If you're considering moving into 730 Julia, do yourself a favor and RUN in the opposite direction. This place markets itself as "upscale living" in New Orleans, but in reality, it's the opposite... a poorly managed, half-functional building that left me counting the days until I could finally get out.
The hallways are consistently filthy. I lived here long enough to realize the floors simply never get cleaned. It feels like management thinks slapping "luxury" on a brochure excuses basic hygiene. Spoiler: it doesn't.
Elevators are unreliable at best, death traps at worst. Constantly breaking down and sluggish when they do "work".
And the "loading dock" is literally the trash dock. Every time you move furniture or get a delivery, you're hit with the smell of garbage. Nothing says "luxury" like hauling your stuff through that. Honestly, when I finally moved out this month, I didn't even care I was just glad to be gone.
To be fair, some of the staff were nice enough. But "nice" doesn't make up for the fact that it was nearly impossible to get anything done. Maintenance requests? Good luck. Answers from management? Don't hold your breath. Accountability? Nonexistent.
By the time I moved out, I was ecstatic to leave. This place left a permanent bad taste in my mouth. It's overpriced, over-marketed, and under delivers in every possible way.
And to top it all off, they've resorted to bribing residents with a phony Amazon gift card "raffle" just to squeeze out positive reviews. If a building has to dangle cheap gift cards to beg for stars, that should tell you everything you need to know.
Bottom line: Don't fall for the glossy marketing. 730 Julia is not luxury, it's a nightmare in disguise. I would give it zero...
Read moreI recently toured this place and I have to say the pictures must be AI generated or from the time they initially built, because it definitely does not give the same “modern, chic, city vibe” feel.
First, the management and staff are rude. Throughout the tour, the staff seems to be ill equipped in answering questions and understanding the lay out of the apartment. And a lot of what was mentioned throughout the tour made it seem like I shouldn’t even consider renting from here. From the minute I arrived with concierge, who went back to let the leasing consultants/agents know I’m here for my tour, the attitude was awful. The tour was rushed, my questions were answered either in a short manner or they just didn’t know. So that speaks to the people you’ll be dealing with.
Number 2, the apartment and complex in itself. Walking through the halls to get to the model, the carpet had a pungent odor to it that made it nauseating. A lot of the amenities, whether it be the gym equipment to the pool furniture - it was run down and not well kept, with wear and tear in furniture or beaten down equipment. Then leading into the unit itself, the hardwood floors were poorly kept, with some cracks along the corners or the walls. The kitchen in itself looks outdated too.
Three, the parking situation. You pay a high fee every month to park in a spot that you’re not even guaranteed for? You have to park across the street at the hotel? Or even outdoors if that’s full? And during Mardi Gras or a big festival I was told “oh you may have a hard time getting around because it will be busy. Hard getting in or out of the building.” A $300 fee for what?

The leasing agent with long braids is extremely unprofessional and got defensive over simple observations and questions I asked like that fact that the lounge chairs in the open space area are literally mildewing and the area looks like it’s in disrepair. I asked her how often it’s cleaned and she became visibly upset and said that the mildew is not mildew and that was from the rain over the last couple of days. Smh! Also, I asked about the markup up the community and she said they could be sued because I wanted to know more about the community.
