I held back my review until I was sure of it. When you live here for over four years, you see whats really up. Its the cheapest building in the area. Pool area is terribly managed (mismanaged), pebbles everywhere, the seating is so old and itchy. The seating area never gets cleaned or sanitized. They float two bottles of chemicals in the pool to clean it, since they leave it covered all year now. The gyms equipment is basic. They do not HONOR the CONTRACT and can manipulate the price as they see fit. Long story short. I am on my original lease with says it auto renews at 12 months and 10% period -- BUT they started sneaking and charged me 15% without any notice. When I discovered the FRUAD they said that it was a new company policy. What does a company policy have to do with a legal agreement? I would get taken to court if i don't pay what they want and say I only agree to 5% now. Anyway, if i could move to a nearby building and it wouldnt be run by them I would. Will be buying a house and never being a tenant again. Its not a fun place, no community, they do nothing for improvement. The dog park is unsafe as it doesn't have a double door entry so pets are always running out and causing stress. The dog park has no lights and there is poop everywhere. There are cats everywhere and even cat food outside in random places, the cats piss in the pool. The outdoor chair cushions are "new" from two years ago. But they let them get rained on and put them away without cleaning them properly. The are reactive and not proactive. They run the condos next door, all of the ones with the messed up balconies, again has been like that for over a half dozen years. They all use the amenities also, which they will lie and say its not associated. Overall, the location is what it is. But i would spend more to have something where people actually respect you. Its in the lease, has a respect section. Where is my respect as someone who has invested over $112k in rent paid on time, everytime and before time. Also BEWARE the heating units on the wall are over a decade old. Literally they cut a hole in tye wall so it lets cold air in and hot air out, or vice-versa when you don't want it to. Ā Ā Ā Read moreThe community is located in a good area, near Bridge Street with quick access to Newark and a very easy 5-10 minute walk to the Path station with access to New York. The community even offers a shuttle service during the week. This shuttle runs frequently during peak hours and is very timely.
The apartments are spacious and have decent layouts and all the maintenance issues I have reported have been worked on and resolved very quickly. There is indoor parking as well as outdoor parking for a monthly fee, however on street parking is usually available when I come home from work if you are looking to save some money.
The gym is decent if you are looking to get in a quick workout, however the machines are mid-level and the wear and tear is noticeable at times. I did see a tech repairing machines so it appears they have a scheduled maintenance program which is nice. If you are looking for a quick workout this is the place to go, however I pay for a gym membership at a facility which is close by. They have more options and machines to use during my workout.
There is a 24 hour concierge which is nice. They accept packages and deliveries and are usually friendly.
Overall this is a great community and compared to some of the newer buildings that have been built (or are being built) in the area, this one is...

Fire alarm systems were not functioning properly for several months during the time I lived there.
Ok location, most systems in the building are in disrepair - doorlock systems broken almost half the time we've lived here. Threatening emails sent regularly, like pre-emptive complaints about not having more than 3 guests per apartment during the holidays. There are signs in the amenities that we pay for every month that say "no gatherings". I'm not sure what else you're supposed to do in a room with a pool table - one person playing by themselves?
The building is 7 or 8 years old but feels like it will collapse on itself within the next 5 to 10. EVERY appliance or built-in item in the apartment looks like it came from a scratch and dent store. (Except the fake granite, that was probably ordered new). A LOT of noise from the streets surrounding the area, 18-wheelers on their way to the nextdoor warehouses, and the gear heads speeding through the area (auto speed shop next door).
