**Honest Grad Student Review✨** I had a pretty nice experience living at Red Road Commons from 2020 to 2023! I stayed in B-506, and I made my place really cozy and cute. It could get a bit loud sometimes—especially on party nights—and I definitely heard some stomping from above, but management was super proactive in trying to figure it all out. The hallways would sometimes get a bit messy, especially with all the undergrads around, but they usually cleaned things up pretty quickly. My apartment itself was awesome! I was blessed to have one of the larger units, and it fit me perfectly. I was also near the elevator, but I got used to it and hardly noticed after a while. I didn’t have a car, so I can’t really comment on parking, but I loved how close it was to campus—being able to walk was a major plus, even in the heat! I felt pretty safe in the area. I would often walk around by myself and chat with the friendly homeowners nearby. Plus, having Whole Foods and Publix just a short walk away, along with the shops and restaurants on Sunset Drive, was fantastic! I did have a little ant situation once, but that was just because some students left trash in the hall, and trash area got really messy. Most of my neighbors were really nice, both students and non-students alike. I had no issues with the management—they were always kind and really attentive to any situations I had. And maintenance responses were quick and efficient, which I really appreciated! Oh the only other thing was that rent would go up drastically every year, that's why I left because I was nearing the 3000 dollar mark and I was like I can go to Wynwood or Edgwater for that matter. —Oh and the fire alarms that was really annoying. Overall, it was a nice place to live! 🌟

We toured Red Road Commons a few weeks ago. So the place is really immaculate. The rooms looked like they were new or recently renovated. Beautiful kitchen with nice wood cabinets, new appliances. The bathroom sparkling clean and updated. All rooms were spacious. The pool is gorgeous just like their website shows, and the common social area very trendy and updated. Looking online, we wondered if their pictures were accurate, and I'm sharing ours from March 2022 to show they are great. The staff was extremely helpful. Taylor gave my son a tour in between classes, and she was friendly, thorough and went out of her way to make him feel comfortable. Natasha helped me apply while walking me through the application on the phone. She was very patient and was a great help. If you are looking for a place near UM, and want something updated with nice amenities that is fairly priced for the area, I would recommend stopping in. Thank you Natasha and Taylor❣️

I do not recommend to any university girl to come and live in these apartments, they turned a part of them into aibnb and every day a new person comes we do not know who and they have access to all the buildings since they have a code, police come and go naked men stand in front of my door and administration does nothing about it, we have tried to cancel the contract but it is too much money and we cannot pay it, if something happens to us I blame the administration for acting badly.

My experience living at Red Road Commons has been abhorrent. If you are thinking about moving here, by all means possible, go ANYWHERE else. I have much reason for this opinion, as you will see below.

Since we signed the lease almost a year ago, they have been incredibly poor with communication, including not staying up front what fees we would be paying in order to just move in. By the time we signed, it was too late and we ended up spending over $1000 on signage fees. We are promised our $700 security fee when we move out, but I will be highly shocked if we get it back due to other people I know who have lived there not getting their deposits back for no reason. This is the least of my issues, it gets much worse.

The security at this place is nonexistent. There are numerous entrances that would be secure if the fob system worked on all of the doors. There are several spots in the building where doors don’t require fob usage due to them being broken, and they haven’t been fixed in the three years that I have frequented the place. There is not a single camera in the building, which resulted in an issue that had me interviewed by the police until late hours until the morning and my friend’s car getting robbed last week in the “secure parking garage. See, anyone can access the resident garage at any time if you wait for a resident to buzz in. All you have to do is follow behind, and not only will anyone off the street have access to the garage but possibly the entire building due to multiple doors being broken. The police situation in question could have been solved in a matter of minutes if they had even a single camera in the area of this incident. Their way of “security” is hiring a one security “guard” that stands outside one door of the building greeting everyone with a bro-ish hand gesture and telling them to “live it up”. He provides no security whatsoever and actually does the opposite, frequently chatting it up with the young college women coming home late at night.

My largest issue with this place has been the scammy leasing office that has consistently added nonsense charges to my account while also raising prices of utilities without any notice. A few months ago my trash bill went up $10 and I went to them to question it and they said it was a mistake and supposedly refunded it (a charge I never saw, though was assured of) and today, I just looked at my account to see the bill went up a whole $20!! I tried to call the office to fix the issue but both times they never responded, despite making the call during normal business hours. This is an occurrence that has happened multiple times, each time upping my frustration with the management of the building.

DO NOT move here, especially not if you’re a woman living alone. This place is not safe for anyone and incredibly overpriced...

Worst place I ever lived. Even having Sunset shops right there still makes it the worst place ever it's a joke. Money hungry company. They charge ridiculous fees like Move in Fee 350!! pet fee which is non refundable which is understandable but Move in fee? For what me walking to the office to get my keys?

My 2014 Ducati 899 Panigale was stolen from their parking garage where security is soooo bad. Gates always broken and so many cars broken into too. They made it hard to give videos all they kept saying is "we didn't see anything"

Expect fire alarms often at random times. One month had the fire alarm go off every week most between 2-4AM

They charged me a cleaning fee when I moved even though I cleaned it and the funny thing is they gave me the place filthy with stuff in the kitchen still. I sent an email to have it cleaned but nothing happened and then they charge me for cleaning.

Literally the only person that I liked was the rental agent James.

The rest of the staff has no customer service skills and as a Real Estate agent I would never recommend this place nor will I ever. Actually want to send out a mass email to all my database which is very significant warming of this place so no one sends anyone here.

If you are a student, yea may be nice being to campus but is it worth the break ins, the theft, low security, dirt, cheap and broken gym equipment etc? I would recommend somewhere else.

For professionals, there is about 80% students so you have to be ok with noise and fire alarms and the typical college life behavior.

I hated this place so much and what they do and keep doing I left two months before my lease was over which they didn't care to show or try once to rent it out for me. So yea I waisted two months but was worth it not being at this place.

FYI the only good reviews are because they offer money in a drawing for people who give a good review...

I honestly HATED living at Red Road Commons. I lived there for three years while studying at UM law, and the day I moved out was arguably the best day I had in my apartment. Dealing with the leasing office was ineffective, inefficient, and futile in MANY ways that require a novel rather than a review post in order to adequately explain. One of the major issues that I had, which may be of some value to prospective renters, is that the property manager was very imprudent in responding to requests and inquiries. Specifically, I can recall emailing, speaking the with property manager in person, and calling the leasing representatives to ask about something regarding my unit, and to this day the question has not been answered. They always gave me the run around. Once, the PROPERTY MANAGER gave me a number to call for a company that may have the answer to the question, and the company had no records of what the property manager was talking about. He was very incompetent. There is currently a new property manager whom I have limited interaction with, but it does not seem as if she is much better. I moved out two weeks ago, and needed to settle some loose details with respect to moving out... and she would not return my call nor make her self available to speak with me. Now, let me just be clear, I was not one of those tenants that caused problems. I paid my rent on time and in full EVERY month, and there were never any noise complaints, trash complaints, or anything even tangentially related to complaints that landlords normally have about their tenants. It's really just that the leasing office is JUST THAT BAD! No exaggeration.
