StuyTown — Local services in New York

EDIT: I am downgrading my review after moving out, as StuyTown, in breach of a signed contract, deducted hundreds from my security deposit.

My roommate and I painted our apartment (using StuyTown’s approved painters) and, per our lease, offered to return the apartment to its original condition before moving out. StuyTown advised there was no need to do this; they would simply deduct the painting costs from our deposit for a nominal fee. We have written emails AND a signed contract confirming this.

Upon moving out, StuyTown ignored this contract and proceeded to charge us over $600 for “extensive damage” to the walls.

The accounting department has not returned my email disputing the claims.

My positive comments regarding the resident services team still stands, but I am disappointed and frustrated in leasing/accounting team’s the lack of communication and noncompliance in the contract we signed.

I'm so sad to be leaving StuyTown after 2 years. Although the prices are steeper than other Manhattan rentals, StuyTown more than makes up for it in apartment size, community, and management.

Pros: Massive apartments. I lived in both a full-size 2 BR and flex 2 BR with 1 roommate; we both worked from home and never felt claustrophobic Amazing location: You're in walking distance to so many different neighborhoods or just off the subway/bus line. Great food on every adjacent block Flat rate AC fee, meaning you can blast cold air all day in the summer Maintenance always responded within 24 hours. Everyone that came by was friendly and professional Management actually addressed or mediated issues with our neighbors All of the green space and the Oval was an oasis from the bustle of the city Trader Joe's, Target, CVS, and Walgreens are across the street Apartment was delivered in spotless condition. Never had an issue with roaches, mice, etc.

Cons: NOISE. If you face 1st Ave or 14th St, be prepared to listen to sirens, traffic, and screaming people (of all kinds) 24/7. That is not an exaggeration. I lived near the entrance to the Lincoln Tunnel before this, which was more tolerable than StuyTown The walls are thin and pick up SO MUCH interior noise as well, particularly with dogs: barking, scratching, playing, etc. But somehow the walls are also made of lead (figuratively), so good luck drilling anything You pay a lot for no amenities other than a community laundry room No ceiling lighting except in the kitchen, so we had to spend a lot of money on lamps. Even then, it's not very bright at night I had multiple packages stolen by delivery people...not a StuyTown problem exactly, but the Amazon trucks are always leaving packages unattended while unloading on the street

Suggestions for management: Please enforce the requirement of carpeting your floors. The amount of noise bleed from neighbors could be mitigated StuyTown would feel safer if there was more security around the building entrances bordering 14th St or 1st Ave I am not interested in TULU Rentals or borrowing an Air Fryer my neighbor probably didn't clean. I'd rather that investment go to elevator maintenance or more efficient...

HERE IS THE PREVIOUS REVIEW WRITTEN WHEN WE WERE PROMISED NEW MACHINES... We still feel the same way about our lovely apartment and the tremendously warm, hardworking and prompt staff. The hallways are a tad beaten up on some floors but this is not management’s fault-some dog owners are more responsible than others-and the laundry room is in need of new machines in our building BUT don’t let this put you off. It is a fixable problem. They’ve nailed the important aspects of city living: we love this community. It is a terrific place to raise children- they can actually ride their bikes round and round the beautifully landscaped parks. lots of young professionals, families and retirees. A mix of purposeful people. It is a very unusual, very safe and pretty place with an ardent green-thumb sensibility right smack in the middle of foodie ville. A real find. I encourage you to come look- you, too, will be astonished.

First review: Right now, I wish everyone in Manhattan had a Peter Cooper/StuyTown community. It is a hidden gem--a deceptive one as the uniform red brick buildings don't beckon, I know. But wait...as you walk around the grounds, a busy hive of life emerges. Single people, families, retirees. A microcosm of an international city. The grounds embrace you with their year-round landscaped beauty. There are park benches, a large fountain, hockey ice rinks, outdoor movie nights -lots of scheduled community events. During the pandemic, hundreds of residents organized by management (! yes!) volunteered to regularly watch out for one another and they've kept it going. Deeply moving to see this connection at such a time of isolation.

And yet with so much activity, all is quiet inside my beautifully renovated apartment. Great open layout with a terrific kitchen. Sometimes we just laugh about the absence of noise. It's bewildering--we are in the heart of NYC and we cannot hear it. It is a place removed from city noise because of the parks surrounding it. Amazing. We and lots of others have East River views offering spectacular morning sunsets, bustling ferries and tugboats. It's mind-blowing at times.

I've never lived in a place this well-run and purposeful and I've lived in two very nice coops in the last 35 years. This is my first rental. The staff are, to a person, warm, knowledgeable and extremely hard-working. Very fast at responding to maintenance issues. This is a wonder-land with emphasis on the wonder as in "Why didn't we know about this...

UPDATE: 10/2423 Having now lived in Stuy Town for three months, I am in a better position to give a more informed review of what it is actually like to live here. My remarks about Tiffany Walker remain unchanged, she did a stellar job of finding is a clean, modern, and updated apartment, which we love. But, I am afraid I have downgraded my star rating from 5 stars to 3 stars. The main reasons for this are to do with noise. There is major facade work going on in our section of ST. Since we moved in they have been erecting the scaffolding for this work. It is incredibly noisy and the work goes on all day, every day from 8AM to 6PM. It is like living on a construction site. The attached phot was taken from my bedroom window. In addition, the sidewalk bridges that they are erecting make the area feel dark, enclosed and, now that winter is approaching, unsafe. I have heard that the scaffolding will likely be in place for years rather than months. I can only imagine that once the actual facade restoration begins it will be even noisier. We were not given the heads up about this work when we signed the lease. The other noise issue I have is with the students in the building. Many ST apartments are subdivided and let out to NY students. We have two such apartments on our floor and another directly above us. To be honest, I baulk at the rent I am paying each month to live in an environment that quite often feels like a college dorm. I have complained to ST about the noise from the apartment above but it has made no difference. They don't seem willing or able to do anything about it. This together with the construction noise really is detrimental to our quality of life here in ST and is something you should take into account if you ere considering moving here. W e have also been without hot water for part of two weekends within the past month - not good!

If you are thinking of moving to Stuy Town, then I highly recommend that you contact Tiffany Walker (leasing agent). Tiffany helped us find the perfect apartment for our budget and took the time to guide us through the application process from start to finish. Although we have been in our apartment only a little over a week, I can say without hesitation that Stay Town is an amazing place to live. Our apartment is spacious and clean and has modern appliances and great finishes. The location is peaceful with lots and lots of open green space and wonderful community facilities. I especially like that utilities are included in our rent, that we have 45 days of preferential access to maintenance and repairs AND a year of free cable and wi-fi. What more could you ask for?
