I have lived at Hudson Point for 10 months. I recently renewed, but begrudgingly so due to moving costs and the difficulties in moving apartments again at this point in my life.
THE PROS - nice interiors of apartments (especially if you have updated flooring, which you will pay at least $200 extra for in rent) and plenty of pantry and closet space. Larger bathroom than most similar apartments. Great location on marina but a little farther from the PATH and Grove Street area.
THE CONS Management - The renewals, leasing, prop mgmt, and maintenance do not talk to each other. Ex. #1 - I recently called maintenance for an emergency and was told that I had the wrong number, and then told to call a different “Hudson Point” number which was a completely different property in a different state. Ex. #2 - The leasing agent I originally signed with offered me a rent special that was $100 lower than what I renewed for with the renewals team, but did so for other apartments on my floor and after my renewal offer was given. Why wasn’t I offered a special? Why is there a price mismatch from the renewals team vs. the leasing team? Ex. #3 - when I moved in, I provided the information to reserve the elevator as requested. Because of issues with the reservation system, my reservation was not confirmed. This occurred multiple times and no one on the leasing team or prop mgmt assisted me without me prompting and calling. Also, the parking spot assigned to me was already assigned to someone else. The blame was always on the reservation system with no accountability on the management to work around these issues.
Building - The building is NOT a luxury building. The hallway walls are dark with no windows, all the apartment doors and hallways are scuffed, there’s stains on the hallway carpet, the paint is peeling and there’s water stains on the ceiling everywhere. The roof has had multiple leaks and was recently replaced. Several people have had their water heaters leaking and flooding apartments, and this has been going on for years. The HVAC is a split system that needs to be turned on by maintenance to heat or cool every winter or summer, respectively, rather than automatically toggling between the two (I recently had to call maintenance FOUR TIMES to have the switch from heat to cool done properly). The fire sprinkler system has burst in several spots several times, INCLUDING ON CHRISTMAS EVE, causing the fire alarm to go off for hours. This building is in bad shape maintenance-wise and it seems there’s no remedies being made to fix basic living conditions but rent continues to increase, frequently by double digit percentages in the past few years.
Amenities - Amenity fees are $600 annually (more than many other places) and yet it costs $500-750 to reserve the common kitchen area. The gym is nice and useable, as is the kids playroom. However, the business center is seldom used and should be converted to a more useful space.
Rent - As stated, the rent increases are what you would call, by legal precedent, “unconscionable”, and everyone is treating 20-25% rent increases in 2020-2022 like exception years because of the pandemic. Pandemic or not, no one can afford their rent going up by hundreds of dollars. I was given two weeks notice of my new rent offer prior to my notice to renew/vacate date, and then offered a lower price by the leasing team after I renewed. I could have vacated and switched apartments but the lack of communication between the renewals and leasing team through incompetence or deliberate manipulation made any savings impossible. I had to negotiate down a 8% increase to a 5.1% increase - we’re talking in the $175-$275 range. I mentioned the maintenance issues listed above and the building issues that don’t justify such an increase from an already inflated base rent, and the renewals team gave me the canned response of “market trends” causing the increases. Pros: Nice area of Jersey City. Situated in a quiet area on the water in front of the Marina. Close to Path Train, Ferry’s and light rail. Pretty much a quiet building. Most people keep to themselves and are respectful. Rolando and Jeff at concierge do a great job. Mike from maintenance does a great job Elevators are quick and efficient. Most Apartments are spacious. Some with balcony’s overlooking the marina/water. Upgraded kitchens.
Cons:
Found 2 Mice!! in my kitchen cabinet. I hope this is not an serious issue and that they have the exterminator take care of it ASAP!!
OLDER building. Not a luxury property. Rent is not cheap. I suggest Looking at other buildings in the area as well.
BEWARE! Bedroom walls are super thin. You can hear your neighbors’ regular conversations, crying babies, kids screaming, doors & dressers closing/ opening, alarms etc. If you’re a light sleeper like myself - it can be very frustrating and annoying at times.
As you see from other reviews living on the 1st floor is not a good idea. Along with plumbing, you also have ongoing construction being done to the property.
The front entrance does not have a driveway.
Hallways are Dark and need to be painted. Apartment doors are marked up and dirty.
Some Residents put doormats and decorate their apartment doors. Some also leave bikes and shoes in the hallways as well. This Makes the hallways just look dirty and ugly. You aren’t supposed to do any of this but people do it anyhow and management doesn’t enforce it enough.
Heat/AC. The heat needs to be turned on in the fall and then in the summer the AC needs to be turned on by maintenance. Kinda weird that they aren’t both available year round.
No dog designated play area. But there is a fee to have one.
Gym. Equipment needs to be upgraded. Feels crowded with more than 4 people. Especially in the free weight area. No steam room or sauna.
2 community BBQs in the back entrance but there’s no real privacy or space to enjoy this area. Residents go in and out of this small area all the time.
No pool or Jacuzzi.
Since living here there has been noisy construction in the area. Front of the building – the Marina. For those working from home; which most of us do at this time. This is another inconvenience. FYI. You also have to sign in your lease that you’re okay with the construction in the area.
Indoor parking is not included in the rent. You must pay for it.
Other. I have mixed feelings about living here. It is an older property but charge as much rent as some of the newer buildings in the area.

   Read moreI lived in Hudson Point from June 2021-June 2024. I am so glad that I moved out. The only positives I can say about this building are the Concierge are the best. Jeff, Kevin, and Maddy are friendly, helpful, and look out for the residents.
Before I moved in, I was informed that the unit that I signed a lease for, and set up renter's insurance and mail forwarding for, was being occupied by the original tenant and I would need to move to the unit next door. They offered to honor my lease terms (how swell of them!) When I arrived to pick up the keys, they were surprised that I was there as nothing was ready.
I broke my ankle in 2022 and was on crutches. My dryer broke around this time. I lived on the sixth floor and their solution for me was to carry my laundry (while on crutches) across the building and down to the 1st floor to use a dryer. I think I was without a dryer for 2.5 weeks, and let's face it, that's not a real solution for someone who is disabled.
Leaks! I had at least 3. One destroyed my floors and I had to fight with management to get them fixed. It took them 11 days and ruined my 4th of July weekend. I got a whole $150 dollars for that. If anything major happens, have a fantastic time dealing with management. No one believes in following up.
For a while, they wanted us to do minor repairs ourselves, like change lightbulbs on our 6ft+ ceilings. Because everyone that rents an apartment keeps a ladder in their apartment, right?
Absurd rental increases and predatory tactics. Be prepared to have your rent go up a lot. Also be prepared for them to give you 14 days to make the decision and then ignore you for days to run out the clock. I had to get a regional manager involved with my notice to vacate. This last renewal was the final straw for me.
Management does not help in any way. Good luck to you if you have a screaming child that lives in a one bedroom unit next door and screams everyday starting at 6AM. Management will do nothing. They say they will, and despite a 20 email exchange they will then flip the script and say that it's normal apartment living to have to deal with excessive noise every single day.
The hallways smell gross. They don't believe in using the AC.
Watch your move-out statement. I was able to get my deposit back because I took extensive pictures. I wish that I moved out a year earlier.
I had damage to my car from the mice infestation in the garage. The garage is now managed by SP and it was in the same gross state when they took it over (think pigeon feces everywhere, and a few dead mice).
