We moved to our apartment in Nov 2022 - base rent is $2,225 for a 2/2 in the very back on the complex on the first floor. Fees and charges bring it closer to $2,500 a month. I’m not going to say this isn’t a decent complex - it is, but I’m basing my review on the amount of money being paid. There is a lot I could say about cheap fixtures, mail/package delivery issues, poor labeling of the buildings, aggressive dogs, cleanliness around the complex, etc - but I’m going to stick with a couple major issues.
When we first moved into our apartment we noticed some signs of water damage on the floor, which we brought up to our leasing agent, Jessica, who told us it would be fixed. It wasn’t. Our maintenance submission was closed two times with nothing being fixed. I also noticed within a week or two, our apartment was very humid, even with the AC running in the low 70s all the time. Our spices stick together within a couple days, if we go out of town for a weekend we come back to algae growing in the toilet, the bathtub is constantly growing mold/mildew despite very regular cleaning. I hang up DampRid bags in our closets and bathrooms and they fill up within a few days. Even guests said it felt humid inside the apartment (without being asked). I’ve always lived in Florida, always on a pond or a lake, but I have never experienced such constant humidity inside.
The next problem is roaches. We would see a palmetto bug every few weeks, nothing serious. In the last couple months we’ve had multiple “next door” neighbors move out and the apartments are sitting empty. I’m not sure if that’s what caused it, but we started seeing a lot more roaches. We first got a pest treatment on August 30. We went out of town from Sept 5-Sept 8. It seemed like the treatment helped a little. By the weekend of September 8-10, the bug problem had come back way more intense. There were small roaches everywhere. I submitted another pest control request and they sprayed again September 13. Over the next couple of days I saw dozens and dozens of roaches, during the day and night. On multiple occasions, my toddler and I would have a roach fall from the ceiling onto us. On the morning of September 15, I called the office and emphasized how bad the problem was. Daniela said someone would get back to us regarding a more intense treatment. Of course, no one did. Around 4PM that day, I sent a message from the community portal to the property manager providing details and my phone number. She never followed up. I was out of town last Tuesday and Wednesday, so I have no idea if pest control came or not, of course they do not call or leave any details. I do know that the roach saga continues. We’ve already spent a good amount of our money trying to remedy this issue.
The office has made sure to mention multiple times via written communication that they are “short-staffed”. This means if you submit a maintenance request you will be waiting an indefinite amount of time and apparently if you are living with a disgusting roach infestation, they are way too busy to (at the very least) call or email you back about it. Read more"First and foremost, Tradition is a beautiful town that has been growing and developing over time. I lived in Tradition 10 years ago, and seeing the development now is amazing. My move back to Tradition was due to a military relocation, and I had very little time to explore and find a good house or apartment. I stopped at Springs at Tradition to inquire about 2- and 3-bedroom apartments. I had the chance to see one apartment that fit my needs; the walk-through was good.
During my visit, I asked about what they offered for military members. The assistant traveling manager mentioned they waived application and other fees, which is standard for landlords, similar to the answer I got from the other two properties I visited that day. I submitted my application 4-5 days later and was approved for move-in. However, on the day of my move-in, when I returned from being out of the country, no one accompanied me for a walk-through.
To my surprise, during the walk-through, I found about 8-10 dead cockroaches on the floor, not thinking it might indicate an infestation. On the day of moving in my furniture, I personally killed about 6-8 live cockroaches, and family members who were helping me unpack killed about the same number. That's when I started worrying. That night was one of the most stressful and sleepless nights of my life, having just signed a 15-month lease for what seemed to be a roach-infested apartment.
The next few days were spent cleaning and using various insect sprays and roach egg killers. I now have so many roach-killing products in my apartment that I can tell you what works and what doesn't. The day after, I went to the office to inquire about reimbursement for fees, being in the military. To my surprise, I was told they don't offer that. Every morning, I wake up to find 2-3 dead roaches in the cabinets or on the floor and have to chase down and kill 1-2 live ones.
It's been very distressing, disgusting, and disappointing to go through this ordeal. At this point, I'm hesitant to have guests over for fear one of these creatures might appear. While I love my view and the community, if I could do it over again, I would not set foot in Springs at Tradition nor recommend anyone...
Read moreI lived here for about 8 months, broke my lease for a job. The process to break it was simple and fair. The gate was almost always broken, open for about a month until we left. The roof in the apartment had water damage and cracks that were poorly repaired, the strong smell of mold coming from one corner caused us to move our bed towards the end of our time living there. German roaches in the dish washer multiple times, palmetto bugs in the bathroom and bedroom area, silver fish everywhere. Dog park was ALWAYS full of poop, despite a $80 fee to get your dogs DNA so they could “test it” and see who wasn’t cleaning up after their animal. Clearly just another quick cash grab for move in that some properties like to do now. Pest control was always fast, but never efficient long term. That is only partially The Springs fault, as bugs in apartments are hard to avoid indefinitely. These are just a few of the things that now in hindsight after moving to a different luxury style apartment in a different state that I find unacceptable. For the price, it was lacking in many ways. The cost for a studio is outrageous, even for PSL. I thought this through thoroughly and even wanted to give more stars simply because I liked the staff. Although sometimes hard to reach unless you went in person, but they were running on few employees at the location it seemed so I cannot blame the staff for that. The excuse seems to always be some change in management from what I see on here and what the excuse for reduced contact for me as I was moving out. The turn over for management is a red flag from a professional stand point. I hope this place improves because it has potential. Maintenance crew is fantastic, really really nice guys. Pool is beautiful. Parcel pending is great. Great location, beautiful style of apartment and neighborhood overall. Having a car wash and vacuum location was fantastic.
