PROS: Very close to Katy Trail and West Village. Exteriors have recently painted and spiffed up. Nice management before you move in.
CONS: Uncaring management after you move in. Crime! Mail boxes ransacked 3 time in the past month. Crime! A woman raped in the last year. Management hushed it up. Crime! Our locked-up bikes were stolen the first week here Apartment interiors are very dark. Few lights and tiny bulbs. Parking!
On the surface, this place looks to be a great place. It's very close to the Katy Trail and West Village, The visitors' center and apartment exteriors have recently been spiffed up with paint, tile in the corridors, etc. And the management is nice and friendly up until you become a resident, an apartment number, and a monthly rent payment.
First they don't tell you about the crime history! There is no security. Don't be fooled by the front entrance gate -- anybody who wants in can easily wait till another car opens the gate and drive on in. (Also the entrance box for guests doesn't work at all -- it's impossible to find a resident in the long list that constantly resets to the beginning. Every one of my guests or delivery persons gave up and called me to walk down there and let them in. I tell them just to wait for another car and follow it in like everybody else!)
Crime: A woman was raped here and the management tried to hush it up and blame the victim. We never did get to hear the outcome and management won't talk openly about it.
Crime: The large array of mail boxes was ransacked and mail stolen at least 3 times in one month. Management didn't bother to let us know that some mail might be missing. Eventually then did put in stronger locks.
Crime: Our two locked-up bikes were stolen in the first week we lived here! Many others had similar experiences. Some of us are convinced that it's an inside job.
Light: Because of the trees and the tiny, weak light bulbs (with a Christmas-tree base!) we always feel like we live in darkness. I have lots of additional lamps and flashlights around to supplement the tiny bulbs.
Construction: They've had several massive construction projects. The crews soaked up very many of the valuable (see below) parking spots for their own vehicles, storage of materials, storage of trash, etc. The noise and mess was intolerable. Management continually lied and misinformed about schedules, plans, and completion dates. Projects were so badly mismanaged. They reinstalled the corridor floor tile outside my apartment 4 times, each time with lots of hammering and sawing and lasting over 3 months.
Animal poop: If you have a dog and don't like to clean up after it, this is the place for you. There's pee and poop everywhere, even on the newly tiled corridors. Management takes no steps to clean it up or require others to clean up.
Uncaring management: I've had so many run-ins with management! They called me up to tell me to quit going in my apartment front door while workers were laying tile. The tile job was supposed to be finished days ago, and besides I always asked the workers if it was ok and where to step.
Uncaring management: I parked my car in a Guest spot for a few days. While it was there, management changed the Guest spot to a paid spot, repainted the Guest label, and send an email to everyone announcing that my car was about to be towed. Thankfully I happened to be home and noticed the email and beat the tow truck. I had parked my car legally, it was registered with the management office, and it also had a mirror hanger identifying it, but they had no record of that.

Read moreI have hated living here for the most part. From the first day I signed my lease there have been issues. I will break down the pros and cons PROS: My unit is spacious Great Location Convenient and never full visitor parking Unique Floor Plans Nice Open Gym Nice courtyards and working grills Direct Katy Trail Access CONS: My car was broken into within the first month living here, over $500 worth stolen and when I signed here there were so many complaints of the car break-ins & requests that they turn the cameras on, I asked would the cameras be turned on? Low and behold I was told "they were working on it" after many requests and complaints and I was not able to get any money or justice my car being thrashed. Everything Breaks: from door Handles to HVAC to sink disposal, they've broken multiple times during my stay, mind you I am staying in what used to be the "model unit" I have dealt with ridiculous electric charges month to month due to my poor and old HVAC issues. Even if you think you are getting a good deal on rent, be prepared to pay extra in your electric bill. The worst part is how management handles these situations. Upon my second month living here there was a leak in my second master closet that resulted in mold everywhere and it ruined so many of my clothes, I had to throw away blankets, pillows, etc and was breathing it for who knows how long. Then they tried to fix the leak and it was not fixed properly so a two week job ended up taking almost a month. They did not even give me a credit of more than 75 dollars which barely even covered the electrical usage from the loud machine placed in my room running non-stop. The management does not care. Woken up by trash cans & noise: Many have also complained about the annoying trash can noise every morning from the golf carts taking the trash cans down the garage, which the trash system also isn't the greatest but i've seen worse. It piles up and gets gross on the weekends and I know they've tried to fix that, but sometimes people throw out good furniture and that's a plus! The Package system fees & fees for amenities - They charge you for package locker systems that are placed throughout the complex because they dont have enough room, which took away from the office amenity area, which doesn't even have public wifi - so good luck trying to gather groups of people to have meetings in the meeting room or work in those spaces with others. Built with poor materials - the bathroom materials like the shower and tub are made out of that cheap plastic that molds up super easily. It is nice that comes with a washer and dryer but they don't actually clean the clothing - the entire time my roommate and I have struggled to clean our clothing, spending extra time and money by double washing or taking them elsewhere. You will be charged for a lot at the time of move out - even the damages from the two AC leaks we had affected our baseboards and that costed over 1,000 and they refused to replace the baseboards after the second leak. It hasn't been horrible living here, but they made a mistake by giving me the wrong unit the day of move in and I wish I would have taken it as a sign but it is what it is. At least you can walk to mi cocina and west...
Read moreâ 1 Star â Only Because Zero Isnât an Option If youâre thinking about moving into this building or any UDR property â do yourself a favor and donât. Where to start? When we moved in (in August, mind you), the air conditioning didnât work. Their solution? Dump external AC units in our apartment that ran 24/7 â on our electricity bill. It took over a month to fix, and they took zero responsibility for the inflated utility costs. Next, the fridge water filter was broken, so we had to buy bottled water while waiting another month for a basic replacement. Not a major fix â just another example of how little they care. The office? Think of it like a rare PokĂ©mon â exists, technically, but good luck catching it during posted hours. When we did find someone there, we were told to call a number for help... and the number told us to go to the office. This explains why it took 5+ months to add a roommate to our lease.
Now letâs talk about the move-out surprise. Our inspection report came back mostly clean (Iâll own the oven stain), but then we got slapped with a $200+ carpet cleaning fee â for âblack stainsâ and "bad traffic areas" that werenât even mentioned in the inspection. I asked for proof. Denied. Repeatedly. Then came the mystery $200 charge on our final bill â $100 higher than our average. When I asked for a breakdown? Crickets. I emailed multiple times. They brushed me off with generic answers â then just stopped replying altogether. No justification. No accountability. Just silence. This wasnât a miscommunication. This was their operating procedure: delay, deflect, then disappear. They know that most people wonât take them to court over a few hundred dollars. They count on it. They benefit â because most people give up after being ignored long enough.
This property, and UDR as a whole, has made it clear: tenants are not people to them â weâre wallets with email addresses. If you like being treated with disrespect, overcharged without explanation, and systematically ignored, this is your place. Otherwise? Run. Fast.
I added the pictures of the carpet that they included on the report, so you can judge yourself, as well as the "invoice" for the carpet cleaning.
Oh â and how could I forget? If you're paying extra every month for a reserved parking spot, donât get too attached. Itâs more of a suggestion than an actual reservation. Random people parked in our space multiple times. But hey, theyâll still happily...
