I was looking forward to staying at this 1920s charm, oddly named “Greenhouse” to help a small business located in the uptown Dallas neighborhood. Yes, the house located very close to Katy Trail (a favorite trail of mine) has an odd green color, house plants, decent parking, a whole kitchen, and decent space.
However, if you are on a business venture with unexpected scenarios, would like to enjoy the botanical life inside the house, would like to make simple meals and/or eat them correctly — this place may not be for you.
based on my booking, there is a no (0) refund policy for any nights for any scenarios — perhaps add travel insurance, despite this being a traditional bed and breakfast
To my surprise, I would figure a smaller owned and operated BnB to live up to its name — every plant in there is fake.
Remedy: - incorporation of living botanicals - here are various low maintenance house plants — Snake, ZZ, Devil’s Ivy, Rubber, Spider, Jade plants or even Alo Vera
Remember the BnB alludes its customers to “Cook up dinner in our open kitchen with stainless steel appliances. Enjoy a fresh coffee at the breakfast bar using our Nespresso machine.” — but throws off its marketing vibe by surrounding amenities by providing a list of places around to go eat at.
Remedy: Get the basic utensils at least for 2 guest. Either keep the Nespresso machine or change it for the $10 coffee maker at Walmart.
Other observations for a property to stand the test of time:
the toilet paper holder does come flying off the wall, be careful as the fixture is not properly attached to the wall.
renovated shower: because the property is peer and beam, doors will shift — take caution opening and closing the shower door as it is NOT properly adjusted to compensate clearance required for door movement. This enables scraping against the floor tile on one end and allowing water to flow underneath the other end. (Asking for future trouble)
Bedding: So towels and bedding smelt and felt clean. There was a washed out (hardened stain) on the comforter from a previous customer as well as a face towel underneath the bed (probably unclean) along with an ibuprofen.
Overview: For a few of the reasons above I hope the “$60 additional fee” helps address these issues as I know that’s not the cost of just cleaning for a single room.

Read moreI have stayed at this property in the past year and had a lovely experience, and even recommended to colleagues due to proximity to our offices, so the experience I had today was well outside the realm of expectations.
I landed from Honolulu on the red eye and went straight to the office and worked a full day. I had made dinner plans with friends and planned to swing by the hotel to check in and drop off my bags beforehand.
I found myself in a position of having to find alternate accommodations very late in the evening and lucky to have found anything available.
The main frustration lies in the string of text messages, requesting balance due, confirming that balance was paid following my note indicating payment method was provided at reservation request and 2-3 hours later indicating balance due again and cancellation of the reservation if not paid within 30 minutes. This action seems to have been taken because all communication I attempted after this correspondence was met with mostly silence. And I was left standing on the property patio with no accommodations quite late in the day. I never received a follow up communication following my voicemail, text and email communications, even though a text was sent indicating I should expect a response to my voicemail “at our earliest convenience”.
I am in the hospitality industry, and this sort of behavior is entirely foreign and frankly shady. I recommend avoiding this property if you would like assurances of a place to lay your head at the end of the day. Spend a little more on a branded hotel with staff and proper...

The Good: Lovely historic 1920's home remodeled into four private units. Granite counter, wood floors. Easy to locate, good parking, well-trafficked area, easy walking access to trails, parks, and lots of great restaurants. Pet-friendly with a small yard. Feels safe. Comfortable beds, no squeaking/sagging. Spacious living areas. Responsive hosts. Our access code came on time, everything seemed to be automated.
The Not-So-Good: Cleaners missed the mark. Hardly any dishes/utensils in cabinets (found them the next morning, in a dirty dishwasher!) Food left in fridge. No coffee provided, as was stated in amenities. One set of towels, no bath mat. Trash left on balcony. Floors had leaves/sticks/hair/debris left behind, no broom to sweep with... THE NOISE!! Not at the Airbnb itself, but neighbors just 20 feet away from our headboard had an all-night party on their balcony (cops finally came a little after 3am and shut them down). Love Field jets fly over low every 10 mins. Sirens and burnouts ALL night. Curtains don't block lights from the deck (they can't be turned off?!) Tiny A/C vent in bedroom, so door had to be open, but the lights from living area can't be blocked. We left after one night, found a hotel for a much better experience. Just calling it...
