Just Landed in Austin, Texas? This Apartment Guide Has You Covered!
Nigel ParkerNigel Parker
The Kenzie at the Domain – Negligence, Evasion, and Disrespect Under the Guise of Luxury I have been a resident at The Kenzie at the Domain, and what initially appears to be a well-maintained, luxury apartment complex quickly reveals itself to be a deeply mismanaged, unresponsive, and performative operation. I feel compelled to share my experience so others can make a fully informed decision before signing a lease here. To begin with, the hallways are routinely dirty and poorly maintained. Trash, dust, and debris are common, and cleaning efforts are inconsistent at best. When this was brought up to management, the response was dismissive—blaming tenants or “ongoing work”—instead of taking accountability and simply ensuring that the common areas are properly cleaned on a regular basis. The trash cans in the parking garage are another ongoing issue. They are frequently overflowing, unsanitary, and left unemptied for days at a time. The condition of the garage is often unacceptable for any living environment, much less one marketed as a premium community. The garage door itself has been broken since April, and while residents continue to be charged for “gated access,” the gate provides no real security. Management has continued to tell residents they are “waiting for vendor parts,” yet there’s no clear timeline, no transparency, and no sign of resolution. This is a consistent pattern across the property—instead of using qualified city resources or internal maintenance, The Kenzie relies on third-party vendors for nearly every service, many of which are unresponsive or delayed, leaving residents stuck with unresolved issues for weeks or months. The elevators break down frequently, and access issues are also widespread. Key fobs fail to work on several building entry doors, creating security concerns and serious inconvenience for tenants. Additionally, fire alarms go off randomly and repeatedly, including during early morning hours, with no communication from management, no follow-up inspection, and no solutions implemented. It creates a constant feeling of instability and a lack of safety in the building. Inspections of individual apartments are frequent and invasive, often announced with less than 24 hours’ notice. Despite these entries, no actual improvements or repairs are ever completed as a result. It’s difficult not to view these visits as more about control than maintenance. One of the most unacceptable experiences was during a phone call to discuss these problems with Samantha Perez, a member of upper management. Instead of showing professionalism or concern, she laughed at my partner while he was addressing serious housing issues. Her behavior was completely inappropriate and indicative of how little management values its tenants’ experiences or well-being. There is also an obvious lack of diversity among residents, despite the property’s willingness to employ Latino workers for physical labor tasks. These individuals are often seen doing maintenance, cleaning, or construction-related work, yet it’s rare to see representation among actual residents. That discrepancy sends a very clear and troubling message about who is welcome to live here versus who is only “welcome” to serve. Finally, after raising these ongoing and well-documented concerns, management did not take steps to correct any of the issues. Instead, I was told that I could simply end my lease. In other words, rather than providing basic habitability and resolving valid complaints, their “solution” was to push me out. The Kenzie at the Domain markets itself as a luxury property, but the reality is far different. From neglected maintenance and misleading amenity charges to disrespectful and discriminatory conduct, this community fails to meet even the basic standards of professionalism and care. I cannot in good conscience recommend this property to anyone—especially people of color or members of marginalized communities—who expect to be treated with dignity, fairness, and respect.

I usually stray away from writing review like this, but my time at the Kenzie has been really difficult lately. I will say that the staff is kind and courteous, but it looks like upper management does not care about how residents are living. My main concern is maintenance - for the amount that is billed every month, I would expect maintenance to at LEAST be decent, but it's far from that. My washer stopped working last Thursday, it is currently Tuesday and my clothes are STILL stuck in the washer. There is hardly any sense of urgency when it comes to the residents well-being and maintenance request, you may not have anyone help at times and may need to call for services on your own, especially if it is after-hours. It seems that anything that is fixed is replaced with used equipment, which as a result has continuously caused us problems throughout the lease. For example, over the lease period, the toilet has broken MULTIPLE times without them wanting to replace or look into the situation more closely, I've had to put requests for that about 3 times before it started working properly. The water pressure on both of my bathrooms is NOT consistent and neither are the water temperatures. Some of the locks don't work around the complex, which may raise security and safety concerns and to top it off, the garage door has NOT worked for the past month or so. There was a homeless person sleeping in the trash room, which was very shocking to see, and there was also a guy sleeping on the public patio that's in the middle of the building with a backpack next to him. They have also been doing a lot of maintenance lately and the people who do maintenance just leave their tools/trash outside. This is just unacceptable and not worth it - especially on the maintenance aspect. I am truly upset and my clothes are probably ruined at this point, but they don't care! There is no urgency to get requests handled on time. Just a suggestion - perhaps your equipment throughout the building should be the same equipment, it looks like every apartment complex has different tools, equipment, washer/dryer all the way down to the doorknob - having standardized equipment would safe you from the hassle of having to deal with different tools from one apartment to the next. UPDATE: Today, I was charged a $270 fee for a door repair. The door was not fully replaced, it was simply fixed by sanding down and painting over it. It's quiet outrageous that this apartment complex is not willing to refund me for putting me through an inconvenience but charges FULL price for something that wasn't even newly replaced. Sketchy bills, sketchy maintenance, and sketchy practices all over. STAY AWAY FROM THIS COMPLEX!

I am living at Kenzie a bit over a year in 2 bedroom with total cost around $3k a month (with utilities). And this is pure NIGHTMARE.

Usually I don't leave reviews and would be the last person that would complain but this time I thought I should try to let people know what they are getting into because: This is THE WORST apartment complex I have lived in, and I have lived in a number in a past couple of years including different states. Getting treated by managements as if I overstay at cousins place for free, and they just can't wait for me to leave.

