So I wanted to wait until my partner and I had some time under our belt living in Pearl @ DTC. Please take the time to read my review, as I am in the Property Management business myself. (I manage HOA's as opposed to rental properties)
As someone who grew up in the DTC; (over 15 YEARS) I am very familiar with the market rates on rent, the neighborhood, etc. We searched around and looked at no less than 20 other complexes. Here is why we choose Pearl DTC.
The residents are a majority of young professionals; whom make a healthy income. I would guess the age range is people in their mid 20's to late 30's. That being said you would expect to hear constant partying and what not; right? Well that isn't the case here. Our neighbors are all very respectful, and it is not uncommon for us to strike up conversation while walking around the complex. With that in mind, there are very few children in my observation.
We had an issue with our upstairs neighbor and his dog barking and just being loud. We left him a polite, circuitous note on his door; and he sent us a text that same night and thanked us for bringing it to his attention. It hasn't been much of an issue since.
Our apartment does have some faults; but overall the kitchen appliances are very nice; there is ample storage (we have the smallest floor plan). We have looked at other floor plans; all seem to have very generously sized bedrooms and closets.
At night, it's pretty quiet. Parking on our side of the complex isn't terrible. I can usually get a spot at our building; I also have a garage but we have 3 cars.
I've had a few requests; such as our building needing a cleaning, dusting, etc. I made that request yesterday and while I was leaving for work this morning I noticed they where thoroughly cleaning it. (Thank you for that) There was a morning when I had a meeting downtown and my garage remote died; it was before the leasing office was open; I left an emergency message; and Ben from maintenance was at my garage in less than 15 minutes and I was on time for my meeting- MAD props to the maintenance staff!
The amenities are quiet nice, the pool is absolutely KILLER, maybe a little small but the Cabanas and lounge chairs are great ! The gym machines when down for repairs; seem to be fixed in a timely manner.
We have very few complaints about the complex. You need to realize that all apartment complexes have some sort of noise from your neighbors. They don't build things like they used to. Upon moving into our apartment I was disappointed that it didn't appear to have been cleaned; or if they did it was done poorly. I had to wipe out all the drawers, scrub the toilet, dust the ceiling fan, and it was very apparent they never shampooed the carpets in the bedroom & closet like they said they would. In all fairness, I probably would have ended up re-cleaning it anyways.
Now here is my pet peeve and this REALLY almost caused us not to move here. We absolutely HATE the parking policy. You have to check your guests in online, provide the company with your visitors plate number, and last 6 digits of their VIN number. It's a pain in the butt.m We ended up just buying two guest parking passes for the year. We also had to buy another two passes for the vehicles that we own, that are parked outside. I do understand why they have this policy in place; we are RIGHT next the light rail and I am sure it's to circumvent people parking in the complex that aren't visiting/living there.
Overall, it's a quiet place to live, follow the rules and no one will bother you. There are alot of dogs here, and dog poop is an issue; but you are going to find that at ANY apartment complex.

Read moreLiving here was HORRIBLE. Management is completely incompetent and only cares about their bottom dollar. I dealt with dozens of problems while living here and, after communicating my frustrations NUMEROUS times, management continuously brushed me off and did nothing.
Other than dealing with my insane neighbor, which I’ll talk about below, these are just some of the things that happened while I lived there… Upon move-in, washer was broken and I had to go to a random empty apartment to do my laundry My license plates were stolen TWICE and this happened to dozens of other cars A homeless man lived in one of the utilities closets Found a homeless man sleeping in the hallway of my building My boyfriend’s car was towed from the lot for having an expired license plate (expired by only a couple of days) and he had to pay $300 to get it back No parking spaces available in the entire complex on multiple occasions Maintenance took 9+ days to fix my running toilet, which resulted in an $800 utilities bill that I got stuck paying (despite explaining the situation to management)
On top of all of this, my psychotic upstairs neighbor harassed me for months until I moved out, and management did nothing about it. It all started with my neighbor’s dog peeing on my balcony. I politely left a note on his door, assuming he was unaware. After finding pee on my balcony several more times, I called the leasing office and complained. They said that they would speak to my neighbor and take care of the situation. Spoiler: they didn’t. It continued to happen for weeks, so I continued to complain. Instead of simply removing his dog “pee pad” (which I got a photo of and sent to management, who still did nothing about it) and just walking his dog, my neighbor proceeded to pour things like boiling water and vinegar on my balcony when his dog peed. I suspected he was doing other things to retaliate against me for complaining, so I got a camera doorbell. He then proceeded to “flip off” or yell at the camera almost every time he walked by my door. Additionally, him and his girlfriend threw eggs at my apartment balcony and windows. I walked into the office and talked to the Manager and the Assistant Manager face-to-face about my neighbor, in hopes that they would finally take my situation seriously, yet there was zero resolution and they did nothing to accommodate me.
They will likely respond to this review with some sort of “we’re so sorry this happened…” response, but don’t fall for any pathetic attempt they make to appear concerned or apologetic. Read more1st Think twice before moving in on a lower floor. If you live on a 2nd or 3rd floor, wear slippers for the residents below you. The sub flooring in the units is horrible. I can hear loud footsteps from my noisy neighbors that live above me. They have kids and it sounds like they play soccer or something in the living room. They let the kids run back and forth and pound on the floor and walls. It literally shakes my unit. The leasing office says to call the courtesy patrol. I invite over the signal 88 guy and he won’t do anything because he cant hear it from the hallway. I ask him to stand in my living room or bedroom and he says it’s policy that he can’t enter. I asked him for a report, he says no since he’s not doing anything. I’m just going to have to take matters into my own hands since the leasing office won’t offer any help or customer service on this issue
2nd I seen some rodents near the dumpster in the south west corner of the property. I’m not going to bash them too much because I seen bait boxes, (which means it’s being addressed) but no telling when the bait boxes were serviced last. Don’t know if it’s working if I’m still seeing them. 🤷♂️ Some of the rats I’ve seen near the dumpsters look like cats.
3rd The EV charging is horrible. The max power is 6.6kw shared 10-15mph, so if someone plugs in next to you, (6.6 is horrible to begin with) it will drop to 3.3kw 5-7mph and split it with the vehicle next to you. I couldn’t even get a full charge and my car was parked and charging for 10-12 hours and I paid $15.00. If you have a garage, just use the 110 outlet, it will charge just as fast and you pay much less. Those community chargers should be pushing at minimum 32 amps and 8,000 watts which is about standard for a level 2 charger. The best alternative if you need your car fully charged for the next day is this, I’ll pay to park at Marriott next door and my car is fully charged in 5 hours. Marriott is a 5 minute walk from pearl.
4th They use way too much chlorine or harsh chemicals in the hot tub. This was the first hot tub that gave me dry skin and rashes on my neck and back the following morning.
