EARLY LEASE TERMINATION POLICY AND PROCEDURE (even though you've lived here for years)
SEE WHAT THEY FINALLY SAID:
" Should you decide to terminate your lease early, you will be responsible for paying the rent for your apartment until it is re-rented. First, you must submit an early termination processing fee equal to one monthās rent payable to S* Management Corp, and you must also submit a payment equal to 65% of one monthās gross rent to our leasing agent, B** New York Properties LLC, before any re-rental process may commence. (You can make a one-time payment through AppFolio OR in the form of a certified check or a money order ā PERSONAL CHECKS ARE NOT ACCEPTED)
You as the Tenant(s) are responsible to provide B* with access to show the apartment, and you are responsible for the rent payment each month up to and until the day the apartment re-rents. If a new tenant begins their rental on any day other than the first of a given month, your responsibility for rent will end on the day their new lease begins, and you will be refunded any pro-rated amount you might have paid for that month.
If the apartment is re-rented for a rent amount less than you currently pay, you will be responsible for paying the difference between the new rent and the rent due under your lease, until your lease expires.
Once a new tenant wishes to apply for your apartment, they must follow our application procedures just as you were required to do when you applied initially. Our leasing agents at B* New York will coordinate the application and leasing process. The new applicants must be approved by the management office in order to sign a new lease. They will be held to the same income and credit requirements that you were held to when you first rented with our company. Please also see the full list of required documents attached to this page.
Once a tenant signs a lease with B* for the apartment, and that new lease commences and the new tenant takes possession of the apartment, you will no longer be responsible. As long as all rent is paid in full, your account balance is zero and the apartment is in good condition, all security will be returned to you in accordance with the terms and conditions of the lease agreement. Completely misleading, not forthcoming with potential customers when filling out applications prior or informing them before a majority of their time is spent looking at apartments.. Both of my dogs are emotional pets. They asked to see pictures of my dogs because it was a ābig concern.ā I have the transcripts of my communication with the leasing agent and then being informed I didnāt qualify to rent because of theyāre not okay with my dogs. Itās a bernease mountain dog and a old golden retriever. Thereās no criteria on their website or In person as to pet or weight requirements . Will be filing a complaint with division of licensing services and fair housing. Itās 2021, this is just unacceptable. Beautiful building however on a positive note, will be a strong...

The biggest disappointment is Iāve been unable to control my shower temperature for a almost a year and maintenance has been here almost 7 times. Iām actually considering a lawyer at this point. The leasing office is okay but of course out to collect money and not overly helpful. There is absolutely no flexibility on lease terms and the cookie cutter lease they use even has stuff that shouldnāt apply to this building. The only redeeming things I can offer is the doorman are nice. The rooftop is nice too but attention to basic amenities is almost always missing (couch cushions not out on nice days, no propane for outdoor fire place). Living here is just...
