On June 15, 2024, at 9:30 PM, Chantoz called the police on me and my friends for alleged trespassing, even though the same manager, who had previously argued with me, was involved. Earlier, on April 30, 2024, I was assaulted on the property. The assailant had entered the management office, requested my information, and was asked to leave after identifying me as a current resident. Despite this, the assailant proceeded to trespass. Management failed to notify authorities or inform me of the situation, further highlighting their inadequate response to both the assault and the subsequent incident. This lack of action, coupled with what I perceive as discriminatory behavior, has significantly contributed to my safety concerns. Prompt resolution is necessary to avoid escalation.
Update 4/20/24 check out my Yelp review as it’s detailed feedback of my time here at arlo. As of today whilst trying to voice a complaint / find out information in regards to the lacking security. I was interrupted and brushed off by the new assistant community manager and urged to follow up with the manager. Which I sent a detailed email message to have the same rude new manager call me back to argue with me?! This place gets worse by the hire! No yoga or dance studio. Zen garden filth ridden cushions have not been cleaned in over 4 years. Other amenities got make overs I haven’t used them yet to review. Update per solicitations via for the fall giveaway 11/9 Just received an email to review and be entered into the fall giveaway. So here is goes. The floors were never cleaned, but carpet was glued over the filth throughout the entire building not sure who made that nasty call. But this management company has not been any better at all. The reviews state that it’s so clean and etc are lies as you see my pictures. They are doing renovations that residents weren’t even alerted to happening before they began. Just horrible. They don’t answer the phone, don’t follow up with repairs(my bathroom ceiling was chipping someone finally came to fix it in November, ** I still have a big scratch in my bathtub left by the repair person, the paneling by my bathtub bubbling with water damage
Update 7/11 New management: RAM, outside of new staff and the gate being broken less often, nothing has really changed. Sadly. The team is extremely pleasant, and I totally understand that things take time but it's been 2-3 months since the hallways and staircases have been cleaned. Yes MONTHS. There has been animal feces in the staircase and though picked up NO ONE HAS PROPERLY CLEANED these areas. It’s unacceptable to have to ask for cleanliness of the common areas used daily to and from my unit. It’s unacceptable to have to step over spots that could be feces, daily. I have been speaking with ALL office staff for months to no prevail.
NONE of the amenities are up to par ie: The printer in the business center, out of order over a month and a half, now it’s gone. Pool has been closed all summer, yoga and dance studios have NO SERVICE For the cost to be here, with rent going up yearly, we deserve so much more than this. This doesn't reflect the pleasantries of my interactions with management, however very little has changed with RAM here at ARLO. The rent is WAY TOO HIGH to receive less than the bare minimum of what I pay for.
It’s been over 6 months like this with them, horrible management previously as well. ————————————————————————— I've loved it here as it was nice and SAFE enough when I moved in. Since then there has been so many huge things to urge me to leave this poor review. Most shockingly the news report last year, or most recently meeting the tenant that was pistol whipped in the security garage. Though the staff in the leasing office are extremely charming their charm does NOT fix the errors of cleanliness, safety and or prompt communication and correction. I do not disagree with any of the Yelp reviews over...

I had a great experience at Arlo. Like most places I've lived in, there were things that I didn't love and that I complained about, but I really did see how attentive the staff were. Amanda, Cara, and nick really did listen when I had concerns, and they were super personable.
There was one time I lost a package; and Amanda went out of her way to open the delivery cases where we receive our packages electronically just so I could find it. Amanda also manually imputed my maintence requests and they were completed accurately and quickly, she saved me time and managed all this with a phone call.
Cara was there for me when I had an issue with my smart lock and needed to check out a key to my friend to check up on my pups.
Nick - who is no longer there - always took time to answer my thousands of questions! And trust me I am a question person.
There are countless other examples I can give about my time. The team is not perfect, but they are fun, ans customer centered. When I was moving out, there was some confusion during the office transition, and even though I asked a million questions, there was still some miscommunication. When I expressed my concerns; I could see how caring the team was and Amanda was patient and quick to listen. Cara reached out to me over the phone and genuinely was interested in where they went wrong, and how they could make it better.
I will truly miss this team.
My only cons is there are a lot of fees, but from what I understand about Atlanta, this is normal unfortunately, so the only reason we left is because we bought a house.
The maintenance team and grounds team are awesome and it is a great location.
Review from Fall 2018: I need to preface this review with I have only been here a couple of weeks, but I love every bit of it.
I love the communication of the team! Nick is quick to respond as needed via phone, email, social media you name it. I’m that annoying question person so I would know! Karla went above and beyond to try to get my apartment ready for me to move in earlier to meet my crazy schedule. So many kudos to the Arlo team!
The apartment is great, and it was in great shape when we moved in. The information provided upon move in was helpful as well.
For maintence, I haven’t had to put in a request for anything yet, but I know when the team has needed to get into my apartment, I was communicated with via phone, email, and letter on the door. I have also seen the maintence team around and they have been so kind and friendly.
Things I love: the mail delivery box service. It works for my crazy schedule. the gym is nice and has great equipement the common spaces are clean and well equipped. the coffee machine - and flavored water in the common space. the quietness - even though it’s in the city, it’s oretty quiet once the door is closed, and I live right beside the train tracks.
Things I struggle with: phone service - it took my phone time to adjust and my guests had issues as well. (I think this has to do with the walls) parking - the covered deck is nice, but this is downtown, so parking was expected to be this way - but...
Read more3rd: Figured I'd add pics of the carpet they charged me for. Does it look damaged to you?! Apparently they charge for furniture indentations in carpet, which per GA law, is considered normal wear and tear, and illegal to charge for. But I was informed during my final moveout that the company's "goal" is to find something to charge tenants for on moveout (and I quote, "They gone charge you for something.")...very classy and a way to not have return customers. Good luck with your moveout if you decide on this place.
2nd Update: Do your research before moving here. After moving in and experiencing issues from day 1 (see below) I would not recommend this complex to anyone. I actually decided that it was worth it to pay the early termination fee than to remain here. Unresponsive (they admitted they don't check resident emails send via the portal) and unhelpful at both the local and corporate levels. Literally, email addressed and phone numbers don't work, unlisted phone numbers, and no responses to VM at both local and corporate level. Residents pay the building's utilities, charged moveout fees before moveout for bogus damage. (Once all of my boxes are moved out I'll be happy to post for public opinion to see if I should have been charged for carpet cleaning for an apartment I've been in for 5 months with no pets, kids, smoking, etc.). The management company has an F on BBB and is noted as being nonresponsive (so don't expect better from the local office staff). I've rented for years and never experienced anything like this; not sure if this is the new predatory way management companies are moving to but this was a very disappointing experience. I would also suggest checking reviews other than Google for some very similar experiences to mine. Good luck.
Update: Just an FYI for new and current residents considering using Xfinity as their service provider. DO NOT use Jordan, the sales rep for the community, to set-up service. He is a third party vendor and not an actual Xfinity employee. He made several false statements to me and even changed documentation. He is nonresponsive to my valid concerns and continues to lie and not be accountable for his actions. It's clear he'll do and say anything to get a sale and it is disgusting. Please learn from my mistake and go directly to Xfinity to setup service; it has been a nightmare getting out of this mess.
First off, Janae is amazing. It was literally a gloomy, rainy day when I toured and she brought all the sunshine! Beautiful, well-maintained property in a...
