Frank Procopio William Raveis Real Estate Naples — Local services in Naples

Wanted to share our experience with this agent as a buyer. We purchased a home in January, 2024 from this agent and his seller. We completed a thorough inspection process and also requested any information on the yard, flooding or any other issues. We moved early in the summer, and we realized that the yard had severe drainage and grading issues. These are required disclosures in the State of Florida, but both this agent and his seller not only decided not to properly disclose, but they also lied when asked about it. I've attached images of the text response and the flooding that happened every time it rained throughout the summer.

We're a young growing family and the impact of this was truly devastating, emotionally and financially. It's a reflection on this agent but also his brokerage, I tend to think in life it's important to do the right thing and this was a pretty obvious example of not doing that. We've had the HOA and just about every resident in this community stop by at some point to say how this house was known to have issues, including reports given to us from former tenants who had leased it and experienced the same thing. My mother is 91 years old and a bit excentric. She recently moved into an assisted living center and needed to sell her carriage home in North Naples. We had seen Frank Procopio’s flyers on selling other home in her development, so we asked to meet him. Frank was great, he was very patient with my mother and explained everything to her that she could understand. We listed mother’s place with Frank. Frank works with a photographer, using a 3d camera plus a drone, to help to market the home the way it should be. Franks always returned our phone calls and our emails with all our questions answered. He even went the extra yard and made trips to the home to address some problems we encountered.
