First and foremost, my first impression of this place was one that would be the equivalent to five-stars. The atmosphere and the look of the place is one that would make someone super excited to live there. Looks can be deceiving. Pros: Beautiful finishes in the apartments. Very modern and since this place is so energy efficient my roommate and I average $20.00 a month for electricity. It's close to Downtown Bothell and McMeniman's. Close to the freeway entrance. Apartment layouts are nice and very spacious. Coffee shop downstairs and walkble to grocery stores. Cons: When the switch happened from the previous owners and the new one's there was no warning. A lot of documents got lost in the shuffle and I've heard from multiple tenants that they lost a lot of important documents that they receive. There's no parking available AT ALL. They have a garage but priced at $45 for a unreserved spot, it's not worth it. I am a student but have the schedule of a 8AM-5PM job. By the time I go home at 5PM, there is no parking at all. Because it's a unreserved spot, we have to park along with the retail spots. Therefore if there's a influx of customers, you will not find a spot. I've circled for 30 minutes straight to even find a spot. Also if you want a reserved spot ($100+) they don't have any available. I am a person that would gladly pay that price to have a piece of mind. There's also no parking around the area either. They're only solution is parking across the street for $100 plus tax, that has no cover and it's in a sketchy lot. If you have a car, don't live here. Management talks about making changes and such, but every since they took over, there has been no solution at all. The lot across the street is Diamond Parking, who is only owning that lot and making residents pay that much because there is that big of problem with parking and they want to capitalize on it. I've had multiple issues with the staff of the management. Although the staff is better now, but I'd like to note that they will lose your package. I've had a situation where my roommate had signed for her package, but since they didn't find mine, they assumed that I had already picked it up and so they had her sign for it. That assumption was wrong. It was even worse when I went to go grab it and the only thing they told me was "It was signed out". I went to my roommate and asked her, and she said she didn't pick it up. I went back downstairs and the only thing they told me was "It was signed out and you have to email us" which is unacceptable. She could have easily went in the back and checked for it. Her excuse to management once I had contacted them was "I was busy and there was a lot of people". I would happily wait as she helped the other tenants but to tell me to just email them in the morning... horrible service (Also the first time I approached her, she wasn't doing anything and was just chatting with a resident). She then called me not 10 minutes later saying "We have a package for you", which she should have said "We found your package and sorry we gave you so much trouble". She's not working there anymore gladly but to mishandle federal property is unacceptable. The noise in this apartment is absolutely horrible. The courtyard idea is a cool concept, but it allows all of the noise from the surrounding apartments rooms echo into one another. Horrible sound proofing. I can hear the dog that barks at 6AM every morning. Disrespectful tenants who don't clean after their dogs. Especially in the parking garage, I've noticed multiple times people don't pick up after their dogs. They are also up-charging the apartments even though they can't provide adequate parking and the sensitive noise. Tenants smoke on their patio.
In conclusion, don't bother with this place. It might be a dream come true, but don't be deceived. I've noticed when meeting residents in the elevator, the opening statement is always "I've moving out soon and I can't...

Fall of 2022: Six Oaks Apartments is an outstanding and well-managed apartment complex. Thanks to Sara Yazdani for being consistently helpful, professional, and very gracious. I have lived here for several years. Thrive Management does an excellent job of responding to tenant requests and has a very helpful, professional, and polite management and maintenance staff. Parking issues are well-resolved with reserved spots in a well-kept garage (secured overnight), including Amazon Hub, bike racks, and more. The apartment complex is set within a beautiful neighborhood by the charming historic Bothell downtown with the riverfront park, restaurants, grocery stores, recreation, and many professional services nearby. I would not hesitate to recommend Six Oaks.

I just transferred to another Six Oaks apartment that would better meet my housing needs, and I am very grateful to the Thrive Team. Kim Davis is a gracious and highly efficient leasing consultant with a warm and kind personality who is consistently outstanding. Christen Solberg, the Community Manager, is highly professional and helpful with user-friendly online paperwork. Eric Zanoni, the Assistant Community Manager, is also very knowledgeable and ready to help with tenant requests. Also, their maintenance and cleaning team are top-notch pros who continually keep the building and grounds looking good and are a valued part of their Thrive team. Lastly, with current market rates for rentals in the Seattle area and its suburbs, Six Oaks is an excellent value for this charming and beautiful apartment community and neighborhood.

   Read moreOur initial experience at this property has been a nightmare, despite our hopes for a positive long-term stay.
We encountered immediate issues, including a delayed lease delivery and an incorrectly calculated, doubled prorated rent. On move-in day, our assigned parking spot was unavailable, significantly hindering the unloading process.
Upon entering the apartment, we found multiple maintenance issues. While we were assured some would be fixed by maintenance and others would need parts, the issues maintenance was supposed to resolve remain outstanding.
A notable miscommunication occurred regarding a $150 rent increase. We understood that signing by a certain date would waive this increase due to appliance upgrades. However, after moving in, we were told we supposedly had the option for a reduced fee without those upgradesâa choice that was never presented to us during lease signing.
Update August 2025: Itâs been an interesting couple months so far. Happily the leasing/maintenance team were responsive and have corrected a few issues. Primarily around replacing the washing machine and dishwasher. Theyâre still waiting on replacement parts for a couple of the windows. One of the blinds still doesnât come all the way down though . One big issue was how the apartment hasnât been cleaned thoroughly and we had to deal with that ourselves. Seems the previous occupants bathed in pumpkin spice or something so one tub is permanently orange. The toxic bird poop should hopefully be taken care of this coming week, had to follow up after a cleaning was supposed to happen last month. Communication continues to be an issue, mainly on being proactive. They are responsive when you reach out and do genuinely seem to want to help. However, per their response to my initial post it is interesting that the offer of a parking spot only came up in the public facing comment. Also their statement that we were offered upgrades but declined is false and I have the emails prove they completely missed it. They have admitted there was a âmiscommunicationâ but doubling down that we declined an upgrade when that never happened has really soured...
