I recently inquired about leasing at The Hamilton Philly. While the building has a great location and amazing amenities, my experience with the leasing process was frustrating enough that I decided to continue my search elsewhere.
I worked with Jenerra, who was polite and professional, but the process felt disorganized and difficult. I requested a virtual tour since I’m relocating from another city, but instead, I was told only floorplan visuals and photos were available. But I kept getting sent the wrong photos that did not match the floorplan of the unit I was interested in. After multiple emails, Jenerra eventually offered to record a video — but only if the unit was empty. Meanwhile, the unit I was asking about is vacant and listed as available now, so this could have been resolved very easily. It took over 10 emails to get clear answers, and I still never received details about utilities or other tenant costs. I even had to go digging through the building’s Instagram to find a video of the correct floorplan myself — and that took three more emails for her to confirm it matched the floorplan I was asking about.
Also throughout our communication, Jenerra kept changing her responses, which made the experience even more frustrating. It honestly felt like I was having to pull information out of her, and I couldn’t help but wonder if my Hispanic last name played a role — especially since so many reviews describe her as helpful and efficient and I can't help but notice the race of those reviewers. Overall the experience left me concerned about how issues like maintenance would be handled if I lived there. No one wants to struggle with management when urgent matters arise. While the building has a lot to offer, communication should be easier for potential renters.
Update: After posting this review, Jenerra reached out the next day via email (in a new email thread) claiming she had called me several times to clear up the confusion. It's like...I don't need another nonsensical call just answer the questions in one of the 4 email threads you've created lol... At this point, there have been over 15 emails across four different threads, yet I still have no clear information not even about utilities. The back-and-forth has been exhausting — she constantly talks in circles. I eventually had to tell her directly to stop contacting me, as her communication style is incredibly frustrating and off-putting.
Additionally, I find it highly suspicious that shortly after I told her to stop contacting me, a new review appeared from a "tenant" with a Hispanic last name, praising her. It’s hard to believe this is just a coincidence.The review contradicts everything I said and even mentioned they are a out of state remote worker- just like I am lol... VERY obvious this is a clear attempt to offset my concerns with a planted positive review. Read moreParking is tight in the upper garage especially when employee are observed taking up 2 parking space . Lower garage is dungeon like and never surprised to go to my vehicle and find it covered with substances falling from the structure above to feel the need to find a car wash ,not knowing if the substance could eat away the vehicle finishes . No elevators from the parking dungeon to the main lobby and one is required to climb 2 flights stairs to get to upper garage , and walk across the upper garage to make their way to the lobby. This create a feeling a shower is needed once walking through the apartment door. 300 per month! Had I known , I would have never had it included in my lease . I also feel the square footage of apartments are outside dimensions instead of inside apartment dimensions . Very tight and small compared to what I'm used to lease through the US for what is being paid here. With that said , I'm only temporary and will be at ease when I move on. I wouldn' t suggest to any one to not lease here but I would voice caution and to go look before leasing . I would also say I'm not being negative but neutral with the Hamilton . An empty apartment has had it's lightning on bright bright. closing my blinds to shed the light at night didn't help .a the lights brightly . For a while their was a sign in the elevator , "food and meeting " with the buildings cleaning vendor . I went down to the lobby at stated time and thus never happened . The sign went down and an opinion / survey request sign was posted . I'm not sure what this was all about . 1 person stated in a review they were called by name Everytime they walked in the door . I find, when I walk through the doors , concierge us sitting with their heads down, never looking up with even a smile or a welcome . I just don't find staff opening friendly at all, I speak and get an impersonable hi, holding back a greeting until they are greeted. Now I'm from the south where folks fall over each other with kindness greeting and friendliness and just not used to others not showing the same here and Philadelphia . I've been taught to "have friends you must show yourself friendly ". I've tried Here but totally an unfriendly culture exist .
One other item is when leasing from bozzuto Take a tape measure to check the sq ft of the apartment their trying to lease . I was advertised with 600 sq ft paying 4470.00 per month and my tape measures 437 sq ft therefore, in my opinion . It came by ackvss bring told the apartment is 550 SQ feet. I ask if they were willing to measure the apartment in my presence . Of course not . I've just never ever had to deal with this kind of dishonesty as I feel it is and still very disappointed in the management for not seeing or trying to see their clients side . Housing providers are required to make exceptions to policies and fees when necessary to afford a person with disabilities an equal opportunity to use and enjoy their housing. In this case, waiving or refunding the termination fee is a reasonable accommodation, especially given that you suffered no financial loss. —————————-
The way The Hamilton has treated my cousin — who is facing a life-threatening medical emergency — is absolutely disgraceful. She requested to end her lease early due to urgent medical needs. They already have another tenant lined up to take her unit, meaning they won’t lose a dime, yet they’re still demanding nearly $3,000 in early termination fees.
Brooklyn in the leasing office has been shockingly cold, unhelpful, and completely unwilling to show even the smallest amount of compassion. Despite knowing the situation is a medical emergency, she has refused to make any reasonable accommodation or offer any flexibility. It’s clear she does not care what this tenant is going through — just as long as the building gets paid.
