Untrustworthy! Potential residents read this first: the reason you see so many positive reviews from CURRENT residents is because The Gables provides cash incentives to tenants who post positive reviews. Clever way for The Gables to stack the deck in their favor... To be fair, I agree the experience while living there was mostly positive. The maintenance team is the best of any apartment complex in which Iâve lived.
The move out experience is when things took a nasty turn. At the time we moved in, the then-assistant manager told us the carpet was replaced every time an apartment turned over, so we would not need to worry about paying for any cleaning mentioned in the Animal Addendum (she said the language in the addendum was just boiler plate). She was so gracious and sincere that we just took her at her (verbal) word). That proved to be a big mistake. After living in our townhome for 16 months, we were charged to replace the carpet after we moved out. The current manager, Kadian, told us replacement was necessary due to discolorations and track marks. When pointing out that we had been told carpet was replaced after move-out anyway, he said that was not true and questioned whether we had anything in writing to back up our claim. By the way, the determination that the carpet was not salvageable was made BEFORE it was shampooed. We raised the point that one would hardly be able to determine whether stains could be removed without first trying. In addition, we questioned how he could expect there to not be any track marks (indentations); are tenants not supposed to put furniture on the carpet? Both arguments fell on deaf ears. Upon our examination of the photos provided as âproofâ, the discoloration is just the traffic pattern of where we walked between the pieces of furniture. This happens with any cheap, apartment-grade carpet, and itâs the sort of thing easily taken care of by a shampoo.
But why did we even have to argue about this in the first place? We were told carpet was replaced after every tenant moved out anyway. Based on our and one of our former neighborâs observations, this is a true statement. I even saw the carpet being replaced in the unit next to us in which the tenants lived for less than six months.
After multiple attempts to reason with Kadian we finally threatened to hire an attorney. He just gave us the contact information for The Gablesâ attorney and told us to have ours contact theirs directly. Just paying the $700 for the carpet is cheaper than an attorney would cost, so weâre stuck subsidizing The Gablesâ costs to turnover our apartment. And this comes after paying two monthsâ rent to vacate early. We have no quibbles about that fee, though, because itâs genuinely our responsibility.
If you choose to live at Wilton Park, make sure you document EVERYTHING and go on the walk-through after you move out. Our work schedule prevented us from attending the walk-through, so apparently that gives him free reign to charge for imaginary damages. The lack of ethics and honor is so...

I hope they will still remember and work on to fix the cracks tiles soon after I will be moving out and I remembered Conrod, Former Maintenance Technician told me that they will be promised make sure do not charge it to me. I notice there is a stainless damage spots on the fridge, stove, and freezer exterior doors parts and some other areas at my apt unit. These kind of the damages are not my fault at all and I hope they do not charge me for these types of the damages that happened prior I moved in and after will be moving out. I can't believe that they did not seem taking care of the Maintenance for many years. I also am disappointed to hear about their elevators are out of orders sometimes. I notice the parking spots are getting full and limited sometimes. I also just notice there are some of homeless people hang out on the street in front of this property building sometimes during at late night times. I still do hear the alarm are keep going off sometimes at the both apartment building sides. I am highly recommend consider hire security guard to keep eyes at our apartment building to be safe area. I guess the property management does not care about the homeless people hanging out and sleeping on the street in front of this property building. Now, I am not too sure about this property is a safe community when there are homeless people hanging out even though, the doors are secured locks at both sides of buildings 24/7 daily.
In Addition, I do understand about there is a Fire Rescues to keep our people alive however, the big issue is that I don't feel comfortable to hear the ambulance and fire trucks sirens sounds all the times and My unit is directly across from the Fire Station. My advise to you if you don't want to hear noises environment then, I recommend do not live on the Wilton Drive side. I think the walls are thin so you may be hear noises.
I am really disappointed about the management keep ignore my appointments requests for the pest control and I did find out that he keep forget about my pest control scheduled a few times. I do not understand why he keeps forgetting about appointments after the tenants make requests in advance notice after I did stop by the office last month.
I am highly recommend need to be consider add soundproof windows and walls avoid us hear any noises. I want to let you know that you need to be aware about this property is Non-Smoking.
I think the Renewal Lease rent prices quotes are not worthy at all and I also think it is so ridiculous.

   Read moreI would give them zero stars but I can't. I am a resident here and have been for more than a year. I pay my rent on auto pay through my online banking system. Imagine my dismay when at 5:15 pm on the due date I get an email saying my rent did not arrive. Panicked, I called the bank. The bank checked and said it was released to them. The bank said let me have their number and we will conference them in and fix this.
The bank called, shared all the pertinent information about when the check was released etc. The rental manager responded that the check is not here and it's 5:45 pm. If it's not here by 6:00pm there will be a 10% of the rent late fee. that's $220.35. How's that for a late fee !!! I know loan sharks in Jersey that can't get that kind of scratch. :)
The bank, hearing this on this conference call said, "Mr. Murray you did nothing wrong, the bank will absorb any late fee". At this point I got angry. I told the rental manager that I intended on doing a negative review on every review site I could find. At this point, and only at this point, did the manager offer to wave the late fee.
Well at this point I think it's over. I was happy with my bank's service. They immediately had my back. Kudos to Bank of America. The Gables on the other hand, the people i give over 25,000 dollars a year to, didn't care in the least. If their customer care skills weren't lacking enough, they now want paid with a cashiers check. The check that was in the system arrived and is sitting in the desk drawer of the rental office as we speak. 1 day past the due date. They want me to pick that check up, tear it up, go to the bank and get a cashiers check or money order. I guess since my check arrived 1 day late, due to postal issues, I'm some kind of a deadbeat!
I spoke to regional manager, Joe Markonic, explained everything. I told him the bank was on the phone wth his staff and explained what happened. This is rich, are ready for this? This is a quote form Joe Markonic. "How are we supposed to know the post office or the bank screwed up. I suppose we should wave late fees and cashier check requirements for people who had to leave the complex to see their sick grandmothers." Yes they even threw granny under the bus. Nice. Does this sound like a premium luxury living experience to you? I will moving at the end of my lease? I've worked 30 years without ever having a late payment to anyone. The Gables of course knows this. The rented me my town home with no security deposit due to having excellent credit.
One last small but indicative point, the cable in the gym has been out for 6 months. The only thing premium about the Gables at Wilton Park...
