Recently purchased home, no customizations, barebones "upgrades" which were paid in cash, not financed, still received low appraisal. Not the first low appraisal I have seen for this builder in recent months. Directly attribute this to ridiculous "incentives" given to try to sell standing inventory, and to use "preferred lender" , which they neglected to mention that they have an ownership in until I asked directly. Basically, giving you $15,000 only to pay it directly to a mortgage company that they have ownership in , not really much of an incentive, was able to find a much better mortgage without need of $15,000 baked into house price, likely would have had a $20,000 low appraisal if that had been the case. Also, from reading reviews, seems to be some type of ownership connection to the HOA Management Company that currently manages our community HOA. Settlement statement for my home showed a $5000 payment at closing from builder directly to someone who currently sits on the board of the master HOA here. All very murky and does not feel right, and was not ever disclosed to me in initial contract pages that I signed, I found out because I had investigated some things and knew some other people on the HOA board that gave me the true...
Read moreWarning, do not buy a house form this company, it’s not so much the house that is the problem, fact is, dealing with a developer like pahlisch homes, you’re only getting what will just barely pass inspections.
This company owns HOA management company,
Crystal Lake Management, this is who you get until your development is mostly completed, and in my case beyond that, they will negotiate a management fee to maintain control, after pahlisch has completed a development, if you think you own your home, this company will make sure you think otherwise, you get to pay for it, but you will feel like a renter without any benefits, other than you get to do all the work maintaining, “sorta” your property. They will say their protecting your property value, but their only protecting pahlisch homes, real estate values and investments.
When developers start using No HOA as a selling point, I’d say crystal lake management, and company’s like them are not protecting your real estate values anymore. Clearly there’s a marketable benefit to not having a hoa management company to deal with.

Read morePahlisch homes are some of the shadiest people I have ever encountered in the home building community. They overcharge for a product and are unwilling to negotiate with people. They have a good way of making you feel like your budget of 430k is worthless and not up to there standards. I offered them 430k to build us a home in a community that the just sold the same floor plan for 400k and they refused. They wanted 450k. I would strongly recommend that you seek a more friendly home builder who will make you feel like you are buying your dream home and make it the most pleasant experience of your life. Especially since it is the biggest purchase of your life. In conclusion, do not purchase from this home builder because there are 800 more contractors out there willing to build you a better home and not cheat you out of anything.
