I've been living at Modera since July 2016 and I have only positive experience here. I'm shocked to see some of the things people have complained about here. Here is my review (albeit biased, because I love living here :)
Leasing Office Starting from my initial experience when I came to see the apartments, the leasing agent Yolanda was so personable and patient, answering all my questions and showing me apartments, even as they were finishing up the construction. These folks really care about you, through their attention to detail, kindness, and willingness to work with you and making sure you're satisfied.
Property/Apartment I have a 1BR/1Bath and I absolutely love it. Everything about the building is unique and very high end - from the moment you walk in, you're in love with the amenities, conveniences, it even smells delicious :) This is a historic building that used to be an old warehouse. The developer painstakingly renovated the building, taking care to preserve the wood beams and re-purposing many of the artifacts, which I personally really appreciate. My friends call my apartment "the resort" because when you're here, well, you feel like you're on vacation :)
The apartment is very quiet. In my previous place, when the A/C came on I couldn't even hear my TV, it was so loud! Here, they've put the unit above the ceiling in the bathroom and it's as quiet as a mouse, I never hear anything, only feel the the air circulating. I don't hear my neighbors either. Very rarely do I hear any noise from my neighbors at all and even then it's minimal.
Maintenance/Concierge Martin and his team are excellent when it comes to fixing things or attending to maintenance. These guys are professional and will wear shoe covers when they enter your apartment. All the concierge staff are extremely helpful and personable too. In my short time here I've come to know nearly all of the staff by name and I've never felt more included or cared for than at Modera.
Trash collection Yes, we have a service where the trash is collected outside your front door. In order to have your trash collected you need to put it out between 6 and 8pm. Just to point out, you can dispose of the trash yourself if you can't wait until the next day's collection. I understand it can be annoying to have to pay for the service and not be able to use it sometimes, but, hey, if this is the only downside, trust me, living here it's totally worth it! I just can't believe that some people would give a 1-star rating to otherwise amazing place to live simply because of this!!!

lets start with positive: A. The front desk staff is beyond awesome: Jen, Day and Donna, just fantastic B. The leasing office staff is excellent (update: I think I was too complementary here, I take this back. They are terrible) C. The property is beautiful, including lobby, rooftop D. Pet friendly with grooming room and dog walk
Now the negatives: A. The acoustics in this building are terrible. You can hear every neighbors conversation in apartments, people having sex, next door TV. This is absolutely unacceptable. Terrible if you have a loud dog at your neighbors B. They cut the corners on top floors, The apartments are a bit dark on inside and they eliminated the closet lights just to complete construction in time C. It offers only valet parking, you can not self park D. Elevators are insufficient, only 4 split on two sides of the building. Only one of the four goes to Rooftop. Both elevators on right side are taken each weekend by people moving in and out. If you are on higher floor, you have to walk all the way on the other side of the building just to go down E. Trash service is annoying: You have to leave trash outside Son to Thurs. No service on Fri/Sat. hello? That's when we clean our apartments or throw parties. If you come home after 8pm, tough luck no one will pick your trash. What am I paying $300/year for?
Update sep 19, 2016: Just to be clear, the leasing office and senior management DID NOT resolve my issue. They asked me to leave the apartment because I have been complaining about noise in my apartment where I can hear everything from my neighbor.
Update sep 19, 2016: my friend (who lives on 8th floor) stepped into her apartment with puddles of water leaking from the roof. She had already complained about wood in her ceiling that looked wet when she moved in but they denied any recent leaks (which I can confidently say was a lie). No one came to repair or see at night while it rained and leaked further. No one showed up the entire next day. She already has a huge issue with loud noise from air conditioners on rooftop, for which they are showing no urgency to repair. Oh, I forgot, she can hear rats in her ceiling and already gotten scared at night thinking they got into her bed. And did I mention she found massive holes in the bathroom walls.

   Read moreWe were overall quite happy at Modera Lofts until a few months ago. Most of us tenants are outraged at how things are being handled during this pandemic and are considering leaving this place. To start with a few: According to the manager, staff members are not required to wear a face mask, so the concierges, who are in close contact with hundreds of tenants every day handing over food deliveries and packages, hardly ever wear one, and, when they do, they donât cover their nose or even mouth The package and food delivery is a disaster. They claim they hired a dedicated package concierge, but we are constantly having issues with package deliveries. In addition, every time we have a food delivery, the concierge is not at the front desk to receive them because theyâre in the package room or in the bathroom, so the delivery person has no choice but to leave it at the front desk. When the concierge does come back, they donât bother to notify the tenant that thereâs a food delivery for them While all other buildings reopened their rooftops several weeks ago (with all the precautions necessary and at everyoneâs own risk), the manager refused to do so but continued to charge the full amenity fee from all tenantsâboth new and old. Despite enforcing this for us tenants, staff members, INCLUDING the manager, were seen having lunch on the rooftop Although they finally reopened the rooftop last week, weâre only allowed to be there until 5 pm, and they try to enforce this by removing the grill tops (ie, treating us like children) and turning off the water (so that weâre not able to wash our hands during a pandemic?) Although Governor Murphy has signed an executive order raising the limit of outdoor gatherings to 100, Modera Lofts still refuses to fully open the rooftop
Many of us have reached out to the manager and the leasing office with our concerns and suggestions for improvement but these are all being ignored. We are all very frustrated at how weâre being treated, particularly since this is supposed to be a luxury building with quite an expensive rent.
