Decline in amenities while increasing required amenity fees and lack of caring and communication from management.
Disappointing experience at 777 under EQR Management.
As a resident of over two years, I’ve witnessed deterioration in the quality of amenities — all while rent and amenity fees have been raised without transparency or regard for residents' concerns.
The fitness center was reduced by over 30%, with a dividing wall now making the space feel cramped and uninviting. It was already crowded before the changes. When residents contacted management to understand the plan, we were led to believe the fitness area would be expanded — instead, we were given a smaller, less functional space and a poorly ventilated outdoor area that is unusable during bad weather.
Amenity fees were raised before construction began, even though the facilities are expected to be closed or inaccessible for extended periods — at least 4 to 6 months, based on current timelines. Management claims to offer amenity fee credits, but the credits appear to be minimal ($10–$20 per month) with no clear explanation of how they are calculated even though greater than 80% of amenities not accessible.
There was no transparency during the lease renewal process. Residents were not informed at the time of resigning leases that major common space construction would be taking place for much of the year — nor that indoor amenities would be largely unavailable and the fitness area permanently reduced.
Over 100 residents signed a petition opposing the changes to the amenities and the reduction of the fitness area. A resident committee was also formed to represent the community and work collaboratively toward a solution — but management refused to meet with the committee with minimal acknowledgement of residents' concerns.
Communication from management has been consistently poor. Resident concerns have been ignored, transparency has been nonexistent, and there has been no genuine attempt to collaborate with the people who actually live here. Management has failed to provide any clear explanation for fee increases, credit calculations, or lease provisions that would justify these changes.
The renewal process also is unnecessarily negative and adversarial. For the past two years, the initial renewal offer has been an increase of over 10%. Residents are directed to call a centralized number to "negotiate," where representatives follow a script with little flexibility or transparency.
It’s clear to many residents that management views us not as valued members of a community, but as revenue sources.
In response to the management company below. We contacted central resident relations who referred us back to the building management.
Here are quotes in emails from building management justifying the amenity fee while the amenities are not accessible.
"The amenity fee covers more than just the fitness center or clubroom—it includes general upkeep of all shared spaces such as hallway corridors, the lobby area, and concierge/front desk services. We do have the right to increase and modify these amounts and they are not tied back to the renovations we perform." - Residents: The general upkeep and maintenance of common areas including halls and lobby is included in resident rent and part of EQR duties as a landlord under NYC law.
“The closure of any or all community amenities will not entitle you to a rent abatement or a refund of any amenity fee." - Residents believe this means residents are not entitled to a refund of already paid fees. The Management/ leasing Staff: Justin is a true asset to the building. Always looked out for me and had my best interest which is something very rare to find in the industry. I reached out to him whenever need be and his response is always exceptional and timely. He went above and beyond for me to make sure I have a great experience living here, more-so during some of the toughest times this year. You hear horror stories about NYC apartments, and, having never lived in the city before, we were admittedly unsure what to expect. The entire experience, from initially scheduling the tour, resident application process, pre-move in, move-in, and our time as residents has been nothing short of fantastic.
Every single member of the staff have been friendly, kind, and extremely helpful. Sean was and continues to be so fantastic to work with as our leasing agent - he’s checked in on us more than once since moving in and has quickly addressed and facilitated small fixes we needed in our unit. Juan and Terrence are so kind and friendly and it’s so nice seeing them everyday at the front desk, they’ve made us feel so welcome. We absolutely love the maintenance team, Pedro, Adrien, Vasilli, Steven, they’ve been in and out of our apartment the last few days and are extremely professional, but also friendly and easy to talk to.
