UPDATE I applied and paid the holding deposit on a unit to lock in the price until I could tour the property the next day. After the tour I decided not to move forward and withdrew my application. I also checked the box to receive my "renter report" when I applied, but received a broken link instead, which I mentioned to the leasing agent during our tour. Because I cancelled my application within 1 business day (and still wasn't yet approved or denied) they didn't pull a credit report or initiate a background check yet.
Upon making my requests to refund the deposits I paid and the application fee I was told that a) it takes 21-days to refund a holding deposit and b) I should have requested my "renter report" at application to receive it (which I did).
There is no legitimate reason to retain a holding deposit for 21 days. This is unreasonable, especially when the website and acknowledgments I signed when applying don't stipulate a timeframe for the refund. Security deposits are held for 21 days post move out when a landlord-tenant relationship is established, and the landlord needs to inspect for cleaning and damages to deduct from the security deposit refund. These conditions don't exist in this case, and this is a simple credit card refund that should take no longer than 7-10 days to process. Additionally, I was told that someone from their accounting team would reach out to see if I want a check or credit card refund, and 2 weeks later I still have not received any communication.
I had the pleasure of touring with Patrice today, and she did a fabulous job showing the property +5/5 stars for her. She is extremely knowledgeable about the building and all of it's fantastic amenities, and was very friendly and thorough. The pool area is absolutely stunning, and I love that they have two pet relief areas, which is especially important to me when I have to get up very early for meetings and it's still dark out - I can safely let my pups out. Also, the property was very clean, the landscaping well-maintained, interior common areas smelled like a luxury hotel, and it was generally peaceful, which was great to experience given the size of the complex.
With all the awesome amenities, the unit interiors unfortunately left me wanting more, especially in comparison to other luxury properties in the area at the same price point (Jardine, Hanover, Modera, Columbia Square). I wish that the designer had put a little more effort into all the tiny details that really make a home look and feel upscale, especially to match the superior amenities on site. It just feels like corners were cut on the interiors. For example, the units lack soft close cabinets, which was surprising. The counters are are a beautiful Quartz, but the slab is thin, making it look average. The bathrooms appear to have a bathfitter-style shower/tub which was disappointing to see at the price point. There's also no real linen storage or counter space in the bathroom (for the 1 bedroom units, at least). Finally, the floors are luxury vinyl which is easy to keep clean, but I think the units would "feel" more upscale with wood, engineered hardwood, or even a laminate. They could have even just polished the concrete instead of putting the vinyl planks down, which would have been better in my opinion.
All these little things seem silly to gripe about, and I probably sound super picky, but I promise you that I'm not trying to drag Rise at all...just trying to convey that even with all the spectacular amenities at your fingertips, the apartments seem overpriced in comparison to other luxury complexes in the area at the same price point. You can get more interior bang for your buck elsewhere, if that's what's important to you...especially with where rents are in general in LA, which is frankly absurd. Ultimately, I think the units are overpriced, not by much, but if you tour the other properties I mentioned, you may understand what I mean. If I'm going to shell out $3-$4K on a 1-bed, those little details...
Read moreI have been a resident in this building for nearly a year, and I must say that my recent experience with the management's handling of a serious issue has left me deeply disappointed. In my time here, I've had my fair share of minor inconveniences, but the fly infestation I recently endured was nothing short of a nightmare. It reached a point where my unit became completely uninhabitable for an entire week.
My ordeal began when I noticed an alarming number of flies infesting my apartment. Naturally, I immediately contacted the front desk and sent emails to the community manager to voice my concerns. Unfortunately, my initial attempts to get assistance fell on deaf ears. It wasn't until I had made a third desperate plea for help that anyone took action.
By the time an inspector finally arrived at my unit, four long days had passed, and the situation had escalated to the point where flies were swarming everything – my furniture, my clothes, and every corner of my living space. The severity of the issue had taken such a toll on me that I was in tears, and I even had to seek medical attention due to heart palpitations caused by the stress and disgust.
After the inspector's assessment, fumigation was carried out, but the damage had already been done. I had to hire a professional cleaning service to deep clean my unit, and I was forced to replace all of my furniture due to the extent of the infestation. Despite requesting reimbursement for these expenses, I have yet to receive any response or compensation from the management.
In my frustration and desperation, I took matters further by filing complaints with various authorities, including the health department and LA public housing. This level of negligence and unresponsiveness from the management is utterly unacceptable and has left me feeling completely let down and disregarded as a resident.
Regrettably, I cannot in good conscience recommend this building to anyone, given the way my situation was handled. It's essential for potential residents to be aware of the management's lack of accountability and the potential health hazards that can arise from such neglect. I hope my experience serves as a cautionary tale, and I sincerely hope that management takes immediate steps to rectify their shortcomings and ensure the well-being of their residents...
Read moreNot worth it at all. Overpriced so called “luxury” apartment yet leasing staffs are unprofessional, neighbors are inconsiderate and not safe at all even they want to hide and claim that it is.
What people don’t see is not only how well they maintain but also how well they handle when there’s problems. And this apartment failed their residents miserably for that.
Cars in the garage get break into numerous times, a car even got stolen. Apparently all the surveillance cameras were off during the incidents (how convenient) when the police went to check them since they refused to show it directly to the residents. Leasing staffs don’t communicate with each other, so you have to tell them same things over and over. Not only that they feed you with wrong information. It’s managed by GreyStar, which is one of untrustworthy corporate when it comes to taking responsibility for their residents. A staff named Dominique was so unprofessional and insincere about residents’ safety. She called me to give another inaccurate information, I brought up genuine concerns about residents’ property being damaged/stolen due to the lack of security and how gates always breaks. I couldn’t believe that she had audacity to say it could happen anywhere yet the residents don’t pay same amount rent fee as “anywhere” around here. Yeah right, so professionally managed. They even refused to notify other residents about such incidents for awareness, and yet again just want to sweep it under the rug, act like nothing happened.
Oh yeah, for few months, all the residents had to wait and look for their packages because it was not getting fixed for that long. I’m talking about months. Of course it wasn’t their fault because the part to fix the issue wasn’t arriving on time. But who really knows what took them so long.
They make stupid rules such as no fences to cover the balcony area and even threaten us that we will get extra charges for violating their regulations that I never saw nor signed. Yet they don’t want to take their responsibility as they advertise because it’s not on the lease agreement.
Lastly, the apartment is so called animal friendly, yet when we reported some of our neighbors neglect their pets and let them whine for hours, they don’t do anything.
