(see bottom for 4 star ressoning). Overall, we really enjoyed our stay. Our double room for 3 and bathroom were fantastic (and quiet!), And the staff were super friendly. I noticed some comments about the water not being hot. One of the people in our party took a cold shower not realizing to turn the handle counterclockwise instead of clockwise. It's not overly intuitive because the side that says 100 is the cold side. Lol. But we had absolutely no problem with the hot water working after we figured that out.
I booked this hotel about a year ago when it was under another name (Mondrian Park Ave). I had been made aware it was sold last October but that our reservations and price paid would remain the same. I didn't realize until we got there (May 2025) that they had just started renovations on the property and as a result, all of the common areas besides the check-in lobby (All restaurants, bars and fitness center) were closed as they were making way for New concepts. I was pretty excited about the rooftop Bar so that was kind of a bummer, But we had still gotten a good price So it wasn't the end of the world. The cost, cool room, and friendly staff definitely made up for that not being available. Besides, there are so many bars and restaurants in NYC to visit. At this point, I would have given five stars as I would have definitely consider staying there again once everything is up and running.
The only thing I didn't love & that I'd have to take off at least one Star for is that there was an additional hotel fee of $90 for our 2 night stay. I knew this going in but was expecting The hotel to be operating with full amenities. During our stay, I looked up what this fee covers. For the purposes of the renovation, their website was updated to say "Our hotel fee includes breakfast vouchers to redeem two items at Matto Espresso, Wi-Fi and access to the New York Sports Club."
My thoughts on this: Having access to espresso drinks was nice. There were only two certificates in the room and three people staying. We assumed there was one for each day . We hadn't realized there were additional ones At the front desk until we checked out. No one told us if we could have gotten one for each person for each day if needed - or If that was even an option. We used one voucher each day for 2 of the 3 of us to grab coffee (But no breakfast as we didn't realize There were more vouchers). They also had never said anything about the Wi-Fi process when we checked in. I usually expect it to be on the key card holder or somewhere in the room. I hadn't tried to use it, but a member of our party said they couldn't figure out how to get online and ended up using the hot spot on my phone instead as we were pressed for time. Lastly, We are definitely not "gym on vacation Kind of people" So I knew I was never going to be seeing that place.
In the end It ended up being $90 for two drip coffees and two lattes.
At checkout, I did politely mention this above information in hopes they would waive the fee, but they didn't offer and I didn't feel like pushing it, So it is what it is.
As much as I liked the hotel itself, those kind of fees would definitely hinder me from coming back. Just raise your nightly price $45 so I don't feel like it was a Money grab For nothing when...

The bathroom is modern and has a great shower. ||Location: Good location, only a few yards down the road from the subway station which has links to everywhere you need to go. 30 minute walk to Times Square. ||NEGATIVES||ISSUE 1: |Do not bother paying extra for breakfast!!! They give you a “card” per person which entitles you to two free items from a small coffee shop across the road. ||At the start of our stay we we would only receive one card, meaning we had to constantly ask for a second one - if someone was available. It got to the point where we complained about this to two different staff members, who ASSURED us we would get two cards ready for the morning (as we would leave quite early before anyone was around).||This was not the case. Despite being told that special notes had been added for our room and the hotel cleaners made aware, this was an ongoing problem the whole of our stay. Towards the end, we actually didn't receive any at all.||They advised that they were having "trouble with their supply of cards" and that "they had just ordered more", however we spoke to numerous other guests who never had any other problems, leading us to conclude this was not the truth.||ISSUE 2:|When we first arrived and checked in, they tried to take around $900 from our account TWICE!! Thank goodness it declined, they could not explain the reason for this either!||ISSUE 3:|At the end of our stay, they then TOOK additional money for no reason. We could not get through to them initially so had to contact Expedia, who we booked and prepaid through, and they confirmed the hotel had charged us extra?? in error. We were then worryingly advised that it seemed like their phone lines were disconnected? Luckily we had the email address of one of the staff members, who eventually got back to us to resolve the matter.||ISSUE 4:|On our last day, there was a power cut that seemed to affect only our room, as the lights were working in the hallway outside. We had no electricity (was this to force us to leave early? Who knows?). We were so fed up we left without informing the hotel.||Nowhere on Expedia did it mention there was a surprise $500 holding fee on your card which they take from your account, so be prepared for that cost. ||For the amount of money you pay to stay here, you'd expect a far better service than what we were provided. We are planning to come back to New York but unfortunately we won't be returning to this hotel as we had initially hoped to.||In addition, we also overheard another dissatisfied couple, where something had gone wrong with the room assigned to them, however that was all we caught. ||All in all, there are a plethora of hotels to pick from, so don't bother...

Fast forward to a month before our stay (July) I did some reading online to find out the hotel had changed hands and was under refurbishment. Nobody informed me (either the hotel or hotels.com) and it meant that the only facilities were the bedroom itself and 2 x breakfast vouchers for the place over the road. When you’ve paid for a rate that includes a buffet breakfast, a latte and a croissant just doesn’t cut it. I did send an email to the hotel in July advising of the situation and my disappointment that nobody had advised us (I had to send an email, a message via hotels.com and an Instagram message before anyone responded)||We checked in ourself online a few days before, which meant that when we arrived we could cut our own key and head upstairs.|The room was nice, very clean and fresh but the sliding bathroom door was annoying and the air con was very loud.||The fees. We checked out on Tuesday 2nd September and I spoke to the lady in the lobby working on reception. I advised that I didn’t feel comfortable paying the resort fee (which totalled £140 for our stay) as the hotel didn’t have any facilities at all, we had self checked ourselves in, gone to pick up our own breakfast and checked ourself out. There was no bar, no rooftop restaurant, no tea/coffee facilities, nothing. She said it was her first week and that she would recommend emailing the hello@park Avenue email address to raise this as she didn’t have the authority to deal with it. I sent the email straight away and 4 x days later I’ve had no response (I’ve also emailed via hotels.com and sent an Instagram message). The £140 charge has come out of my account for the resort fee, but also an additional £90 (which I have no idea what this is). Mt brother and sister in law also stayed here at the same time and they have the same charges.||A lot of other reviews also mention the fees and the lack of facilities, so I’m not sure why they are allowing people to be charged.
