I felt bullied into a purchase since there was a clause which is not standard or beneficial to the buyer. Make note of all contengiences and at closing their is no out by just losing your earnest money. There were details which were not made available to me and really a seasoned buyer would know to check especially living in DC where the motive is always money. Do not expect him to put forth the effort. I initially went with him because he went above and beyond but that was only to make a sale. After signing for a home I rather not have but due to a clause I have never seen before even though I did a transaction in other places and had no issue backing out if I did not feel comfortable. He asked me to take the metro home. How classy get your commission and then remove yourself. I did try to share my confusion and disappointment with him and he dismissed me saying it is all standard. I just wanted to let him know if he should ever have another buyer who felt the same way. He was constantly talking about his gas and how he pays for everything which indicates he is not ready for the field he chose. Made me question his intentions and ultimately I regret working with him. I place warning should you place your life savings or retirement on the line he is not going to get you a deal for your lifestyle and knows nothing about investment properties. June 2022 when our family trust trustee hired him and his company for the listing and eventual rental of our property , valued at over $5M , in the Kalorama Neighborhood of NW Washington DC. He presented an individual to rent our property for 2 years and confirmed to us that the individual has been carefully and thoroughly checked, vetted and all financial and non-financial references have been verified for such high end value property rental. The tenant moved in the house and has not paid rent for the past 15 months, delinquent amount of over $300,000, refusing to leave, exploiting the court eviction process chronic delay of evictions, not living in the house and hoping for a large cash for keys windfall from the trust. Mr Rath and his company could not provide us any of the records they have on that tenant, such as rental application, income and employment verification, rental history etc.. We were told all information have been purged by their system and they have no records. Upon further investigations we found out that the tenant brought to us by Mr Rath and his company , has a significant criminal and civil legal cases , over 100 court appearances including numerous cases in the landlord tenant branch of the DC Superior Court ,that tenant having over 6 evictions over the past 9 years, numerous judgement and delinquencies.I do not recommend Mr Rath or his company for lack of supervision and...

He was only motivated to make as much money as possible by recommending homes above my budget and pushing me to rush through all steps of the contract, inspection, financing (he even asked that I use a different bank that could close sooner). What bothered me the most is when I asked about the buyer agent’s commission, he would only give me is his “word” that I wouldn’t have to pay anything - despite the listing only offering 2.5% commission and our buyer broker agreement stated 3%, and the buyer would be responsible for the difference. After multiple calls and conversations I had to sternly tell him to modify our agreement or I would back out. He then yelled at me, was rude, and cited his “experience” as why I should trust “his word”. It wasn’t until his supervisor got involved that he agreed to make the changes and apologized. If I hadn’t been so far into this purchase and really wanted this home I wouldn’t have exited that contract to start over and work with a different agent. He was very unprofessional, simply put. I will not work with him again and would not recommend him to anyone....
