Do not suggest living here. Iāve been a resident here for about 8 months. The place is always under construction for no good reason. They donāt really care about making life easy for current residents. They are trying to make lobby āmodernā so they can jack up prices for luxury living in the future but at the cost of current residents. Theres always clutter from the constructions in the lobby and it always smells of paint fumes.
There is suppose to be 2 laundry rooms servicing 3 buildings at my location in Kip Bay Court. But one Laundry room was close in July for no good reason other than to make it fancier. There was nothing wrong with the machines or areas in that Laundry room. There was no warning to the residents at all about this closure. This caused all the residents from 3 buildings to have to wait a really long time for a free machine at the only other open Laundry Room, which is smaller than the one was closed. I sometimes have to waste hours waiting just trying to get an open machine, unless I do laundry at like 10pm at night⦠Iāve been to the laundry room at off-hours (noon on the weekdays for example) but itās always full. I asked management when the other Laundry room will reopen, they said in 4 months??!? So we have to wait until November for any normalcy when it comes to doing laundry? Will update if thatās actually the caseā¦
My rent at lease renewal next summer will go up by a ridiculous $1000 a month because of all of these āupdatesā. Though this increase is disclosed at initial lease signing, Iām probably not going to renew my lease. It just feels like a slap to the face to current residents as these renovations are aimed solely at increasing profits for future residents rather than enhancing the living experiences of those that are already here.
The staff at the leasing office are also very rude and unprofessional. They will answer your questions initially because obviously they want you to sign the lease with them but as soon as you sign it, they rarely reply to answer your questions and when they do, they use passive aggressive emojis like šwhen asked a simple question. It could just be one staff in particular but I was very put off especially because we were just trying to get some questions answered during the hectic time when we were trying to move in.
The only good thing about this place is Mike in the mail room. Mike remembered my name and building/unit number after 2 weeks. He was always pleasant and welcoming.
Another potential positive here is that the maintenance is very timely. Usually issues are addressed same day or within 24 hours. But be warned, some maintenance people do ask you to āscan a QR code for review of their serviceā but this is basically a link to the Google maps link for Kips Bay Court. This is why you see Kips Bay Court having such high reviews on Google map and most of the comments are about maintenance people. I donāt like this practice since it basically inflates the ratings only based on maintenance. I suggests prospective residents to look closely at the reviews for content thatās actually about how it is...

I really deserved compensation or reduced rent due to the lack of amenities and quality of life this building has created for me. Donāt read the fake reviews from maintenance requests, living here is not great. All they care about is adding cheap modern tweaks and up charging rent while reducing your quality of life and not caring about how it affects you.
The WEEK I moved in, for 6 WHOLE MONTHS, extremely loud construction would go on from 9am-5pm, I wouldnāt even be able to work from home or sleep in or take a phone call as the noise was so extreme⦠you canāt even hear yourself speak. It would wake me up shaking. I was never able to get even 7 hours of sleep because of the noise. I couldnāt even work in my own home.. the construction noises come randomly with no notice and it triggers me to that time. I went into their office crying because it was so distressing and all they gave me were mediocre noise cancelling earbuds..
During winter, my heater NEVER worked that my room was always 60-65F freezing cold... I submit 3-4 requests and they all said they could do nothing/did nothing to my heater. I remained freezing all winter. Suffered through noise all summer.
on top of that, some of the door men are rude (the young ones..) Which is fine, whatever, but what is not fine is how depressed my quality of life has become because of this apartment complex for sleep, work, temperature.. itās unfair. then to charge 90$/mo to use the gym and LOUNGE? Thatās ridiculous! I already pay over $2700 for AWFUL amenities and an alright apartment with poor maintenance.
by the way, my laundry would be stuck before and not work, and our building laundry unit was unable to use for a few months too causing us to go to other buildings in the freezing arctic winter.. very inconvenient!

I have to LEAVE my room for quiet for HALF my lease !!!!!! you have to pay EXTRA to use new amenities (a freaking lounge..) while having subpar amenities in your own home. If you even splash water on the walls from washing your hands in the kitchen, the wall stains permanently .. ive put in requests to repaint it when I first moved in and got ignored and told āyouāll have to pay for it when moving outā .. hello itās water ? are you joking? I put it requests to fix it many times and were ignored.. my WiFi even becomes spotty and disconnects randomly, Iāve had to call to fix...

I have also consistently experienced the BEST residential support services from Eli Smalls, Resident Manager of Kips Bay Court. He is always patient in answering any questions I may have about any information I may need regarding my apartment building. Eli and his entire staff are extremely professional, polite, helpful and friendly at all times! Anytime I have a maintenance request I always receive a prompt response, ALWAYS. Whether it be a plumbing issue or Wifi help or help with putting up shelves for me (Nelson), they make sure I always have a great living experience/environment. I also cannot say enough good things about the pros in the mailroom. I can always count on Mike Isnady in the mailroom with my mail/packages, he never disappoints! Not sure how Mike keeps track of all the packages but he always seems to have things under control. Mike is also someone who you can count on all the time to keep your mail/packages safe! He is always so friendly and greets you always with a big smile! š I will continue to rent for Kips Bay Court and recommend these apartment buildings to anyway who wants to be apart of a great community! I love living...