The number one problem is management - worst management I have ever seen. Zero help or communication, ignoring emails with concerns including very important concerns about outdated fire alarm (should have been replaced 10/2023 and it is 02/2025) which is being falsely triggered on a regular basis. AC was down for almost two months during summer - as a compensation got a cookie. By the way, all of this time I was charged for it running. When reached out to management was told to reach out to the company, it is not their business. At that point wasn't surprised with zero help. Floor shaking noise almost every day (live at top floor) - for noise complains got write-off that I should use a different bed and "record a video of noise" as a proof because their maintenance could not confirm that there is noise. Ofc noise is at night and no maintenance or management can be seen after work hours or on weekend to address anything. Noise still an issue to the point of floor shaking at night that I have to wake up. Storage units next to apartments - they rent out storage units at the same floor and next to apartments. Got no answer to question if noise could be coming from there (which would explain everything). Overuse of inspections - no longer counting how many I have had in just a year with notifications like "We will enter your apartment on date and date" - so I have to expect someone to show up for two-three days with no exact time or even specific day. I am working from home and can be in a meeting - the answer to this was "you can work from Bank coworking space across the street" - am I not paying for this apartment? I don't have pets but can't imagine people have to keep their dogs "secured" all of this time (that is another instruction in the notification). In the last inspection there was a person who took pictures of the apartment with my personal items in the pictures. How is this not interfering into personal life and space? No access to the building for delivery after "management work hours", so do not expect anything to be delivered to your door during weekend or in the evening. Mandatory to sign up for some shady services like to get amazon delivered to the service and only after that they will get it to me for an extra monthly charge (Am I just pay to get things slower?). If management can't get delivery sorted out, why do I have to pay for that? When accidentally ordered directly to the address - my order was delivered to leasing office where I got shamed by management for not using "the right way". I could see and hear their eyes rolling right in front of me. EVERY Monday and Friday 7-8am there are folks with leaf-blowers that won't let you sleep (east side of the building). My "favorite" after not sleeping at night due to floor shaking noise. Not enough? On Thursdays morning on a regular basis (they are busy, not every week) you can enjoy sidewalk cleaners with pressure washers as early as 7am! AND you can not leave! If you would like to leave before lease agreement is due - you have to send notification two months prior to leave and pay fee in amount of $5k (flat), so to get out from this hell I'd have to pay around $11k and still have to live in this place for two months. No other options! No wonder why treatment is this awful, they know you can't go anywhere after you signed the lease

And these are only most major concerns, could continue but out of space

The very worst, would not rent for half of the price I am...

The Kenzie at the Domain – Negligence, Evasion, and Disrespect Under the Guise of Luxury

I have been a resident at The Kenzie at the Domain, and what initially appears to be a well-maintained, luxury apartment complex quickly reveals itself to be a deeply mismanaged, unresponsive, and performative operation. I feel compelled to share my experience so others can make a fully informed decision before signing a lease here.

LOOK ON YELP FOR TRUE REVIEW OF THIS PLACE

DO NOT LIVE IN THIS PLACE!!!! This property is just about the looks, on the outside. Do yourself a favor and find somewhere else better to live for a cheaper price. My wife an looked at this property in 2018, we did a tour for the place and it looked decent. we put in an application and signed a lease. Come moving day, the gave us a completely different floor plan than what we saw and was told we were going to get. we went back to the office and explained to them that we want our floor plan or they can refund our deposit and we can find somewhere else to move into, which you should have. the apartment they moved us to was so dirty and smelled like rotten eggs. We had to do all the cleaning ourselves and the property did not offer any assistance, we had to move all our stuff from the previous apt to the new one. we were not able to close the doors or brush our teeth or take a shower for 5 days in this so called new apt, luckily we still had our old apt lease still so we went back there. You would think this is all there is to it RIGHT? WRONG!!!. this property does not care about anything that happens to you. People's stuff get stolen all the time and all they tell is "there is nothing we can do about it" our car got broken into and things got stolen from our front door. Don't even let me get started on the dog poop and pee that you find everywhere, even in the elevator, people do not have the dignity to clean up after their pets. the property got all our pets DNA to try to find out who do not pick up after their pets but it was still the same issue for the rest of the year. They say they have cameras all over but the cameras are for show they do not work. This place is a piece of trash and the management is worse than SCUM!!!. When we finally moved out we get this giant bill that they charged us for normal wear and tear issues like replacement for a stove top that was not broken and is the exact way it looks when we moved in there, there are also charges than they cant even explain why we got charged and the office told us to call their cooperate because they will have a better explanation for us.There was also some sort of issue going on in this place. We even got our car towed as residents because the tow company said that they did not see our cars registered in the system because some idiot forgot to register our new car after we went to inform them about it, and of course we had to pay the fee,the property said they cant do anything about it.It an overprice piece of garbage.

THIS PLACE IS A TERRIBLE PLACE TO LIVE, DO NOT I REPEAT DO NOT!! WASTE YOUR MONEY HERE. IT IS NOT WORTH IT. THERE ARE WAY BETTER PLACE TO LIVE AT THE DOMAIN OR NEAR THE DOMAIN IF YOU LIKE THAT LOCATION FOR CHEAPER PRICES. THIS PLACE IS AN ABOMINATION!!!!

SO management responded to my review and its all B.S and they know it. they just want their ratings high so they can screw other people over DO...
