I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management. From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences. On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex. Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment. The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional. Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment. I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend. I hoped to find peace and new home when I moved here but instead of I found rudeness and disrespect and unprofessional approach from the management. So disappointing

Two weeks into my move here. Here's the good and the bad so far: Good 1. Beautiful view and location 2. Nice amenities / well kept 3. Good location - Trader Joe's, movie theaters, shopping, Publix, Wholefoods, Barbers, mini markets and restaurants 4. Friendly staff onsite 5. Great restaurants and mini market on site. Very convenient The not so good - I live in South Tower 1. Elevators are SLOW and have issues frequently 2. Finger sensors are super picky. sometimes they work and others they don't 3. No package collection in South Tower. So you have to go to the North tower which can be a pain if you have large packages 4. Cheap washer dryer in my unit. Two weeks in it started to leak dirty water all over the floor... :( 5. Multiple management teams running the entire complex make it confusing to know who to talk to. 6. Not very good unboarding. Nobody really tells you how to use the myriad apps you're supposed to use on the property. Worse, several don't work well and don't seem to provide a useful purpose 7. Unclear how well the property portal works. When I filed a maintenance request for my washer /dryer at first it told me it hadn't gone through and gave me an error. Than I got an email saying it did....What I do know is the dirty water I spent 30 minutes mopping up. so as far as the place goes it's pretty great but the management of my tower is still pretty iffy. Let's hope it improves as does the software and my washer /dryer.

Constant noise/ barking dogs and unhelpful/unresponsive administration The building is nice enough but overpriced for what it is. The real issue is dogs barking constantly and the building doing nothing about it. They start at 7am and it’s non stop barking where the dogs sound incredibly distressed - not normal barking. I’ve been communicating with the building trying to address the issue for 6 months and they’re pretty uncommunicative or say they will ask security to monitor the situation but no one does anything. This seems pretty on par for level of service otherwise in the building as well. It’s a nice enough place, but not one to call a home. Be cautious before choosing to sign a lease here. Management commented below that the issue has been addressed and emails continue to be sent out but one email was sent out after several months of asking for it and it is still a huge issue. I also called air communities multiple times and left a message asking for them to return my call and never heard back.

DO NOT BE FOOLED AND MOVE HERE.

It is as bad as the reviews reveals.

The management is worse than you can imagine. They do not care about customer service and forget about making an agreement with them - even when they sign the agreement - they will not care about keeping it.

One friend got a notice 3 days prior to move in, only because he contacted them himself because there was still light in the apartment, that they forgot to tell him that the previous renter didn't move out, so he could not move in - Flamingo denied to take any responsibility.

Twice before that they tried to rent him apartments that was under eviction, which means they could not guarantee the agreed move in date and whether it was actually ever going to be available as the current renter could still stay if he paid the rent, which he was first told weeks after he had put in his application.

That is the level of incompetence you are dealing with here - be warned.

Everybody makes mistakes, but it is how you handle those mistakes that matters and Flamingo do not take their responsibility for any of the mistakes they make.

Forget about being a longtime tenant here as they do not want you to stay - that is the truth. The people working in the leasing office get commission when renting out the apartments so do you really think they want you to stay rather than have a fresh supply of apartments they can rent out?

They put up the rent by $200 dollars per month for every single contract even though no maintenance or improvement has been done. They will try to fool you and say that it is the market price dictated by the head office while you can go on their website and see the exact same apartment a few floors higher being rented out several hundreds of dollars cheaper.

Yes that is right, your renewal price will be higher than the price for the same apartment listed on their website just so they can get you out and take your deposit.

Had this happen to everyone I know here including myself. One friend is just about to leave as they once again raised his rent so it is now $400 dollars more than the same apartment many floors higher that is currently listed on their website.

They do this to everyone, so do not think there is some special circumstances involved, it is their policy.

Elevators often breaks down and take forever to get fixed. People tend to piss in them as well as the dogs, and watch your steps as there is poop everywhere. So if you like a fresh smell of urine in the morning or poop under your feet this place might be for you.

There is some serious vacation rental going on in this place and people come and go all the time and do not behave or treat the place as if it was their own home. It is like a big hostel and management completely ignores the problem.

I feel a bit sorry for the security guards even though most of them do not do their job, as people tend to be very rude to them when they actually try to do their job, which quickly discourages them.

You will meet the worst kind of people here, and you should expect people partying every single night. Forget about having a job - except if you are a promoter or stripper like everyone else.

They advertise their expensive apartments in the Center Tower as having wood flooring, which is false advertising as they in fact have cheap synthetic vinyl (plastic) flooring.

Polyvinyl Chloride (PVC), also known as vinyl is a synthetic plastic material and among the most inexpensive type of flooring you can get for a good reason, and obviously has nothing to do with real organic wood.

I hope they get hit by a class action law suit because of this deliberate deception.

Try to do searches on google combining words like "vinyl, PVC, poison, toxic, dioxin" - and ask your self again whether yo really want to live here? You better pray that a fire never occurs and you don't breath in any fumes - but by looking at some of the residents living here it is easy to imagine.

Where do I begin... I rented at The Flamingo this summer for just over 2 months (Yes, AirBnb & Rentals are allowed in the South Tower if they are 30+ nights) and I could not wait to get out of this corrupt community. The south tower security & management are helpful, and actually do try to make things right for residents when something is wrong. (South Tower security & management is different from center & north towers). Also, personally I never had a problem with rats/bugs in my tower, apartment. The South Tower pool is also not bad & location is prime. Let's start with the whole "Pet Friendly" concept. NOTHING against dogs "I have 2 myself," but the residents here simply allow their dogs to go to the bathroom wherever they please around the property, most not picking up after them which leaves the outside premises, especially the courtyard, always smelling like dog feces. Cannot tell you how many times I would see people distracted on their phones while their dogs urinated in the middle of walkways and they simply don't do a thing about it. Next, we'll move onto security. The security here is absolutely horrible. My two dogs would keep this place more safe than they do. First, the Miami Beach/Dade County PD/FD are called on-site almost daily. I saw people get taken out of building ons stretchers weekly. One guy was screaming, fighting police & they had him strapped down onto the stretcher, and once I even saw a woman in my building lobby with her face covered in blood (hope everything ended up okay). I chose the option to pay for valet monthly, instead of self-parking. Twice during my stay, security told me valet was full and I had to find parking somewhere else, where each time I had to pay $20 to park in a alternative garage and then was refused to be reimbursed by the complex, even though I paid almost $300 a month to have unlimited valet privileges. And to put the cherry on-top, with about 2 weeks left in my stay, the new security team (first day I saw them on site) shut the front gate on the back of my car, causing almost $1300 in damage. When talking to them about this you could tell they didn't care, wanted nothing to do with it & told me they each "saw and heard nothing." Head of security was somewhat helpful the following day, but still did not resolve anything. Lastly, the management team. These people all look like they dislike their jobs, do not treat residents with respect & frankly do not do what they should be to help keep the complex functioning in a efficient manner. Speaking to management in-person is always a ordeal because there is a line/30-45 min wait because everyone has issues at this place. Anything wrong they always point you to someone else just to get it out of their hands, knowingly. When approaching them about my car damage, they told me to talk to the police, so I did. The police told me since it was a civil matter, and no crime was committed they did not need to be involved, and I quote the officer, "It's sad because The Flamingo grounds are in fact nice, it's just not run with professionalism or integrity." I am still in the process of getting my car damage settled, but it's difficult when you email management twice, as well as leaving 2 voicemails and nothing is returned.
