our current lease unless we caught the discrepancy and physically came into the office to have our accounts credited. Emails were allegedly not received if this was your way of hopeful resolution. Now that most of the apartments have been renovated with plank flooring the noise can be intrusive at any hour of the day or night. I had an issue with the neighbor above me with a large dog that was over the max weight & visiting. I reported the issue to the property manager and her response was to have a mediated office meeting with all parties. Of course I declined being that I left High School years ago. I thought what a complete novice. The stair wells reek from the smell of urine & some even filled with debris. It is imperative that you take the necessary steps of your due diligence by investigating possible records on file with Fulton County Courts, Police Dept, & Code Enforcement of any complaints & known settlements that were previously made before moving into this community.
