This review is specifically for condo 407 with landlord named Karthik, or GK, at 102 Christopher Columbus, Grove Pointe.
My wife and I moved back home to the NY/NJ Metro Area as she is pregnant with our first child. We video toured apartment 407 numerous times. And while it wasn't in perfect condition yet, we were assured by our agent that the landlord has promised that the renovations were being made (such as the walls being painted, the bathroom fan fixed, the damaged flooring re-done). I mentioned about 5-10 times that we must leave the windows open and/or a fan running, so that we will not expose my family to fumes, especially during pregnancy. On each video call, we were assured, specifically, that things were headed in the right direction.
When I got off the plane from Washington to NJ, I received a text message from my agent saying that the apartment may be a bit dirty. I was willing to take a look and see for myself. We entered to the apartment, with all of our bags in hand ready to move in to find an apartment in absolutely disgusting condition, not only unfit, but unsafe to move in. The sink had 8" of green slime in it. The bathroom fan was not fixed. The windows were closed and the fumes were overwhelming. The windows were filthy. There were about 20-30 items left around the apartment, I assume from prior tenants. I had asked for the window curtains to be left up. But there were dishes, garbage, and much more.
Karthik's approval process was by far the most detailed I've ever been through. The reason I was given is that "He's had a bad experience with a former tenant." But now that I have spoken with the neighbors, the previous tenants were not the issue. The landlord was the issue. He doesn't fix anything, he blames the building, he blames the tenant, he blames everybody in order to avoid taking responsibility.
I was also frustrated with Karthik's agent, Mary, for providing completely misleading and incorrect information regarding the apartment.
I called Karthik, the condo owner, and he gaslit us. He said that no matter what the issues are currently, that we can expect to work with him to solve it all. Of course, this is ridiculous. The apartment already needed to be in move-in condition. Also, of course, given what I had learned, relying on this man to fix anything was but for a fool.
In a moment of frustration, when I saw him outside of the building around midnight, he wanted me to go tour the apartment, because he said he has now cleaned it. When I declined, he got very aggressive with me and performed the act that he, according to neighbors, had also performed on the previous tenants: "This is New York City area real estate. Didn't you know?" I am from the area, and I suggested that, I do not know what sort of traumatic experiences he has had in the past, but this is an exceptional case of confusion on his end, if not outright lying.
We refused to move in, and after about 1.5 months, he did indeed return our security deposit and first month rent. His first attempt to send the money did not work, delaying us further about 2 weeks. He refused to reimburse us for the 10 days (about $2,500) we spent on hotel accommodation, so that we could urgently search for a new apartment. He showed no empathy nor care for the apartment being in complete disrepair for a family with a pregnancy for move in. Luckily, since it was not a very busy time of year, there was some (limited) availability and we had some other options of place to move.
I'd give zero stars to apartment 407 as long as it is under current ownership. But I'd give 5 stars to the absolutely wonderful staff of Grove Pointe. Each and every one of the members of the concierge I worked with was delightful - very professional and helpful. I regret meeting under these circumstances, but was so happy to have gotten the reminder of what fantastic service looks like - from the building staff. I owe nothing but thanks to the...

If you're on the fence about moving here, let me help you decide! I lived in a one-bedroom apartment on the 18th floor (722 sq ft), and my experience was nothing short of fantastic. This place became more than just an apartment; it truly felt like home.
Exceptional Team and Service From day one, the leasing team: especially Nick and Priya- went above and beyond to make my move smooth and stress-free. They’re professional, kind, and always just a call or email away. The maintenance crew is equally top-tier. Rich, in particular, deserves a shoutout. He’s prompt, dependable, and genuinely cares. Any issue I had was fixed quickly and thoroughly - a rare find!
Beautiful Apartment with Breathtaking Views This one-bedroom unit is spacious, bright, and thoughtfully laid out. The large windows flood the space with natural light during the day, and the 18th-floor views of Downtown Jersey City are absolutely stunning at night. Watching the city lights from your own living room is a daily reminder of why this place is special. It’s a calming, luxurious vibe that’s hard to beat.
Location, Location, Location Living here means you’re steps (yes, literally steps ) from the Grove Street PATH station. You can be in Manhattan in minutes. The Hudson River waterfront is just a short walk away, ideal for jogs, walks, or relaxing by the water.
The Grove Street neighborhood is one of the most sought-after areas in Jersey City. Restaurants, cafes, and convenience are everywhere. Whether you're craving amazing pizza, Chinese, Korean, Indian, or Dominican food — it's all here. Cookie shops, ice cream parlors, and bodegas are just around the corner. You’ve also got Starbucks and Duane Reade (Walgreens) next door, and a 24-hour McDonald's right across the street -which is a late-night game changer!
Community Vibes What really sets this building apart is the concierge team. They’re warm, welcoming, and truly make the building feel like a community. Over time, they felt more like family, always greeting you with a smile and ready to help.
If you’re considering renting a one-bedroom I would highly recommend one on the 18th floor! The view is a perfect balance of everything! 722 sq ft of comfort, light, views, and unbeatable convenience. With such a strong team and an incredible location, you’ll love calling this place home just as...
Read moreMy husband and I have lived in Grove Pointe for 4 years now (lease renewed twice so far) with no current plans to move. The building has its quirks, sure, but it’s one of the only reasonably priced high rises in the area, has a pool, a gym, and lovely staff.
Tiaise, Brianna, Naim, Darrel, Rich, and Shawn in particular are always friendly, helpful, and focused on their jobs. I work from home, so a lot of days Tiaise and Brianna are the only people I chat with IRL, and thank god for them. They go above and beyond to make us feel cared for and at home — loving on our dog, making sure we get our packages, quickly resolving issues, you name it.
Sometimes we have to follow up a few times to get building management to finish maintenance requests, but the guys handling the repairs are always competent and happy to help.
We live in an unrenovated 1BR and actually prefer the older cabinets, parquet floors, and bathroom, so we’ll likely stay in this apartment until our next move.
There’s a handful of negative reviews here that I don’t think reflect the full picture — every building has its issues (it’s part of living in a city), but for us, all the good definitely...
