UPDATE TO PRIOR POST:
We have FINALLY moved out of this community after our lease has ended. Now that we are due for a refund on our deposit, they got the incorrect “pay to” address. I have tried calling multiple times throughout everyday of the week (including weekends), I have left voice messages, and even emailed for the past two weeks. Still, I have not heard back from this community. I have now left a message with the corporate office ZRS management to see if someone there can help us out.
Be very cautious when even thinking about this community. I would absolutely NOT recommend this property to anyone. DO NOT be fooled by the “specials” they are offering; it’s a BIG red flag.

I have lived at blu27 for a few months now and have had to deal with many frustrations. Prior to Blu27, I lived in a nearby community which I loved but unfortunately had to leave due to the lack of time the community had provided to renew my lease and the dramatic increase in price they were requesting for rent. The decision to live at Blu27 was based on the amenities, it was new, location, and price (initially). However after the frustrations we have had to deal with and the price we pay for rent I recommend going else where. You can actually find more affordable or similar pricing, convenience, and peace of mind in nearby communities if you have the time to look.
Cons: Biggest problem is PARKING
Unless you are a person with ONE vehicle, or a family with ONE vehicle this community will NOT work for you.
Management and the decision to implement certain actions are on a day to day basis and are not consistent with enforcing regulations such as parking in the “guests” lot. Ex. They would put a violation sticker on cars not parked in designated spaces in the open lot only during certain times. You can walk out to the lot later on (during business hours) and find that more than 5 cars did not have violation stickers, did not even have a parking decal, and we’re not even parked in a space but against the wall or blocking other vehicles. When the manager was approached about the irregularity and inconsistency his response was “at least we are giving warnings and preparing people for parking changes. We could just tow the cars with no warnings”.
Apart from paying an extra fee of $20 for a parking spot (which almost every other community nearby INCLUDES one spot at no additional cost), they have recently implemented and are working on finalizing a “pay by phone” scenario in what is designated as Blu27 guest parking.
Pool is ice cold regardless of the weather temperature in Miami.
Cleanliness of the building and outside grills is very poor.
You do pay an extra “Common Service Electric” fee which at the end of the day when you start adding up all the extras as mentioned previously, the price tends to be similar with nearby communities and not at all competitive.
Front desk personnel is part of the leasing team and therefore makes it difficult to have access to front desk personnel and are also not present 24 hours. Again, something to compare and make note of when comparing prices.
Frequent issues with the Luxer package room and door not opening when putting code or not receiving notification of delivered packages. — to a certain extent I am aware that sometimes the notification will not be delivered if the courier service doesn’t register the item. BUT all this goes back to my point of comparing other communities; as my last community had a more sophisticated Luxer system and we never had a problem
Pros:
Gym amenities are great They provide frequent resident activities Staff is efficient/quick at completing work order request
Before moving here, I highly recommended looking at ALL options and nearby communities comparing parking availability/ease, front desk availability, amenities and ability to really use amenities. Needless to say, looks...
Read moreWhere to start...beautiful building and beautiful location and amenities, that’s about it, Been living here for a year now: Apartments: very nicely done, paper thin walls tho, and your uninvited roommates are called Silverfish and live in here by the thousands Airbnb: first thing I asked before moving in, was told “no Airbnb is allowed” biggest lie they’ve said besides “we are working to make it better” there’s always people coming in and out with luggage and during spring break it was even more, there was even a pool party that happened, cops came in and everything, so short term rental, definitely a big thing in this building
Parking: not assigned, so if you live on a lower floor, good luck finding parking sometimes, specially since there’s people outside waiting to follow you in and they park wherever because of the fact that there isn’t assigned parking, so no way to know if they live on the building or not, reason why, multiple vehicles have gotten stolen
Package room: HUGE MESS, HUGE, they expect the delivery people to organize and log every package, when you have to deliver 60 packages to a building and gotta log each one, that might take you about 2 hours or so, so they don’t do it, good luck knowing you got a package in unless you’re tracking it, specially cause front desk people SUDDENLY, aren’t allowed in the package room, also packages have gotten stolen and extremely frustrating to spend 15 minutes touching every package just to find your one tiny box
Front desk: no concierge, for a “luxury building” no concierge or all day security it’s a big sign the luxury part its only in the name, there’s security after 5pm, during the day it’s all leasing people who don’t even seem to know the basic things about this building, their only job is to present you the pretty things and convince to move in, after that, you’re on your own, specially since it’s impossible to speak to the manager due to the fact she’s always busy on phone calls or so
Covid measures: LOL, I can count with one hand the amount of people wearing masks
Clean up/ fixing crew: they’re cool people earning a living and hella overworked since the building is understaffed on that aspect
Building area: there’s always homeless people either around the property or in the parking entrance area napping, they keep to themselves but they’re there For more, check out the beautiful photos...

-The unit itself very nice appliances, brand new so not much to complain about biggest issue was paper thin walls which I usually don’t mind however during the pandemic I started working remotely; I could hear EVERYTHING!.
-Location is Great, close to shops at midtown, wynwood, downtown, and Miami Beach. Yes there are quite a few homeless people in the area but they clearly suffer from mental illness and are of no threat to you.
-The maintenance staff is amazing they are so hard working in comparison to other places I have lived.
-Property Mgmt staff ….. the initial property mgmt employees were great ….. in fact my unit did not have electricity the first two weeks I was there, so they put me into another unit for the time being. They took covid pretty seriously however when the transition happened I don’t even know what went wrong. I think in general the communication of the new mgmt staff isn’t as great as the one prior. I had confusion on one of the agreements on my lease so I kept bringing it up they said they would correct it but I came to find out they sent it to collections…. For the record i called multiple times, spoke to the front desk about 3 and wrote an email that went unanswered. A simple “hey I checked the system and no this is not in your lease” would have sufficed…. Which is insane because at my final walk through I asked if I had any pending items on my lease and the woman said no.Property mgr is impossible to get a hold of.
The quality of neighbors living there also declined(obviously to no fault of the property) It’s a pet friendly building which is great I have a large dog and for most of the year halls were immaculate, by Mar-Apr there was poop and piss in the hallways on a daily basis.
