If I was being honest about this trip, it would be 3 stars. However, I have been coming to Chateau for 35 years and love it in general, and will probably be back.

My family owned unit 307 for quite some time, but I’ve also stayed in it since it was managed by Stay in Cocoa Beach (now Happy Palm Stays). We’ve also stayed in 306, 407, and this time 408.

Pros: Location. It’s lovely. The beach is super busy (unless it’s off season), but I love it. The Pool grounds have been updated and look great! The Beach was restored recently and also is lovely. It’s a nice, Long Beach, when it’s been as little as 3 feet in the times I’ve come. There is a manager/Superintendent onsite which is a blast from the past. It’s great, although there is no way to contact directly. Locking the gate at 9pm to signal pool closed is also a big improvement. Keeps people out who shouldn’t be here, but also gives a strong signal to guests that the pool is actually closed. No ants! A lot of these condos have them, but this one was 100% free. Cons: Beach access locked early in the morning not open until 9am. I assume this is manually done. If it was on a timer it would be great. Not a huge issue though to go to public access. Ughhh. So, we lucked out and had HUGE groups of people here. Girls for softball…at least an older set and a younger set. It was terrible. They took over the pool and honestly were horrible. I’m all for everyone enjoying their vacations, but I am also a huge believer in rules. If there are published rules that I am expected to follow, I also then expect others to show the same respect. This was not the case this trip, and for a very pricey condo I was so disappointed. These older girls took over the pool, and my 7 and 9 year olds couldn’t enjoy the pool when they wanted. On our last day there was a full on baseball game in the pool in the shallow end. I was hit by a ball and a girl nearly jumped on top of my 7 year old. When I asked that she be careful, a mom full on screamed at me. It was ridiculous and I’m sure she was deep in the alcohol. Thankfully though, she called the “manager” who told her no baseball. I texted Happy Palm stays and received a prompt response saying the same. It was so pointless though and embarrassing. Noise!!!! Ugh. This condo is not noise proof as I well know. However, the rules and quiet times should address this, but surprise! Softball girls and moms were so bad. I got 4 hours of sleep last night thanks to them, and that’s with a sound machine, soundproof headphones, and night noise. The bedroom blinds didn’t work so I had to rig up some towels to block the hall lights. Easy to fix but also I shouldn’t t have to do this. Rules are confusing. Email has one set and attachment in same email has another with different times. This makes an impact when it is around quiet times, and makes people less likely to care. Like I said, I’ll probably be back. Too many happy memories here. I just wish there was someone onsite to make sure EVERYONE could enjoy their stay without having to feel like an annoyance texting about things that shouldn’t be my...

I recently had the pleasure of staying at Chateau by the Sea in Cocoa Beach from October 29 to November 5 during my deployment, and it was nothing short of amazing! This beachfront condo exceeded every expectation I had and was the perfect retreat after long, grueling 12-hour workdays.

The location is unbeatable—situated directly on the oceanfront and just steps away from the iconic Cocoa Beach Pier. Whether you’re a nature lover, a space enthusiast, or simply someone who appreciates convenience, this property delivers. Kennedy Space Center is just a short drive away, and having Publix practically a sidewalk away was a game-changer for quick groceries or essentials.

The condo itself was beautifully decorated and exuded a calming, beachy charm. Every detail was thoughtfully considered—from the impeccably clean rooms to the fully stocked kitchen and living area, complete with flat-screen TVs, cable, and a DVD player. The balcony offered stunning sea views, and the rooftop pool was a delightful oasis for unwinding after work. I particularly loved how they stocked beach gear and toys, which made it easy to enjoy the sand and surf without needing to pack my own.

The amenities were impressive: free WiFi, a year-round heated outdoor pool, BBQ facilities, and even pet-friendly accommodations. I was delighted by how professional and attentive the staff were—they truly went above and beyond to ensure a top-notch guest experience. It’s rare to find hosts who care so much about making you feel welcome and comfortable, and this team nailed it.

