Kind of a mixed bag living here. We moved in when it was still managed by Hanover before, without explanation, we got transferred over to Greystar. (Do your due diligence and look up Greystar’s reviews in the area) Immediately there was a noticeable change. The dog wash was no longer stocked with shampoo and treats. The dog treats at the concierge changed to much cheaper ones. They stopped doing resident events (I think we had three in a year after doing them monthly under Hanover). The concierge hours were cut but we kept the exact same concierge fee. Speaking of concierge, despite each unit paying an $85/month concierge fee, the desk was RARELY staffed. We had multiple hello fresh boxes left out on A street because there was nobody in the lobby at 830am. This building has 270 units each paying $85/mo - thus Greystar is fleecing its residents for $22,950/month to provide a concierge from 9-7(so they claim). I’ve seen multiple Uber eats meals just left on the street because nobody can get in the building after hours. With no concierge or security the “unhoused” have made their way into the lobby and garage multiple times. Overall the staff are great, especially Carlos and the maintenance team, unfortunately the end of our lease left us with a sour taste in our mouth. We had forgotten to change the address of a recurring shipment (Wine Club shipment) and once it shipped notified the Stanza staff that it would be arriving the Saturday after we moved out. We were assured they would hold it, no problem. Well the delivery driver was told “resident moved, please return to sender” even after having both talked to the staff and giving them a forwarding address (still in San Diego). No effort was made on their part to help a former resident one week after moving out. We were simply given a “oh I’m sorry” even after having shelled out over $80k in rent over the past 16 months. In the end we lost $135 in shipping costs paying for the return to sender then reshipping to our new address. Lastly - a lot of the residents here have no care or concern for common space. The dog floor (which we lived on with our dog) has a dog run, but easily 60-70% of the other dog owners just let their animals run all over the common space and go wherever. It used to have green space but it’s all just mud and dog waste now. I watched a resident let her dog urinate on furniture on the top floor (dogs prohibited) and when confronted she said “eh they’ll clean it.” Lots of GenZ with zero care for others living here. For amenities - gym view is amazing, but for a place with 270 units it’s TINY. Two treadmills is no where near enough. Equipment is frequently broken. Additionally - is this the only place with no hot tub in SD? We missed that - just assumed it did like every other unit we visited. For the good - apartment was quiet and well designed. Rarely heard noise from other residents. Location is pretty stellar - easy walk to Little Italy or Gaslamp/Downtown.

It would alwahs come out more so they consider it a returned payment even though I listened to what they told me then they completely shut off the online payment system cause of their dumb average and recommended limit then they don’t have the brain to consider this kid is in college and we raised his rent from $4200 to $5600 last minute when he forced our hand into transferring down the hallway YOU OFFERED ME THE TRANSFER AND YOU MADE ME PAY TWO RENTS THEN COMPLAINED I WAS LATE?!! CAUSE WHO PAYS TWO PENTHOUSES THEN HAS A CHECK GIVEN BACK JUST GOES TO SHOW HOW HORRIFIC OF SOULS THEY ARE. THEY HAVENT ENABLED ME TO OAY IDK WHY JELOUSY or what? Then they go and sue me. They didn’t have the guts to stop and evict any marjuana smoker in the building it stinks of weed but the cowards came For me the quiet guy, no marijuana no nothing and sued me and if they open online payments I would have paid but they thought law suit and win by default lol DO NOT LIVE HERE NO MATTER WHAT THESE PEOPLE WILL TAKE ASVANTAGE OF PTSD AND RAISE RENT KNOWING YOU CANT GO BACK TO YOUR OLD APARTMENT THEY WILL DO THEIR BEST SO YOU DONT PAY SO THEY FILE A LAW SUIT. I will make it more costly for them for how much of cowards they are and bring my evidence with me they were stunned I hit back with my lawyer. You’ll spend more than if you just managed well, look at my payment record before you played on/off with payment and I hope this is as costly and cause you losses as much as possible and all 950 students coming who were going to live here as Inhave a huge following on instagram know of your lawsuit and boycotting you They make you oay for a receptionist called concierge.

The amenities are beautiful during a tour, but don't be fooled! This place is poorly constructed and is already going downhill. Pros: rooftop pool, beautiful view from the small rooftop gym Cons: sketchy area covered in feces and urine, burglaries in storage units, poor pandemic construction, and 15 minute-walk from "Little Italy" proper. The title "Stanza Little Italy" is misleading, more like "Stanza East Downtown... with Constant Sirens and Homeless Screaming" I am a real, normal, non-influencer tenant that paid to live here. After finally getting out, the leasing office wouldn't respond for a final walk-through or deposit receipt 5 weeks later and gouged my deposit for charges they couldn't explain. Be careful!

