I was looking at several luxury buildings in the area including The Chrystie and The Ludlow and happy with the decision to call this place home. This was the only building to have an in-unit washer/dryers in some of their studios. Meghan with the leasing office and Jobi at the conceirge desk was very accommodating with the move-in process. The location is excellent as it is just a 10 min walk to the LES, East Village, and Soho. The convenience of having a Whole Foods across the street is a plus. The gym downstairs rarely gets crowded and has sports-level weights and cardio equipment. I have lived in other neighborhoods of Manhattan...UWS and Chelsea, and IMHO this is the best area to live at.

Also big shoutouts to concierges Jobi, George, Chris, Ryan, and Becky for having been exceptional at their jobs and having always been courteous. Going in and out of the building, there is never a hesitation for handshakes and laughs. Shoutouts to them for always keeping it 100%.

Avalon Bowery is a New York City dream come true. Becky, Chris, Jobi, George and the rest of the staff are genuinely helpful and friendly, with everyone doing something just a little extra to make sure you're truly being taken care of. With the change in management in recent years my review has changed drastically - The staff with regards to the concierge/doorman are the best there is. However I would avoid it MAINLY because of its onsite 'management.' Previous reviews have noted 'expectations is poor to dishonest' - After a water pipe in their heating system broke in my neighbor's unit it flooded my apt causing massive damage which 'Nicole told me the building would cover all damages' - translated into your renter's insurance should cover it. However, the damages that resulted from outside contractors they hired to repair the damages, removing and replacing warped water damaged flooring, base boards, walls where the water soaked up 3' upward, humidity damage, warped doors, cabinets delaminating - It also took over 3 weeks to remedy and 6 months later now I still have not had everything repaired - I have called 5 times and had it inspected 4 times yet the cabinets have still not been fixed. In addition they have lost my rug 10' x 14' cause its been 5 months later and it still has not been returned. They called me again to inspect the cabinets which i told them look through your notes as I am not going to have you come see what the issue is again. I also had to argue with the building cause they wanted to only repair the floor with a different color wood because parts were not damaged - seriously! has anyone ever heard of this being done? Damage that occurred after the accident - the humidifier they had running for 2 weeks killed all my plants, caused the animal heads I have to crack and blister, they took custody of my herman miller vintage couch, a new tv frame made of custom wood carvings($1,000) just purchased for a client with the receipt from a month prior i moved it myself to a space they designated safe cause i didn't want them damaged, along with my CK bed and room and board credenza. I later found out the vintage couch was tossed - this is based on the video footage from the elevator that the contractors they hired tossed it or took it, the credenza was scratched up, the concrete planters all cracked from the humidity damage, the bed was reinstalled improperly and caused the leg to crack off and the metal frame to warp, not only did i have to sleep on this bed for the 5 months after, it broke in middle of the night i had it propped up and had them come look to see why i was upset. NICOLE came up and promised me they would handle it - she tried getting the building staff to repair it. But she was told it couldn't be fixed back only to now ignore the issue. The vintage couch alone was $4-6,000 on the auction site because its vintage. When i went to ask them to replace it she said the value is reduced cause its old - Its was vintage and actually wrapped and sealed cause i was saving it - In addition they broke my shelving unit and smashed the marble counter. At this point I am now proceeding with legal recourse because i found out this has happened with several tenants prior. In one incident the water pipe broke and could have scalded a new born baby - the building wouldn't accept fault and just said they will repair but not pay for the furniture that was damaged. Nicole told me to itemize two lists; one filed with my renters insurance for damages resulting from the water break from next door & the other a list of items they damaged from their contractor's negligence to my property during the repairs. My renter's insurance covered the previous damage with a deductible which their offer of $1,000 does not even cover. To this day I have not received a cent from AVALON. There are other issues with the building, I have proof from a real estate agent that asked if there were bed bugs in their clients' penthouse unit because they had bite marks - the building said no. Yet public records indicate otherwise - I would not trust building management in anything they say moving forward.

My overall living experience at Avalon was quite nice. A bit loud but to be expected being next to Houston. The day to day staff was great!

However, I had a very bad experience with move out which cost me about $2300.

Avalon has a 60 day notice to vacate policy - which is the longest vacate policy I’ve seen before. They also state that failure to deliver notice will cause an extension of your lease at market rate.

Unfortunately, I missed this by 10 days - I delivered notice 50 days before my rent is up. But when I went to the online portal to declare my notice to vacate, I was only presented the option to vacate on my original lease end date. So I figured that management was a bit forgiving on this.

They were not. I was still to be charged full rent for the 10 days AFTER I left the apartment.

I later asked if I could stay in the apartment for the remaining 10 days because I am paying for it… but they told me they already rented it out. What’s more is that their unit turnaround period is about 10 days and the new tenant was moving in immediately after.

So I was forced to pay rent for the 10 days AFTER I left which would have been their turnaround period anyway.

I am not a blameless victim here. It was my fault for not responding on time. However, Avalon has shown that they aren’t really interested in good faith behavior towards their residents. But rather using their contracts to squeeze the most money out of...

We moved to Avalon Bowery after getting out of a nightmare rental situation in the West Village. From my first phone conversation with Morgan I knew that we would not have any issues if we chose to live at Avalon Bowery…and I’m so glad that we did! Since moving in about 2 months ago, the entire staff has been incredibly friendly and truly care about resident experience. Anelia, Brandon, Jobi, Paul, George, Chris, Rick, Earl, Ben…all uniquely kind individuals that are a delight to speak to and are great at their jobs.

I want to give some special attention to Ben -- he is by far the BEST handyman we have ever had in any building we've lived. He can fix ANYTHING, is incredibly positive, polite, and professional. Ben is a tremendous asset for Avalon, and knowing he is there to help whenever anything comes up gives us the peace of mind that sadly can be rare to find in NYC apartment buildings.

A garden runs alongside the building, making for a great view in the mornings (assuming you get an apartment that faces the garden). Our dog loves to take naps in the sun next to the windows that go all the way to floor. The amenities are ideal, and they just put in a new gym! I definitely can recommend living at Avalon Bowery, and am grateful...