Additionally, the friendly neighbors and plethora of nightlife options nearby added a touch of vibrancy to my stay. Even with a demanding work schedule of 7 days a week and no days off, this condo provided a sanctuary that refreshed my senses and helped me recharge.

To anyone considering a stay in Cocoa Beach, Chateau by the Sea is a must. It combines comfort, convenience, and thoughtful hospitality in one perfect package. I only wish more hosts were as professional and caring as the team here. I’m already looking forward to...

First impression is the property manager takes great pride in ensuring the place is clean and very presentable. The view is stunning, which is what attracted me initially. This complex has a fair number of short-term rentals, some guests don't seem to treat the place they stay with the best respect. (Meaning, we had to request to have repairs upon arrival.)||We stayed on the 5th floor- ocean front. The unit 507 is a 2B/2B, it was spotless upon arrival. Thank you to the housekeepers! The building itself is well maintained. Freshly painted in appearance, nicely manicured grounds. Advertised heated pool really is heated. We had three 75 degree days and two 60 degree days. The heated pool made it very comfortable with both types of weather. Grills for common use were high quality, as was all of the patio furniture. The roof top sitting area was so new and fresh, great seating, fantastic 360 degree views of Cocoa Beach and surrounding areas. We had a front row seat for a SpaceX rocket launch! The unit is well equipped, from paper goods, to towels and linens. There were multiple beach items for use. ||We had the most amazing property manager to work with, Zareh! We cannot thank you enough for your professionalism, response time and exceptional customer service!! |There were some minor issues that occurred and Zareh took care of them immediately, no delay, no excuses and had follow-through to ensure everything was done to our satisfaction. He has a stellar maintenance staff to fix the everyday wear and tear things that we needed a fast repair for. Respectful, professional and skilled.||We have rented from other properties in several locations and have never been treated so well!! Thank you...

I love this place! Perfect location and a beautiful view to watch the cruise ships, or the shuttle launch. The owner keeps it well stocked with kitchen and beach items, and I love that the unit has a washer and dryer. You often run into places that have been “half cleaned” or just “touched up” between tenants. I’ve rented this condo numerous times and it’s always been spotless upon arrival. The cleaning people really do an awesome job! Drew, the owner is very easy to work with and very prompt in replying back. This past year, Hurricane Dorian manage to ruin the week I had reserved. I bought the insurance, but reimbursement would have been minimal, if any. I pretty much figured I was out a weeks vacation and the money paid for it. I was completely shocked when Drew reached out and offered to let me pick any other week he had open at no additional charge. I picked the week after Thanksgiving and we had a fabulous time! This unit is also pet friendly. A definite plus for me. My cat loves this place. She is completely hooked on the view out the sliding glass doors in the bedroom. As soon as we get there, she sits herself in front of those doors and doesn’t move until it’s time to leave. Cocoa Beach is a yearly vacation destination for me. This place has been so consistently great over the years, that I can’t even imagine staying somewhere else.

Stayed here the last 3 years. The first time been disappointed. First, room 301 smelled and had dog hair all over rug. so we were moved to 501 much nicer room, but unfortunately, whoever was there last must have stored fish in fridge and freezer. The smell was so bad we couldn't use it. Went to store and bought baking soda, but it didn't help .so I had to call they bought me a mini fridge to use. The ice cubes had what looked like fish scales on them was very gross. Cleaning has definitely Went down hill. Had hair also in 2nd room smoke detectors hanging out of the wall. They came and fixed one. My husband fixed the other two . We love this place and location, so we were very disappointed . Managment was super nice and did everything they could. My understanding is cleaning crew would be addressed because the same cleaning crew did both rooms. They have made many improvements on the outside and over all is really a great place to stay. We have always enjoyed it. So hopefully next year will be as amazing as the first two times. Don’t want to give a negative review on this one time, long as they change up cleaning crew.
