Mediocre shopping center that's been 50% vacant for at least a decade when I first visited. Since COVID, pretty much every store received curbside pickup spots which is nice but now that everything is open, these spots have been empty 99% of the time. All they do now is take up valuable parking space.
It's clean when walking around but since it's an outdoor shopping complex, you're open to the sun/rain/wind. Right now when it's 100+ outside, it's not the most fun place to be. Hot sun reflecting off of concrete. They should've add more overhangs or pergolas like other nice shopping complexes have. Maybe even add misters like some of the shopping centers I've been to in Arizona.
Landscaping is blah. Most of the walking areas are just concrete with small squares of shrubs and a small tree. The intersection where Red Robbin and Starbucks is located is a nightmare. The shrubs block the view of drivers at the far back stop signs so no one can tell who was there first. People just roll through the intersection. The fountain square area is the only nice sitting area to hang out.
The security guards Palladio has hired are comical. They drive a Prius and Tacoma around looking all cool but do nothing. People illegally park/stop in red zones making it impossible to make it through the narrow roads and the security guards do nothing. At least tell them to keep moving or ticket them. Some of these drivers park there for over 30 min!
Shopping and restaurant wise, it's good but not the best. Food options are alright but they all have their positives and negatives. In terms of shops, most of these spaces have been vacant with cardboard stock art for 10+ years. There's always been a lot of turnover with some businesses leaving altogether. Why? I'm guessing the rent is too high to attract businesses.
All in all, Palladio is a nice place to have nearby if you live here in Folsom but it has much to improve. It could easily turn into the next 'dead mall', especially since they are having such a difficult time attracting new shops/restaurants. I'm hoping it does...

DOGS Fido lovers who feel compelled to bring their leashed friends will appreciate the helpful bag dispensers for collecting pet poop. It's a shame that the poop stations put all the buzzing flies right at child biting level, so please don’t leave any additional presents elsewhere where someone might step, sit, slip, fall, play, or eat...
TRAFFIC This is a popular destination located where multiple busy roads converge near US-50. Folsom is mushrooming south of the freeway and this is likely to increase traffic even more than it is today. Be alert when driving so you do not kill anyone.
BE CAREFUL CROSSING STREETS. A car ran a stop sign and hit me in the crosswalk between Kirkland’s and the Iron Point Parking Structure on 2019-08-02 and fled the scene. The driver was quite surprised when I met her in the garage a moment later and didn’t seem to realize she hit me and had bent her driver-side mirror on my body. The woman was clearly not lucid and may have been inebriated because she could not speak more than a couple words coherently and in retrospect seemed to act the part perfectly. The police suggested I contact MY insurance company because vehicle laws are not enforced on private property. Very thankful I wasn’t killed walking to the parking structure after lunch at Whole Foods...
PARK LEGALLY. It is not fair to disabled people to block the crosswalk ramps to wait for shoppers. It is also wrong for able-bodied frauds to use disabled parking merely because they are too lazy to walk a few extra feet. Many disabled persons dream of being able to enjoy walking those extra few feet. Think of them when parking is tight and you don’t “feel” like walking a little with your kids.
Always remember there are cameras...
Read moreI've had the privilege of living in Folsom for the past 22 years, and it's been incredible to witness the city's evolution. One of the standout developments is Palladio, which has become a true gem in the heart of Folsom.
When I first moved here, Folsom was a bit quieter, but over the years, we've seen it grow into a vibrant, bustling community. The Folsom Ranch area, in particular, has transformed into a thriving hub, and Palladio is a shining example of this growth. This shopping center offers so much more than just retail. It’s a fantastic spot for teenagers to hang out and socialize, thanks to the variety of shops, restaurants, and entertainment options.
For those of us who enjoy a little shopping therapy, Palladio delivers with a wide range of stores, from fashion to home goods, making it the perfect place to find something new. And let's not forget the movie theater—it’s a great place to catch the latest films in comfort.
What truly sets Palladio apart, though, is the open space. During the warmer months, it’s the perfect place to enjoy the summer concerts that bring the community together. Whether you’re enjoying live music with family and friends or just strolling around, Palladio offers a lively, welcoming atmosphere.
As a local realtor, I’ve seen firsthand how Folsom has grown and evolved, and if you’re looking for more info about this wonderful community, I’d love to help. Feel free to reach out at 208.286.5285, I'm here to assist you every step of the way.
Overall, Palladio is an essential part of Folsom’s transformation. It’s not just a shopping center; it’s a place where the community connects, making it a must-visit spot...
