The new management company that took over this month, Redstone Residential, has been an horrible experience. There has not been a representative in the office (with the exception of collecting rent at the first of the month for a five hour window), so the only way to get ahold of Redstone is via phone or email. Unfortunately, they do not respond or provide assistance via either form of communication. Phone calls go unanswered, and voicemails are not returned. Even after multiple follow up emails, and there is no response. There have been emails sent out weekly (by Redstone) that have an error each time (incorrect contact information, emergency after hours maintenance), only to have to be redacted and asked to be ignored later on. This shows a poor attention to detail, and that incoming correspondence is being ignored. It also hasn't been clarified who is the direct contact or manager for the property. Knowing who the consistent point of contact is often common when you are renting, even if office responsibilities are shared by different representatives. Even if someone is covering while they are working on staffing and finding a more permanent property manager, this would be helpful to clarify.
As for a current property hazard, there are multiple units that drain pipes are detached (and even completely missing) from the third floor. This is causing water to not be safely transported to the bottom level, and instead splattering from a significant height. With the colder temperatures, that water is freezing and creating slip and fall hazards as it turns into ice. Mold is also more likely to seep into the framing since it is sitting on the exterior as it runs down the building on days with lighter rain fall, rather than draining properly to the ground floor.
It's truly frustrating to have the first impression with this company be underwhelming when the previous one was actively managing the property, had a consistent daily on-site presence, and would answer the phone/return calls within the same business day. I'm hopeful that things can be improved because all the things mentioned are action items that can be addressed. I would also hope communication through phone and email can be more reliable, especially if there will not be a face-to-face option...

As far as the living space, I have nothing to say but good things about it, you do get what you pay for. The community amenities are okay. However, the location is A plus, everything you need is about a 5-10min drive.
Tenants seem to stay for at least a year, there are always tenants moving in and moving out. The lease has almost maintained the prices from 2022; with a $50 increase every year I would say. Gas and electric are about $100 a month, I think the units are pretty efficient. We are considering staying another year but that will depend on how much the prices get raised when we sign our new lease. It would be nice if you could sign a longer lease but weâve been told 13 months is the max length...
   Read moreThe new management is awful. Never present, never reachable, no response. When calling the number you are prompted to leave a message without a single ring and to leave a text measage, after doing both I never heard from them (its been three weeks). Since takeover the internet goes down at least once a week and noone to reach about getting it reported or fixed. On top of them doing everything to lower their personal costs for the property our rent went UP. So now I'm paying more for subpar service where my garbage disposal sits broken for weeks on end with noone to help. The previous management had Ryann on site 5 days a week and our problems were fixed as soon as could be expected. Stay away and go buy a house, at least you will pay less and have a reasonable expectation that you will be on your own...
