Great place to live, work and enjoy the best Philly has to offer. My wife and I lived in a west facing 2br here May 2023 to July 2024, and we have excellent memories living here. We moved in from out of town, so all of our application was conveniently done through telephone and online. We arrived in our U-Haul, picked the keys up at the front desk, and the move-in was so easy that 4 hours later we were having our pizza dinner.
Living here was also just as easy. We paid our rent and electric through a phone app. I worked downtown and my wife at Penn Hospital and we each had a 15 min bike commute. We both jog for exercise, and the Skulkyl Trail is steps away, and looking out our window and seeing the joggers was a daily encouragement. During our time here we never had our packages misplaced, or any property stolen or mishandled. Grocery and shopping are walkable (Target, Trader Joes, and Giant are a 10 min walk). We had friendly courteous relations w/ our neighbors, who a lot of them are graduate/professional degree students or worked science/medical jobs (medical residents, graduate, law or business students, or young professionals, and you'll see a lot of people wearing hospital scrubs). The building new gym and study room facilities are state of the art!
Right across the bridge, and visible from our place, was Sunset at Cira Green, which we would picnic with their Weds night movies. The buildings rear entrance opens on Sansom St, which offers an abundance of great dining and entertainment in walking distance. To summarize, we felt we were in the center of the heat beat of the city.
The only caution is if your super-sensitive to noise, due to building's center location, you will hear the faint sound of traffic, trains, and ocassinal helicopters and protests. We were not at all bothered by these sounds, and for us they were the pulse of city life.
Finally, when we purchased our own house, the staff were super helpful in accommodating our move out date, and we received our deposit check in less than 10 days.

Read moreI absolutely loved living in this apartment complex for three years. Everyone who works there feels like a friend. Probably the most valuable thing about this apartment complex is its employees - they are so lovely and friendly and joyful in a way that you can’t manufacture. 2400 just hired people whose personalities make your day brighter. It’s normal to get caught up in conversation with Fernando at the front desk (who everyones loves), whether you’re celebrating a success or lamenting a bad date. He loves his job. And he even brings in extra cookies left over from what he bakes for his daughter. Greg who drives the shuttle is another gem of a person, going out of his way to make residents lives more convenient. Eric also has such a positive and bright attitude early in the morning. John, Brian, Karl, and Bruce at the front desk are all wonderful! Having the 24/7 front desk really made living here feel safe.
The complex makes a really strong effort to make residents happy (between hosting multiple events including barbecue cookouts, ice cream day, bagels/donuts downstairs) and putting in a fancy La Colombe coffee machine where you can get 20 free cups of coffee a month.
With regard to the units themselves - I loved my one bedroom unit so much. The view of the river was beautiful and the rooms made it look much more spacious than 650 square feet. Maintenance was amazing as well and will help you put up curtains, hang plants from the ceiling etc. My only complaint is that the toilet sometimes requires a couple of flushes because they replaced them with ones that I think use less water, but honestly not a reason to look elsewhere. And my shower would start to get cold after 10-15 minutes. But that just might have been my particular unit. Honestly everything else was great and things like this likely happen everywhere but are addressed better here than other places i’ve lived!
I really cannot recommend living here enough! If something isn’t right, it will get fixed. And the convenience of a shuttle that takes you to the hospitals as well as being in a very walkable/central area of town was amazing. I have never felt so positively about an apartment before and will miss it...
Read moreI've been living at 2400 Chestnut since August, and the overall experience has been really great.
PROS: The management quality is exceptional, front desk staff is friendly, maintenance team responds to your requests pretty quickly in general, and I've never lost a single package - I've lived in newer buildings but none of those places have management quality that live up to this building Location is just undefeatable, especially if you're a grad student at Penn/Drexel - it's close enough to the campus as well as everything in cneter city, not to mention you're next to the river / train station / trader joe's etc. The view is nice, especially if you're facing the river (the center city view is pretty nice too but you don't get the sunset) Amenities are pretty good, there's a gym, study rooms (though I've never used them), and shuttles to u city Rent is higher than brownstone buildings that you would get in center city / u city, but definitely of great value if you compare to places like Evo/Left Bank There's no undergrads in the building so there's not much partying or whatever going on - which is a huge plus for me personally.
CONS: Noise can be an issue especially if you live on the lower floors facing the river, since the train tracks are right next to the building. That being said, the windows are sufficiently sound-proof so if you close the windows at night it won't disturb your sleep The electricity bills are kinda high? I've had $130/mo in winter when I turn on my heaters The building is, after all, a pretty old building (40+ years I think?) regardless of the amount of maintenance efforts that have been gone into it. They have renovated the whole building as well as the interiors of most apartments but things do break down at times. It's right next to the river - in September when the storm hit the entire basement was flooded so quite a few elevators went out for a while, and there was no water for 3 days. With how the climate is behaving I can only foresee these things happening more frequently. Washers/dryers are shared and I do think it's high time they replace them - that's the only real...