I’ve been living here since April in one of the penthouse units.

Before I dive in I want to say this is not directed at the employees who work here. All are genuinely amazing since walking through the door.

Before you move in and pay too much for a stated “luxury” high rise living community please consider this feedback.

The construction is awful. Floors aren’t even and because of this the laminate creaks everywhere you walk. The boards connected to the bathroom arent even glued on lol. The cabinets aren’t tightened correctly and are uneven. To be fair I should’ve spent more time looking around and judging a bit more so this is on me. But you can just tell this complex was put together as fast as possible. It’s not “luxury.”

You pay for parking which I was surprised about. I was fine with this but the garage door not only broke down twice, it wasn’t fixed for months. Not something you’d expect from a luxury high rise and paid parking.

The gym. It might look great when you’re walking through but they are cheap machines. Several have broken down and the smith machine has had to be fixed several times - this is a definite hazard. Again, you wouldn’t expect this from a luxury high rise and once again just cheaply done. Getting a gym membership because it frustrates me this much. Every day there’s something new.

There’s been several issues with the building like air conditioning. My neighbor had to stay in a hotel for 3 days as there was a very bad leak in his closet. Also right now as I’m writing this the pipes are broken?? I didn’t know this until I went to do dishes and had to call to ask. Communication and transparency should be top priority. I’ve been having to take showers in luke warm water at best but honestly this maintenance team has enough on their plate at the moment so I’m just dealing with it.

Concierge. I will say that most of the staff is great here but there’s been more than several situations where nobody is at the desk and its just not convenient which is what was expected. I’d say there’s about a 50% chance no one is there when friends, family or deliveries come after 5pm.

When you pay this much in rent, you expect a different level and unfortunately this place falls very very short from luxury. Don’t waste your money here. Check out Luma (I’ve lived here and much better construction + free parking + better amenities), Diega or 525 Olive.

Please check out the other low star reviews. I’m so surprised at how many 5 star reviews there are because I’ve talked with so many people here who feel the same and share the same frustration.

Unfortunately I find myself counting down the days to get out of here as they definitely trap you in this lease but hopefully this was informative...

RUN!!! THIS ISN'T THE PLACE TO LIVE . THE SECOND YOU SIGN THE LEASE , THEY STOP CARING ABOUT YOU.

It's just not safe for our families Sorry, this building isn't the place to be.. RUN!! AND THIS HURTS ME TO SAY THESE THINGS.. please be aware..

So when I moved in over 2 yours now, we were asked by management to write a good review, well they were so nice and the building was new, so it wasn't difficult to write a good review...

Me and pretty much all of the first tenants have left, Everything is broken, they tell you because the building is only like 40% rented the new owners don't care, they're OUT fixing anything. 1, main garagedoor stopped working for 6 to 8 months, this happened twice in my time, we had homeless living on the 4th for parking People were getting robbed in the building. 2, the TVs on the roof haven't worked in 8 months, the big one I don't think it ever worked, the crazy part is the new manager tells the sales people to lie to everyone, we hear them telling now people, o you can watch the game with your friends, that's a lie..

3,Security and conscience.. They have nothing, at 6:30 no one is in the lobby, your food sets out side.. But they CHARGED you $85 a month for this service , we had homeless sleeping in the bathrooms in the lobby. The manager didn't care, I spoke to him, he clearly said he answers the door when he can, and he didn't care.

4, Eclectic bills... wow, I was paying 500 a month because they built the building with the cheapest Appliances and air conditioners, that wre zero energe efficient my new place witch is 200sqft more cost me $148 ..

The wind blows through the window frame, so you hear everything fron outside, the black and gray dust is dangerous and everywhere, it's posted on the side of the building by the front, the building is in a dangerous area for air born cancer dust, you need to read it..

It's overpriced with nothing but lies to show for it.. I was told by a few people the manager was running around the 7th floor. Hi! In his underwear.. the police are called all the time.

This hurts me to say this,

Wait, I did find some amazing friends, who all have left or leaving , for all the same reasons..

Keep in mind the lease you sign, states if nothing works you still have to pay the rent.. they don't care .

They should be like the better buildings Taking care of us so we stay, if we stay it naturally Is causes more people that wa t to live there , this is good biz....
