As a resident of the property for almost 3 years, it brings me great pleasure to write this review; I will start with the shops downstairs. If you have an electric car, there is charging in the shops; though you should not leave it parked on the charger overnight unless it is NOT electric - otherwise you will receive a violation. If you see a car parked at the charger that is not electric, Arrive will direct you to reach out to “Blink”, despite the fact that the citations are issued by Arrive (good luck charging). If you are not a current user of the Neighborhood app, I strongly advise you install it upon moving here (if you do) as you will not be notified of the crimes that occur on the premises for numerous business days (not subject to the severity of the incident). I transferred from my original apartment to a new layout due to items going bad on a weekly basis. I confirmed with the prior property management (Gables) that there was in fact a wiring issue (as well as many others), in which the community manager stated the reason for such transfer fees were to upgrade the property instead (such as the pool and gym(not wiring)). Do not be fooled, the pool was repaired due to the water-wall (no longer installed) leaking down the walls in building A causing a mold problem. If you park in the parking garage, please do not leave any valuables in your car as there are no cameras and multiple vandalisms/car accidents that have occurred during my time here. If you plan on leaving a car stationary, make sure that you or someone else check and or move it frequently as I know of at least 4 residents who had their license plates stolen (including myself). There are cameras at the entrance/exit, however when my car was hit by the malfunctioning gate (get used to it), the leasing office was unable to confirm/take responsibility for the damage. As well as no cameras in the garage, there are also no cameras in the hallways. Therefore when an issue occurs, the hallway will be “patrolled” by “security” and you will be fined - safety first! Don’t worry if you are the one vandalizing, security will be on their cell phone every time they are approached. If you live in building C, the elevator WILL be out at LEAST once a month, take the stairs to outside and enter through the single resident entry door if you would like to access the mailroom. Prior to moving into your apartment (if you’re still considering), make sure that the following are checked for: gap in the balcony door seal (where I experienced numerous cockroaches come through), unfinished tile/grout in kitchen, baseboards pulling away from the wall, unlevel kitchen appliances, faulty dryer installation, faulty bathroom exhaust fans, faulty/improperly installed bathroom fixtures. The apartment is not all bad, I did make some of my best friends at the pool. Although due to the improper regulation at Arrive, you will encounter non-residents who are alone, as well as the occasional person without housing at all (had a key fob to access the gym/pool (had to be escorted off the premises)). Given the situations listed above (and others), I recently decided it was time for me to relocate to a new property. Upon giving my 60 day notice (at the end of my lease term), I was notified that I would not only be paying market rent, but an additional $500 month to month fee (~$1k extra/month for the remainder of my stay). Given that it was not outlined in my lease and having been a loyal resident, I was extremely disgruntled when I reached out to upper management (Tammie Love) and never received a response. Moral of the story, the property’s overall quality has diminished at an unreal rate since it was acquired by Arrive....
Read moreI've been living here for several years now and have seen the property ownership change. I must say that throughout that time, the maintenance team has continued to never let down. Wilmer always comes through promptly with requests for maintenance and such, and he always does a superb job with things. Always super nice and easy to talk with about the problem/solution/etc. I also had a few issues that needed attention, and so was able to work with a few other maintenance technicians here last week. Erick Reynosa was a super big help with installing and setting up new washer and dryer units, as well as helping with the ceiling fan installation. Julian came by same day of request to repaint the front door, which had been scratched up a bit...super nice guy and always provides great customer service. Another newer maintenance tech, Eric Arquiz, has been by a couple times to help fix repairs with a couple issues on the patios. He is a very friendly guy and always nice to chat with while he does the repair with utmost attention to detail. I've also worked with Daniel on several occasions over the years, and he is also always great at finding a way to solve problems that are not super clear with solutions and options to go with. Super friendly guy and always has a smile on his face and great positive vibes. All of the maintenance team here work really well together, and also as individuals. I think it is clear that they cross-train well, and they really take care of their stuff. Karlos used to support this location, and he was also a great one that helped me on numerous occasions. I think he is at another property now, but I definitely always appreciate his ability to update on timelines and such, for more involved repair projects, building maintenance, etc.

Regarding the leasing team and management, I also want to point out that Heather has been here most of the time I've lived here, and she is always super helpful. Even when things go wrong, she continues to work to find a solution that works for everyone. She and Jason were super helpful in assisting me with transferring to a new unit (requested on new year's eve btw!), and I really appreciate their help with everything. Always a pleasure working with both of them, even when I know they're crazy busy. I've known Heather for a few years now here, and I always know I can depend on her with anything I need to get done here at the community. Always a pleasant interaction, and that kind of customer service and hospitality is indeed not easy to find in these apartment communities!
I'd also like to give a big shout out to Sam as well. He helped work with me through all of the paperwork process, and we were moving super quickly and efficiently through everything. He is always super knowledgeable about the property, and he really knows how to get things done. We had numerous people coming in for a variety of reasons that day, and even by himself, he was able to do an excellent job of multi-tasking, entertaining, and just meeting everyone's expectations that stopped by throughout the process of me completing all of the necessary steps to do a transfer. Thanks again for all of the help, Sam!
Both of the concierge staff also were a tremendous help lately with moving things, borrowing carts, gaining access to entryways, elevators, etc., and getting people access to the building. Superb customer service at its finest right there! Thanks...

Thinking about paying for a reserved spot? Don’t bother. People park in your spot anyways and management won’t do a thing about it. They have to “notify the vehicle’s owner” multiple times before towing. This could be multiple days if they stay parked there, regardless of whether the car belongs to a resident or not. I’ve had incidents where randoms will park there and nothing is done, even though there’s no resident sticker on the vehicle. I’m paying additional for these spots yet people park there and management does nothing for you. If anyone wants to find parking for a bar down the street, you can practically take a resident’s reserved spot and guarantee that you’ll come back to it still being there! So public announcement to everyone, just follow a resident in and choose a reserved spot if you need public parking. Ignore the towing signs, they don’t tow.
Fire alarms go out multiple times a month practically every other month. So loud and so often that residents want to disable their alarms (according to the email received from management). Want to have a nice, peaceful home to return to after a long day at work? Definitely don’t stay here. Refer to just a few of the emails regarding fire alarms going off.. They can go off in the middle of the morning, day, or night.
Elevators are nearly always down. You can almost always guarantee that 1 or 2 of the elevators will be out of service, sometimes even 3 of them. When it’s down, don’t expect it to work for AT LEAST a month, sometimes longer. Once one is fixed, another will be broken. Just another inconvenience.
Security does absolutely nothing for you. 6 cars got broken into during the day while security was driving around. They can’t even get random people to not park in the resident area, as stated.
Want to take a nice stroll around the neighborhood? You’re guaranteed to run into some dog feces along the way and get a nice whiff of that. There’s a resident that throws their dog’s feces off the balcony and management doesn’t do anything about it either. Refer to the video(this wasn’t even the worst of it). There’s only 5 stories, so only 5 possible residents that could potentially be doing this on this side of the building. Management doesn’t bother trying to figure out who so they can stop this unsanitary behavior.
When we first toured, everything seemed great. Leasing office seemed great, everyone seemed friendly, process was smooth. As it always does. Once you’re in, you probably won’t want to stay long. Aside from the move in process, everything is terrible.
Only people you can rely on are the maintenance team to take care of your unit issues....
