The turnover rate for this building is like no other. The building is not even a year old, having opened in late spring/early summer, and tons of tenants have moved out early. Appliances are cheap and prone to breaking, especially the washer and dryer. Considering how the leasing office acts and carries themselves very pretentiously, especially with prospective tenants, you would think you'd be getting state-of-the-art and 'luxury' appliances, but that's just an act to get you in and lower their apartment availability. The appliances are Frigidaire. Some of these units are still to be considered new and the finishings within give a major rush job. Even in some ares of the hallway, there are clearly un-even walls from construction. Be aware for your marble to not match in your kitchen. You'll have one style of marble on your island and a cheaper style of marble on your countertops.
For the price, I've seen way better properties in the area with appliances that match what you're paying for, especially Alexan on Memorial. Let's be real—you can stay in a nice high-rise luxury building in Montrose or River Oaks area with a doorman, actual luxury amenities, and real safety and security.
The leasing office plays nice long enough to get you to sign a lease, and everything goes downhill from there. If something breaks, there's little to no accountability, and they take their time getting it fixed. I'm not even sure they are properly screening people coming into this building—from car break-ins to hallways smelling like smoke. And let me not forget the absurd amount of cops surrounding this building for the three weeks. It's not someplace like 'home.'
They have a cop standing in the lobby, a cop on the back end of the building, and multiple cops periodically parked on the street. Also, be aware of shady pricing. They will tell you one thing, and when it's time to sign the lease, the pricing reflects something totally different to try to pull a fast one on you. This has happened to a few people I know in the building, as well as them seeing multiple miscellaneous charges on their rent with no explanation.
And pay attention to the real negative reviews. They are not lying. The influx of positive and consistent reviews? I'm pretty sure they are fake. Moral of the story, don't waste your time. There are nicer buildings within the radius, such as Hanover Autry Park, La Colombe D'or, and The Westcott, that have similar pricing and are much better communities with real SAFETY, LUXURY and you don't have to feel like you're being watched or...

I recently had the pleasure of visiting Alexan Junction Heights, and I must say, this community exceeds expectations in every way! From the moment you step onto the property, you’re greeted with a modern yet inviting atmosphere that makes it feel like home.

Read moreI am very disappointed with the way this property is being managed, and I believe there are several areas that require immediate attention:
Parking & Vehicle Enforcement The parking policy is not being enforced, which creates daily challenges for residents. Unauthorized vehicles occupy resident spaces regularly, and abandoned or inoperable cars are left for weeks without being tagged or removed. American Towing, the contracted company, has not been effective in addressing these issues. Additionally, there are several vehicles on-site without proper registration and yet they remain on the property without consequence.
Garage & Drainage The parking garage has ongoing drainage issues, with water pooling in common areas due to a lack of proper drainage systems. This presents safety risks and creates an unprofessional appearance for the community.
Cleanliness & Maintenance The breezeways are not being properly maintained and often remain dirty for extended periods of time. An excessive amount of dog feces can also be found throughout the property, suggesting that pet policies are not being enforced and common areas are not being cleaned regularly. On top of this, residents are not following valet trash policies, leaving containers and bags outside beyond designated collection hours. This creates an unsightly and unsanitary environment in hallways and common areas.
Courtesy Patrol The courtesy patrol officer is ineffective. While his vehicle is often parked in front of the property, residents rarely see him walking the community or actively monitoring for concerns. This creates the perception of a lack of true security presence on-site.
Between poor enforcement of parking regulations, vehicles without proper registration, neglected drainage and maintenance issues, valet trash violations, unsanitary conditions, and ineffective courtesy patrol services, this property does not reflect the standard of care or professionalism that residents are paying for.
