Being a long time resident, I believe I can provide an objective review of the property. There are many nice people in the building and that is the main pro of living here.
PROS: Location - There isn't much bar foot traffic. Washington elementary is across the street which is in operation from 8 AM - 3 PM when school is in session. This property is located close to the Little Italy Farmers Market There is also a nice roof top view. Again, the residents make this place different from the other properties that I have lived in around Little Italy. There is Kombucha in the lobby and on the 8th floor in the sky lounge. Fobs are required to enter the building and operate the elevators. It is a pet friendly community.
CONS: There isn't any security on site. There is a number that you can call, but it will take some time for them to arrive. It's usually between 15 - 35 minutes. There are cameras to record some of what happens, but don't rely on them for your safety or security.(That's per the sign posted on each floor). I can say that I have called the police and they haven't come. This is not a knock on the police just something to be aware of. The security is after hours.
There are limited amenities. The "amenities" at this property include Grills on the roof top, some of which have knobs that are broken, a fire pit was not fully functional, but that may be fixed at this time. I haven't personally checked. There is a hot tub on the 6th floor. Coffee machine which is nice when the supplies are stocked.
You will have to continually dust unless cleanliness isn't your thing. This is likely due to the ventilation ducts not cleaned.
Overall building: There have been several leaks in the building as well as some mold growth. There is lighting out in the building on the lower parking levels which is extremely dark. In addition, it has been mentioned by others who park there that there is debris. The is one porter that cleans primarily the common areas and the sidewalk in the front of the building. When I originally moved in the building, the hallways were vacuumed and the walls were wiped down.
The garbage room is a constant disaster. The trash compactor will sometimes run for hours at night. I don't live right next to the trash room, but you can hear it running up to at least the 4th floor.
Smoking - We do have a few residents who smoke although this is a "smoke free" building. It has been reported in the past and nothing really was done about it. There is a new property manager who has been very responsive to the the resident issues and this seems promising.
Parking: There are only 3 guest spots available on a first come first serve basis. You will need to reserve them through a parking application. However, the parking app allows more than three guest to reserve at the same time. We were told by the previous management "They are working on it". Seems like a simple coding instruction, " if reserved slots equal 3 don't allow booking." In addition, there is no enforcement of the guest parking policy vehicles stay parked until...
We have had issues with rodents and roaches in the garbage room. See the paragraph regarding the garbage room above.
Break-ins: We have had several issues with storage rooms being broken into. This would not be a management issue. However, repairing the broken locks is and timely repair of items hasn't happened.
Neighborhood: Little Italy was an extremely nice safe place to live. You may be accosted by some on meth. If you live on the first floor facing the sidewalk, you may find people magically growing from the planters beneath your window or posted up beneath the 1810 State sign.
You may witness drug deals happening from our beautiful lobby or from your apartment window if you face the school.

The building has so many great spaces to set up and be productive without feeling stuck in your apartment. Alenor did an excellent work of helping me with choosing my unit, she always answered me right away and honestly, which made me feel at ease with choosing my unit without seeing the place, since I moved here from out of state.
